Wipeable leather seating surrounds a very large extension table in a family-friendly dining room. Built-in storage was added to both sides of the dining room and painted wall color to maintain light and flow from the open living room. The HVAC system is buried in the base of this particular cabinet. Cesar-stone was used at the built-in counter tops for ease when serving buffet-style and the LED under-cabinet lighting is on a dimmer to set the ambiance. This Cobble Hill Brownstone for a family of five is a fun and captivating design, the perfect blend of the wife’s love of English country style and the husband’s preference for modern. The young power couple, her the co-founder of Maisonette and him an investor, have three children and a dog, requiring that all the surfaces, finishes and, materials used throughout the home are both beautiful and durable to make every room a carefree space the whole family can enjoy. The primary design challenge for this project was creating both distinct places for the family to live their day to day lives and also a whole floor dedicated to formal entertainment. The clients entertain large dinners on a monthly basis as part of their profession. We solved this by adding an extension on the Garden and Parlor levels. This allowed the Garden level to function as the daily family operations center and the Parlor level to be party central. The kitchen on the garden level is large enough to dine in and accommodate a large catering crew. On the parlor level, we created a large double parlor in the front of the house; this space is dedicated to cocktail hour and after-dinner drinks. The rear of the parlor is a spacious formal dining room that can seat up to 14 guests. The middle "library" space contains a bar and facilitates access to both the front and rear rooms; in this way, it can double as a staging area for the parties. The remaining three floors are sleeping quarters for the family and frequent out of town guests. Designing a row house for private and public functions programmatically returns the building to a configuration in line with its original design. This project was published in Architectural Digest. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. A custom-built banquette turned this unused dining room into a warm and inviting nook perfect for family gatherings or a peaceful moment of quiet self-reflection. Velvet upholstery in a rich rust color reminiscent of a desert sunset cleverly disguises additional storage built-in below.

The stunning two story dining room in this Bloomfield Hills home, completed in 2015, allows the twenty foot wall of windows and the breathtaking lake views beyond to take center stage as the key focal point. Twin built in buffets grace the two side walls, offering substantial storage and serving space for the generously proportioned room. The floating cabinets are topped with leathered granite mitered countertops in Fantasy Black. The backsplashes feature Peau de Béton, lightweight fiberglass reinforced concrete panels, in a dynamic Onyx finish for a sophisticated industrial look. The custom walnut table sports a metal edge binding, furthering the modern industrial theme of the buffets. The soaring ceiling is treated to a stepped edge detail with indirect LED strip lighting above to provide ambient light to accent the scene below.

THE SETUP Once these empty nest homeowners decided to stay put, they knew a new kitchen was in order. The transformation brought to life an open space adorned with marble accents, a state-of-the-art steam oven, and the seamless integration of the Galley Dresser, crafting a kitchen not just to be used, but to be cherished. This is more than a culinary space; it’s a new heart of their home, ready to host countless memories and culinary adventures.

We were delighted to paint the cabinetry in this stunning dining and adjoining bar for designer Cyndi Hopkins. The entire space, from the Phillip Jeffries "Bloom" wallpaper to the Modern Matters hardware, is designed to perfection!

Nestled in the countryside and designed to accommodate a multi-generational family, this custom compound boasts a nearly 5,000 square foot main residence, an infinity pool with luscious landscaping, a guest and pool house as well as a pole barn. The spacious, yet cozy flow of the main residence fits perfectly with the farmhouse style exterior. The gourmet kitchen with separate bakery kitchen offers built-in banquette seating for casual dining and is open to a cozy dining room for more formal meals enjoyed in front of the wood-burning fireplace. Completing the main level is a library, mudroom and living room with rustic accents throughout. The upper level features a grand master suite, a guest bedroom with dressing room, a laundry room as well as a sizable home office. The lower level has a fireside sitting room that opens to the media and exercise rooms by custom-built sliding barn doors. The quaint guest house has a living room, dining room and full kitchen, plus an upper level with two bedrooms and a full bath, as well as a wrap-around porch overlooking the infinity edge pool and picturesque landscaping of the estate.

