We'd like to build another house using the YT team et al!
ME and I had never undertaken a project of this magnitude, however, we had worked with several contractors in prior years doing major remodels and additions to prior homes.
ME and I recruited our team by interviewing >5 builders and >5 architects. We never had second thoughts not looked back! The project went off without a hitch! Our single largest concern was our project was too small for the selected architect and builder....the service
YT's credential were outstanding....bench strength was impressive....clearly a team approach which is consistent with our approach to everything we undertake.
The design process included YT, including it's President, Ron Adams, our architect, and our family. The design process took place over a couple of years as ME and I were on again, off again, until we pulled the trigger in late 2009. The construction was completed within the expected timeline. Site meetings were documented with minutes and follow-up was prompt and thorough. Jason Murphy, the project manager, was helpful and responsive.
We were living nearly 1,500 miles away throughout the design and construction process, however, it felt like YT was next door! Weekly photographs and updates as needed were handled professionally, and without missing a beat. Communication was nothing less than expected....YT exceeded all expectations and we set the bar quite high!
The original cost estimate was well in excess of what we could do, so everyone including YT rolled up their sleeves and found ways to reduce the cost without compromising our vision! Change orders were managed aggregating less than 1% of the contracted amount of the total cost. In some cases we ended up with a better project at a lower cost (upgraded interior doors from fir to knotty alder).
YT managed all bumps in the road, unexpected change orders, etc. with class. We worked through all surprises without problems. On a couple of occasions, Ron Adams called us directly when a significant issue arose. Our instructions from the beginning were no change orders....a bit niave I might add. When Ron brought up a "significant" change order at our first meeting after breaking ground, we swallowed it and moved on....this paid huge dividends as the project proceeded, i.e. the knotty alder upgrade, tile work, etc.
The entire YT team continues to this day, 2-1/2 years after completion of construction, to be good partners and friends.
