The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. The goal of this project was to upgrade the builder grade finishes and create an ergonomic space that had a contemporary feel. This bathroom transformed from a standard, builder grade bathroom to a contemporary urban oasis. This was one of my favorite projects, I know I say that about most of my projects but this one really took an amazing transformation. By removing the walls surrounding the shower and relocating the toilet it visually opened up the space. Creating a deeper shower allowed for the tub to be incorporated into the wet area. Adding a LED panel in the back of the shower gave the illusion of a depth and created a unique storage ledge. A custom vanity keeps a clean front with different storage options and linear limestone draws the eye towards the stacked stone accent wall. Using light flooring in the form of natural lime stone 12x24 tiles with a linear pattern, it really draws the eye down the length of the room which is what we needed. Then, breaking up the space a little with the stone pebble flooring in the shower, this client enjoyed his time living in Japan and wanted to incorporate some of the elements that he appreciated while living there. The dark stacked stone feature wall behind the tub is the perfect backdrop for the LED panel, giving the illusion of a window and also creates a cool storage shelf for the tub. A narrow, but tasteful, oval freestanding tub fit effortlessly in the back of the shower. With a sloped floor, ensuring no standing water either in the shower floor or behind the tub, every thought went into engineering this Atlanta bathroom to last the test of time. With now adequate space in the shower, there was space for adjacent shower heads controlled by Kohler digital valves. A hand wand was added for use and convenience of cleaning as well. On the vanity are semi-vessel sinks which give the appearance of vessel sinks, but with the added benefit of a deeper, rounded basin to avoid splashing. Wall mounted faucets add sophistication as well as less cleaning maintenance over time. The custom vanity is streamlined with drawers, doors and a pull out for a can or hamper. A wonderful project and equally wonderful client. I really enjoyed working with this client and the creative direction of this project. A 1980's townhouse located in the Fitler Square neighborhood of Philadelphia was in need of an upgrade. The project that resulted included substantial interior renovation to the four-story townhome overlooking the Schuylkill River. The Owners desired a fresh interpretation of their existing space, more suited for entertaining and uncluttered modern living. This led to a reinvention of the modern master suite and a refocusing of architectural elements and materials throughout the home. Originally comprised of a divided master bedroom, bathroom and office, the fourth floor was entirely redesigned to create a contemporary, open-plan master suite. The bedroom, now located in the center of the floor plan, is composed with custom built-in furniture and includes a glass terrarium and a wet bar. It is flanked by a dressing room on one side and a luxurious bathroom on the other, all open to one another both visually and by circulation. The bathroom includes a free-standing tub, glass shower, custom wood vanity, eco-conscious fireplace, and an outdoor terrace. The open plan allows for great breadth and a wealth of natural light, atypical of townhouse living. The main entertaining floor houses the kitchen, dining area and living room. A sculptural ceiling defines the open dining area, while a long, low concrete hearth connects the new modern fireplace with the concrete stair treads leading up. The bright, neutral color palette of the walls and finishes contrasts against the blackened wood floors. James Latta Photography - Not only has this master bathroom been completely renovated and updated, the design gives the impression that the bathroom is actually larger than the original. This, despite the fact that a luxurious tub was added and the footprint of the shower was extended. The ceiling soffits and a false angled wall were removed to give the illusion of more space and to bring in additional natural light from the existing skylights. The high gloss, wood-looking porcelain tile makes a bold statement. These tiles were installed wall-to-wall and floor-to-ceiling to create the biggest impact. Exquisite lighting, frameless glass shower enclosure, quartz countertops, painted cabinetry, and brilliant brushed bronze fixtures complete this timeless design.

Built in 1930, the home, a magnificent reproduction of the Georgian architectural style, was situated on a large property with mature landscaping, pool, and river views. The clients commissioned JRML to design a screened porch, requesting that the design harmonize with the existing architecture. The existing home featured a flat-roofed sun porch on its left side. For contrast, we decided on a gabled roof to enhance the effect of perspective from the oblique driveway approach, and natural lighting using skylights. Two wood-clad steel beams enabled the roof to span the entire length without interior support. For harmony, we painted the plywood white to match the existing sun porch, and for cost, limited the masonry to a skirt with exaggerated pilasters. For rhythm and variety, we introduced the arches into the linear composition of the false window band. The interior featured complementary millwork details. Removable screened panels with false meeting rails mimic windows. The beaded paneling expresses the ceiling’s linearity. Stamped concrete was specified for the floor for easy cleaning. The white interior of the screened porch allows the landscaping, pool, and water views to support the outdoor experience.

The unfinished attic of this older home provided a large amount of storage space, crowded with boxes. With a combination of creativity, craftsmanship and desire the attic was converted into an uncrowded, comfortable yet elegant living space with an open family room of angles and alcoves, a cozy bedroom and a full bathroom with separate tub and shower .
