This Boulder, Colorado remodel by fuentesdesign demonstrates the possibility of renewal in American suburbs, and Passive House design principles. Once an inefficient single story 1,000 square-foot ranch house with a forced air furnace, has been transformed into a two-story, solar powered 2500 square-foot three bedroom home ready for the next generation. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials including; reclaimed wood finishes, FSC-certified pine Zola windows and doors, and natural earth and lime plasters that soften the interior and crisp contemporary exterior with a flavor of the west. A Ninety-percent efficient energy recovery fresh air ventilation system provides constant filtered fresh air to every room. The existing interior brick was removed and replaced with insulation. The remaining heating and cooling loads are easily met with the highest degree of comfort via a mini-split heat pump, the peak heat load has been cut by a factor of 4, despite the house doubling in size. During the coldest part of the Colorado winter, a wood stove for ambiance and low carbon back up heat creates a special place in both the living and kitchen area, and upstairs loft. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. Zola’s ThermoPlus Clad line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. These windows also provide a seamless indoor/outdoor connection, with 9′ wide folding doors from the dining area and a matching 9′ wide custom countertop folding window that opens the kitchen up to a grassy court where mature trees provide shade and extend the living space during the summer months. A 1980's townhouse located in the Fitler Square neighborhood of Philadelphia was in need of an upgrade. The project that resulted included substantial interior renovation to the four-story townhome overlooking the Schuylkill River. The Owners desired a fresh interpretation of their existing space, more suited for entertaining and uncluttered modern living. This led to a reinvention of the modern master suite and a refocusing of architectural elements and materials throughout the home. Originally comprised of a divided master bedroom, bathroom and office, the fourth floor was entirely redesigned to create a contemporary, open-plan master suite. The bedroom, now located in the center of the floor plan, is composed with custom built-in furniture and includes a glass terrarium and a wet bar. It is flanked by a dressing room on one side and a luxurious bathroom on the other, all open to one another both visually and by circulation. The bathroom includes a free-standing tub, glass shower, custom wood vanity, eco-conscious fireplace, and an outdoor terrace. The open plan allows for great breadth and a wealth of natural light, atypical of townhouse living. The main entertaining floor houses the kitchen, dining area and living room. A sculptural ceiling defines the open dining area, while a long, low concrete hearth connects the new modern fireplace with the concrete stair treads leading up. The bright, neutral color palette of the walls and finishes contrasts against the blackened wood floors. Particular attention was paid to creating spaces that support multiple functions as well as innovative storage solutions. A mezzanine-level sleeping space looks down over the multi-use kitchen/living/dining space as well out to multiple view corridors on the site. To create a expansive feel, the lower living space utilizes a bifold door to maximize indoor-outdoor connectivity, opening to the patio, endless lap pool, and Boulder open space beyond. The home sits on a ¾ acre lot within the city limits and has over 100 trees, shrubs and grasses, providing privacy and meditation space. This compact home contains a fully-equipped kitchen, ¾ bath, office, sleeping loft and a subgrade storage area as well as detached carport.

Modern loft. Surfaces built into the new railing atop the stair create a functional work area with a fantastic view and clear shot to the play space below. We renovated a one bedroom loft in New York City into a two bedroom space, to comfortably accommodate a growing family. The kitchen, dining area and living room are part of the open concept creating. Throughout the open loft layout, reclaimed wood finishes and furniture, exposed pipes and original brick were highlighted to complement the historic nature of the building.

A daring combination of forms and finishes yielded an exciting contemporary/industrial hybrid. In a converted wedge-shaped factory building, this loft’s quirky shape was celebrated, not disguised. Contrasting flooring demarcates what is, in fact, a literal work triangle. The island’s unusual five-sided shape proudly reiterates the room’s footprint; the three waterfall ends accentuate its one-of-a-kind geometry. Four different materials were chosen to establish a playful dialogue between light, dark, and texture: caramel-stained rift cut oak on open cabinets; matte charcoal gray paint on tall and wall cabinets; brushed bronze oil-rubbed wire mesh inserts for bases; and panels in a laminate resembling knotty weathered wood. White quartz countertops provide a unifying feature. Open cabinets are singular for their asymmetrical placement and, in some spots, open-ended configuration within the tall units. The breathtaking dining table was fashioned from two free-form live edge planks, joined by a ribbon of clear epoxy resin, thus creating the illusion of a stream meandering through fallen trees. Black elements contribute an industrial edge: an open-framed metal wall shelf over the sink; iron table legs; a mix of dining chairs in mid-century wire mesh, molded plastic, and retro aluminum; and machinery castors on the low-slung coffee table. The open, loft style floor plan of this contemporary Brooklyn rental apartment in a luxury building designed by Meshberg Group incorporates the black, white and gray modern living area and kitchen with special attention to detail. The bright white, black and gray open kitchen features both white lacquer cabinets and semi-custom shaker style French Grey matte base cabinets. Polished jet black Ceasarstone countertop and island provide the perfect workspaces, while stainless steel Fisher Paykel, Bosch, Kitchen Aid, and GE appliances finish off this urban dream kitchen.

This Chelsea loft was transformed from a beat-up live-work space into a tranquil, light-filled home with oversized windows and high ceilings. The open floor plan created a new kitchen, dining area, and living room in one space, with two airy bedrooms and bathrooms at the other end of the layout. We used a pale, white oak flooring from LV Wood Floors throughout the space, and kept the color palette light and neutral. A 6,000 square foot 2-story new home complex in Milpitas was designed to facilitate the owners’ large business parties and gatherings, to have rooms for the kids to come back to upstairs, and a ground floor master suite with a huge walk-in closet. Several separate structures make up the dwelling: The main house, 3-car garage with carport for overflow parking, and a separate entertainment and recreation building separated by a courtyard from the main house. The business activities include gatherings in the hundreds of people, so parking was maximized and guests can flow in through a separate gate to party in the courtyard and recreation building. Inside this structure is a wet bar, billiard room, workout gym and home theater. The main house ground floor has formal and informal living rooms, open kitchen and master suite with views and expansive windows in every direction. The house is sited on the crestline of a hill with views of the San Francisco Bay and private golf course below. The indoor-outdoor aspect of the house is further accentuated with outside living and dining areas. High ceilings and expansive glass walls dissolve the sense of enclosure taking advantage of the site’s openness and privacy. The owner’s suite is downstairs in anticipation of aging-in-place, and upstairs there are three bedrooms and four bathrooms plus a sitting area lounge and casual TV loft area. The house sits on one acre at the top of a low hill range overlooking Milpitas. The city was very cognizant of the importance of keeping a low profile at this crestline and required extensive story poles and photo evidence of the proper height and siting so as not to be seen from certain selected vantage points. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. The Canterbury floor plan is a home with room to grow, with four bedrooms, a flex room on the main floor with a full bath, and a spacious loft area on the second floor. The main level offers a covered front entry, which leads into the dining room and open family room. The kitchen is open to the living spaces and features a breakfast island, butler's pantry, walk-in pantry, and separate breakfast area. An optional drop-zone can be placed off the garage entry. Upstairs, there are three spacious bedrooms surrounding the open loft area with additional storage closets. Bedrooms 2 and 3 also offer a Jack & Jill bath option, for a total of 4 full baths in the home. The Primary suite is a spacious retreat, with tray ceiling, dual vanity, commode closet, walk-in closet, and multiple tub and shower combinations.