This Houston kitchen remodel turned an outdated bachelor pad into a contemporary dream fit for newlyweds. The client wanted a contemporary, somewhat commercial look, but also something homey with a comfy, family feel. And they couldn't go too contemporary, since the style of the home is so traditional. The clean, contemporary, white-black-and-grey color scheme is just the beginning of this transformation from the previous kitchen, The revamped 20-by-15-foot kitchen and adjoining dining area also features new stainless steel appliances by Maytag, lighting and furnishings by Restoration Hardware and countertops in white Carrara marble and Absolute Black honed granite. The paneled oak cabinets are now painted a crisp, bright white and finished off with polished nickel pulls. The center island is now a cool grey a few shades darker than the warm grey on the walls. On top of the grey on the new sheetrock, previously covered in a camel-colored textured paint, is Sherwin Williams' Faux Impressions sparkly "Striae Quartz Stone." Ho-hum 12-inch ceramic floor tiles with a western motif border have been replaced with grey tile "planks" resembling distressed wood. An oak-paneled flush-mount light fixture has given way to recessed lights and barn pendant lamps in oil rubbed bronze from Restoration Hardware. And the section housing clunky upper and lower banks of cabinets between the kitchen an dining area now has a sleek counter-turned-table with custom-milled legs. At first, the client wanted to open up that section altogether, but then realized they needed more counter space. The table - a continuation of the granite countertop - was the perfect solution. Plus, it offered space for extra seating. The black, high-back and low-back bar stools are also from Restoration Hardware - as is the new round chandelier and the dining table over which it hangs. Outdoor Homescapes of Houston also took out a wall between the kitchen and living room and remodeled the adjoining living room as well. A decorative cedar beam stained Minwax Jacobean now spans the ceiling where the wall once stood. The oak paneling and stairway railings in the living room, meanwhile, also got a coat of white paint and new window treatments and light fixtures from Restoration Hardware. Staining the top handrailing with the same Jacobean dark stain, however, boosted the new contemporary look even more. The outdoor living space also got a revamp, with a new patio ceiling also stained Jacobean and new outdoor furniture and outdoor area rug from Restoration Hardware. The furniture is from the Klismos collection, in weathered zinc, with Sunbrella fabric in the color "Smoke."

This home remodel is a celebration of curves and light. Starting from humble beginnings as a basic builder ranch style house, the design challenge was maximizing natural light throughout and providing the unique contemporary style the client’s craved. The Entry offers a spectacular first impression and sets the tone with a large skylight and an illuminated curved wall covered in a wavy pattern Porcelanosa tile. The chic entertaining kitchen was designed to celebrate a public lifestyle and plenty of entertaining. Celebrating height with a robust amount of interior architectural details, this dynamic kitchen still gives one that cozy feeling of home sweet home. The large “L” shaped island accommodates 7 for seating. Large pendants over the kitchen table and sink provide additional task lighting and whimsy. The Dekton “puzzle” countertop connection was designed to aid the transition between the two color countertops and is one of the homeowner’s favorite details. The built-in bistro table provides additional seating and flows easily into the Living Room. A curved wall in the Living Room showcases a contemporary linear fireplace and tv which is tucked away in a niche. Placing the fireplace and furniture arrangement at an angle allowed for more natural walkway areas that communicated with the exterior doors and the kitchen working areas. The dining room’s open plan is perfect for small groups and expands easily for larger events. Raising the ceiling created visual interest and bringing the pop of teal from the Kitchen cabinets ties the space together. A built-in buffet provides ample storage and display. The Sitting Room (also called the Piano room for its previous life as such) is adjacent to the Kitchen and allows for easy conversation between chef and guests. It captures the homeowner’s chic sense of style and joie de vivre.
