Our clients desired an organic and airy look for their kitchen and living room areas. Our team began by painting the entire home a creamy white and installing all new white oak floors throughout. The former dark wood kitchen cabinets were removed to make room for the new light wood and white kitchen. The clients originally requested an "all white" kitchen, but the designer suggested bringing in light wood accents to give the kitchen some additional contrast. The wood ceiling cloud helps to anchor the space and echoes the new wood ceiling beams in the adjacent living area. To further incorporate the wood into the design, the designer framed each cabinetry wall with white oak "frames" that coordinate with the wood flooring. Woven barstools, textural throw pillows and olive trees complete the organic look. The original large fireplace stones were replaced with a linear ripple effect stone tile to add modern texture. Cozy accents and a few additional furniture pieces were added to the clients existing sectional sofa and chairs to round out the casually sophisticated space.

Our clients came to us wanting to maximize the space they had. They were not planning on moving anytime soon, as they loved their neighborhood. They wanted to renovate the front of their house, which included the front atrium, living room, kitchen, and powder bath. They hated their kitchen because it was completely closed off, had low ceilings, was dark and outdated, not to mention the floors were different in each of these rooms! The pantry was in the breakfast area and the kitchen table became a junk catcher, being the first thing you see when coming in from the garage/laundry room. In their living room, they wanted the spaces on either side of the fireplace to be symmetrical, whether that be bookshelves, a wet bar or closed off. Both parents are working professionals with no time and/or desire to design, create and figure this out on their own. They needed help figuring out how to reconfigure their current space in order to maximize what they already had, as they could not see an obvious solution. They could not envision how it would look so the fact that our designers were able to show them their new kitchen in 3D was pertinent. We removed the pass-through windows that surrounded the atrium and front dining room, as well as the entire kitchen wall, completely opening up those two rooms. We removed a hall that used to lead between the kitchen and the living room since it was a complete waste of space! The ceilings were raised to 10’ in the kitchen and we were able to leave the skylight, letting in that natural light they wanted. We were able to give them a much larger pantry with tons of shelving and increase the size of their laundry room by utilizing the space of their old breakfast nook. We relocated the door to the garage into their new elongated laundry room, built a wet bar across from their new larger pantry (with a pocket door) and the flow and functionality of these new spaces is just perfect! All new Waypoint cabinets were installed one two main kitchen surrounding walls painted Linen. Calacatta Bianco Polished Porcelain Tile 4x12 was used for the backsplash. A large eat-at island was installed, painted Stone, where the family can now gather for homework, meals, and mingling. The soft champagne bronze hardware and accent lighting really give this white and gray kitchen a soft classic look. In the living room, we removed the built-in bookshelves to the left of the fireplace and closed off the wet-bar on the other side, giving them more space in their master suite. White Oak wood flooring, stained Putney, was installed throughout the entire new space, giving it the continuity they were looking for. In the guest bathroom, Carrara white herringbone marble mosaic 12x12 tile was used on the shower floor and niche, while basic marble Bianco polished 12x24 porcelain tile was used on the walls. Luxart polished chrome traditional hardware gives this timeless bathroom the perfect shine. Our clients are so happy with the new functionality and look of their space. It has definitely changed their lives in a way they could have never imagined!

Having a small child, loving to entertain and looking to declutter and kid-proof the gathering spaces of their home in the quaint village of Rockville Centre, Long Island, a stone’s throw from Manhattan, our client’s main objective was to have their living room and den transformed with a family friendly home makeover with mid-century modern tones boasting a formal, yet relaxed spirit Stepping into the home we found their living room and den both architecturally well appointed yet in need of modern transitional furniture pieces and the pops of color our clients admired, as there was a substantial amount of cool, cold grays in the rooms. Decor Aid designer Vivian C. approached the design and placement of the pieces sourced to be kid-friendly while remaining sophisticated and practical for entertaining. “We played off of the clients love for blush pinks, mid-century modern and turquoise. We played with the use of gold and silver metals to mix it up.” In the living room, we used the prominent bay window and its illuminating natural light as the main architectural focal point, while the fireplace and mantels soft white tone helped inform the minimalist color palette for which we styled the room around. To add warmth to the living room we played off of the clients love for blush pinks and turquoise while elevating the room with flashes of gold and silver metallic pieces. For a sense of play and to tie the space together we punctuated the kid-friendly living room with an eclectic juxtaposition of colors and materials, from a beautifully patchworked geometric cowhide rug from All Modern, to a whimsical mirror placed over an unexpected, bold geometric credenza, to the blush velvet barrel chair and abstract blue watercolor pillows. “When sourcing furniture and objects, we chose items that had rounded edges and were shatter proof as it was vital to keep each room’s decor childproof.” Vivian ads. Their vision for the den remained chic, with comfort and practical functionality key to create an area for the young family to come together. For the den, our main challenge was working around the pre-existing dark gray sectional sofa. To combat its chunkiness, we played off of the hues in the cubist framed prints placed above and focused on blue and orange accents which complement and play off of each other well. We selected orange storage ottomans in easy to clean, kid-friendly leather to maximize space and functionality. To personalize the appeal of the den we included black and white framed family photos. In the end, the result created a fun, relaxed space where our clients can enjoy family moments or watch a game while taking in the scenic view of their backyard. For harmony between the rooms, the overall tone for each room is mid-century modern meets bold, yet classic contemporary through the use of mixed materials and fabrications including marble, stone, metals and plush velvet, creating a cozy yet sophisticated enough atmosphere for entertaining family and friends and raising a young children. “The result od this family friendly room was really fantastic! In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. Inspiration for a mid-sized transitional formal and open concept living room remodel in New York with white walls

Transitional family room is tranquil and inviting The blue walls with luscious furnishings make it very cozy. The gold drum chandelier and gold accents makes this room very sophisticated. The decorative pillows adds pop of colors with the custom area rug. The patterns in the custom area rug and pillows, along with the blue walls makes it all balance. The off white rustic console adds flare and a perfect size for large Media wall T.V. The gold console lamps frames the Media center perfect. The gold floor lamps, and and gold chandelier brings a contemporary style into this space. The Large square ottoman in a neutral grey offsetting the carpet color makes it nice to prop up your feet. The gold drink tables in quite trendy and so functional and practical.

The three-level Mediterranean revival home started as a 1930s summer cottage that expanded downward and upward over time. We used a clean, crisp white wall plaster with bronze hardware throughout the interiors to give the house continuity. A neutral color palette and minimalist furnishings create a sense of calm restraint. Subtle and nuanced textures and variations in tints add visual interest. The stair risers from the living room to the primary suite are hand-painted terra cotta tile in gray and off-white. We used the same tile resource in the kitchen for the island's toe kick.

This darling young family of four recently moved to a beautiful home over looking La Jolla Shores. They wanted a home that represented their simple and sophisticated style that would still function as a livable space for their children. In this narrow powder room, texture creates impact without relying on bold colour. Three-dimensional white wall tile transforms the far wall into a sculptural focal point, drawing the eye through the room and giving the compact footprint a greater sense of depth. A vertical walnut feature visually emphasizes the ceiling height while supporting the wall-mounted sink, open ledges and contemporary sconce. Together, the streamlined fixtures and layered materials make the small space feel considered rather than constrained.

The original breakfast room was removed and the corner corner squared off a the site of the new sink. The removal of the wall dividing the kitchen and dining areas allowed the kitchen to expand and accommodate the open concept floor plan. The result is an amazingly comfortable & beautiful space in which to cook & entertain.
