My builder uses Houzz Pro to plan the timeline and give detailed estimates and daily updates with photos of progress, and provide invoices at pre-agreed key points in the build. This made the whole experience much more efficient and stress-free.

Feiy - incredible roses and other flowers!!! Your PAoK is my favorite...my goodness!!! My next fave is your YL...your roses are spectacular! Elena - I'm exactly where you are with the Austins. I keep trying new ones. They fail to thrive and some just outright die. I've tried so many. Right now I have Gabriel Oaks (leaves have PM, but there are lots of buds), Evelyn (new own root, growing and looks good) and Harlow Carr...small blooms and the canes aren't very strong, but that could improve. I would suggest you try Bishop's Castle if you want to try another one. These 3 roses are the last Austins I'll get. So, I hope these work out well. :)

My water bill was very expensive last month, but seeing my corner of heaven so happy, I think it's worth it :) We aren't in the drought period, so only my wallet is lighter but no county official stopped by the house and said, "Lady, stop watering your roses!" LOL. Helen
