This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. This master bath is a perfect example of a well balanced space, with his and hers counter spaces just to start. His tall 6'8" stature required a 40 inch counter height creating this multi-level counter space that wraps in along the wall, continuing to the vanity desk. The smooth transition between each level is intended to emulate that of a traditional flow form piece. This gives each of them ample functional space and storage. The warm tones within wood accents and the cooler tones found in the tile work are tied together nicely with the greige stone countertop. In contrast to the barn door and other wood features, matte black hardware is used as a sharp accent. This space successfully blends into a rustic elegance theme.

Creating an intimate space, when the great room flows to the dining room and kitchen, is felt in the coziness of the details that define each room. The transitional background is layered with furnishing stylings that lean to traditional, with a comfortable elegance. The blue and cream palette is derived from the rug, and blue is brought up to the window drapery to focus and frame the view to exterior. A wood coffee table reflects the caramel ceiling beams, and darker leather ottoman provides contrast and offers durability. Ceiling heights are lowered by perimeter soffits which allow for beams to define the space, and also conceal an automated shade to control the level of natural light. The floor lamp and tree provide additional verticality to ground and define the space from the nearby dining room and kitchen.

Enhancing a home’s exterior curb appeal doesn’t need to be a daunting task. With some simple design refinements and creative use of materials we transformed this tired 1950’s style colonial with second floor overhang into a classic east coast inspired gem. Design enhancements include the following: • Replaced damaged vinyl siding with new LP SmartSide, lap siding and trim • Added additional layers of trim board to give windows and trim additional dimension • Applied a multi-layered banding treatment to the base of the second-floor overhang to create better balance and separation between the two levels of the house • Extended the lower-level window boxes for visual interest and mass • Refined the entry porch by replacing the round columns with square appropriately scaled columns and trim detailing, removed the arched ceiling and increased the ceiling height to create a more expansive feel • Painted the exterior brick façade in the same exterior white to connect architectural components. A soft blue-green was used to accent the front entry and shutters • Carriage style doors replaced bland windowless aluminum doors • Larger scale lantern style lighting was used throughout the exterior

This 2,500 square-foot home, combines the an industrial-meets-contemporary gives its owners the perfect place to enjoy their rustic 30- acre property. Its multi-level rectangular shape is covered with corrugated red, black, and gray metal, which is low-maintenance and adds to the industrial feel. Encased in the metal exterior, are three bedrooms, two bathrooms, a state-of-the-art kitchen, and an aging-in-place suite that is made for the in-laws. This home also boasts two garage doors that open up to a sunroom that brings our clients close nature in the comfort of their own home. The flooring is polished concrete and the fireplaces are metal. Still, a warm aesthetic abounds with mixed textures of hand-scraped woodwork and quartz and spectacular granite counters. Clean, straight lines, rows of windows, soaring ceilings, and sleek design elements form a one-of-a-kind, 2,500 square-foot home

These Leander clients were looking for a big deck upgrade in a tight space. They longed for better usability of their outdoor living area by way of a dual-level, low-maintenance deck. On each level, they wished for particular accommodations and usage. A gathering area on the upper level and a hot tub on the lower. The result is a tidy Leander TX deck with room to move!

Our clients already had a cottage on Torch Lake that they loved to visit. It was a 1960s ranch that worked just fine for their needs. However, the lower level walkout became entirely unusable due to water issues. After purchasing the lot next door, they hired us to design a new cottage. Our first task was to situate the home in the center of the two parcels to maximize the view of the lake while also accommodating a yard area. Our second task was to take particular care to divert any future water issues. We took necessary precautions with design specifications to water proof properly, establish foundation and landscape drain tiles / stones, set the proper elevation of the home per ground water height and direct the water flow around the home from natural grade / drive. Our final task was to make appealing, comfortable, living spaces with future planning at the forefront. An example of this planning is placing a master suite on both the main level and the upper level. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. The remodeled kitchen expanded into the oversized dining room, making space for a large island, double ovens, ample storage, custom cabinetry, and a large range top, perfect for entertaining. A coffered ceiling adds character and elegance. Recessed lighting, pendants, and in- and under-cabinet lighting offer a warm glow and provide task lighting for meal prep. Upon entering the great room, the view of the beautiful Minnehaha Creek can be seen in the banks of picture windows. The former great room was traditional and set with dark wood that our homeowners hoped to lighten. We softened everything by taking the existing fireplace out and creating a transitional great stone wall for both the modern simplistic fireplace and the TV. Two seamless bookcases were designed to blend in with all the woodwork on either end of the fireplace and give flexibly to display special and meaningful pieces from our homeowners’ travels. This homage to prairie style architecture located at The Rim Golf Club in Payson, Arizona was designed for owner/builder/landscaper Tom Beck. This home appears literally fastened to the site by way of both careful design as well as a lichen-loving organic material palatte. Forged from a weathering steel roof (aka Cor-Ten), hand-formed cedar beams, laser cut steel fasteners, and a rugged stacked stone veneer base, this home is the ideal northern Arizona getaway. Expansive covered terraces offer views of the Tom Weiskopf and Jay Morrish designed golf course, the largest stand of Ponderosa Pines in the US, as well as the majestic Mogollon Rim and Stewart Mountains, making this an ideal place to beat the heat of the Valley of the Sun. This small home for empty-nest owners of Showcase Renovation represents the epitome of collaboration between architect and builder. Compact single level living with a panoramic lake view was the catalyst for design. Primary living spaces align under a vaulted profile that draws light from above, while ceiling heights and floor levels vary to introduce drama and intimacy in just over 1300 square feet. The client wanted a deck to be connected to the rest of the yard and transition to the upper deck 10ft of grade to the patio on grade. The centrally located circular kitchen area services both the patio and the upper deck and gives lots of options whether it’s just the family or a party for 50. Minimizing rails and stairs during the transition from the upper deck to the lower deck on grade was critical to the clients. Adding the kitchen to the project without obstructing the view out the rear patio doors was also an important request from the client. The WOLF PVC Black Walnut accents and fascia really sets off the Driftwood field. Dutch Quality weathered ledge stone was used in the kitchen with a granite counter. Custom welded aluminum rails and EP Henry Bristol pavers are also featured. The built in flower beds extend the feel of the patio area and allow for plantings to be added. This project turned an unusable back yard and disconnected elevated deck into cohesive multi-level living space.

We were hired to create a Lake Charlevoix retreat for our client’s to be used by their whole family throughout the year. We were tasked with creating an inviting cottage that would also have plenty of space for the family and their guests. The main level features open concept living and dining, gourmet kitchen, walk-in pantry, office/library, laundry, powder room and master suite. The walk-out lower level houses a recreation room, wet bar/kitchenette, guest suite, two guest bedrooms, large bathroom, beach entry area and large walk in closet for all their outdoor gear. Balconies and a beautiful stone patio allow the family to live and entertain seamlessly from inside to outside. Coffered ceilings, built in shelving and beautiful white moldings create a stunning interior.
