The 1,750-square foot Manhattan Beach bungalow is home to two humans and three dogs. Originally built in 1929, the bungalow had undergone various renovations that convoluted its original Moorish style. We gutted the home and completely updated both the interior and exterior. We opened the floor plan, rebuilt the ceiling with reclaimed hand-hewn oak beams and created hand-troweled plaster walls that mimicked the construction and look of the original walls. We also rebuilt the living room fireplace by hand, brick-by-brick, and replaced the generic roof tiles with antique handmade clay tiles. We returned much of this 3-bed, 2-bath home to a more authentic aesthetic, while adding modern touches of luxury, like radiant-heated floors, bi-fold doors that open from the kitchen/dining area to a large deck, and a custom steam shower, with Moroccan-inspired tile and an antique mirror. The end result is evocative luxury in a compact space.

All furniture is hand made, from distressed and rustic tables to custom upholstery in jewel tones. A built in bar for entertaining in the great room, a very large family room with deep blue fabric wrap around sofa, hand knotted rugs in the living room, master bedroom and family room. A master suite with light creamy white walls, a plaster fireplace and a metal poster bed looks through a sitting room with turquoise accents. Above and Beyond is the third residence in a four-home collection in Paradise Valley, Arizona. Originally the site of the abandoned Kachina Elementary School, the infill community, appropriately named Kachina Estates, embraces the remarkable views of Camelback Mountain. Nestled into an acre sized pie shaped cul-de-sac lot, the lot geometry and front facing view orientation created a remarkable privacy challenge and influenced the forward facing facade and massing. An iconic, stone-clad massing wall element rests within an oversized south-facing fenestration, creating separation and privacy while affording views “above and beyond.” Above and Beyond has Mid-Century DNA married with a larger sense of mass and scale. The pool pavilion bridges from the main residence to a guest casita which visually completes the need for protection and privacy from street and solar exposure. The pie-shaped lot which tapered to the south created a challenge to harvest south light. This was one of the largest spatial organization influencers for the design. The design undulates to embrace south sun and organically creates remarkable outdoor living spaces. This modernist home has a palate of granite and limestone wall cladding, plaster, and a painted metal fascia. The wall cladding seamlessly enters and exits the architecture affording interior and exterior continuity. Kachina Estates was named an Award of Merit winner at the 2019 Gold Nugget Awards in the category of Best Residential Detached Collection of the Year. The annual awards ceremony was held at the Pacific Coast Builders Conference in San Francisco, CA in May 2019. Designed to comfortably accommodate a growing family, a full open chef’s kitchen was added to the open loft layout. From the dining area and throughout reclaimed wood finishes and furniture, like the rustic farm house dining table and sideboard were used to complement the historic nature of the building. To further preserve and showcase the building’s historic details, plaster was removed from the walls to expose the original brick.

In 2014, we were approached by a couple to achieve a dream space within their existing home. They wanted to expand their existing bar, wine, and cigar storage into a new one-of-a-kind room. Proud of their Italian heritage, they also wanted to bring an “old-world” feel into this project to be reminded of the unique character they experienced in Italian cellars. The dramatic tone of the space revolves around the signature piece of the project; a custom milled stone spiral stair that provides access from the first floor to the entry of the room. This stair tower features stone walls, custom iron handrails and spindles, and dry-laid milled stone treads and riser blocks. Once down the staircase, the entry to the cellar is through a French door assembly. The interior of the room is clad with stone veneer on the walls and a brick barrel vault ceiling. The natural stone and brick color bring in the cellar feel the client was looking for, while the rustic alder beams, flooring, and cabinetry help provide warmth. The entry door sequence is repeated along both walls in the room to provide rhythm in each ceiling barrel vault. These French doors also act as wine and cigar storage. To allow for ample cigar storage, a fully custom walk-in humidor was designed opposite the entry doors. The room is controlled by a fully concealed, state-of-the-art HVAC smoke eater system that allows for cigar enjoyment without any odor.

The wainscoting is made from reclaimed white barn board. For this special job, no wood was joined, every edge was eased to look worn with a wavering block plane. Knots, bullet holes, gouges, old paint, saw marks and every other imperfection were embraced and showcased for the story they represented. Nothing looks new. The ceiling is treated with tongue and grooved, beveled cedar planks. There is nothing more incongruous than when a room is rustic but the sheetrock walls are left smooth - especially when the wall are left white. To give the walls an aged look we used a two-tone yellow-gold, coarse Venetian plaster. PHOTO CREDIT: John Ray
