This beautiful Thielsen Architects design creates a modern look with ecologically minded bio planters accepting the structures offcast of rainwaters. The open downspouts create a very interesting visual design element that strengthens the battened condition.

Before picture of kitchen with large bulkhead. We eliminated the bulkhead, recessed a cabinet and installed a butcher block top. This was a tricky one as the cabinets next to our bulkhead were 1/4 out of level front to back. We wanted the butcher block to overlay the granite slightly so there is no crevice for food to fall. In order to achieve this we needed to create a custom jig on site to cut a tapered rabbet joint to accept the existing counter. Idea worked out great and homeowner was extremely happy.

This beautiful Craftsman style kitchen feature Brighton Inset Cherry raise panel door style. With bookend pantries it just makes for a spacious cooking area. Also a larger island it is perfect workspace for a second cook, as well as a eating area for the the family. Soapstone tops in the cooking area and granite on the island with stone back splash just makes this a show kitchen for any home.

For this luxurious kitchen remodel, we removed the marble counter tops and installed quartz counter tops with a waterfall edge for the island. We altered the cabinetry to accept new sub-zero stainless steel appliances, we painted the existing cabinetry a cool gray, added stunning structural porcelain Emser tile in the kitchen and wet bar for the back splash, installed 60" stainless steel under mount sink with two faucets. We installed a custom sliding barn door for the pantry.

“EURO-LAKEVIEW ESTATE”
This beautifully wooded lake-side estate is owned by a very special couple who contacted the Fred Parker Company design-build team from the company’s Houzz.com professional website profile. The owners were interviewing design-build firms, and Custom Builder and AIBD Building Designer Ron Parker and ASID Interior Designer Lila Parker connected with this special couple on their first appointment. The couple was recently married and both had survived the loss of their spouse in years past. Ron and Lila accepted this as a very special opportunity to fulfill the owner’s dreams for this home through taking a fresh and very unique approach to this amazing residence and property.
The incredible home was originally designed and built by the husband for his family. Ron and Lila understood the importance of honoring and respecting the significance of these memories. The wife had a beautifully restored home on White Rock Lake and desired for the design and feel of her existing home to be incorporated with the architecture and style of this home to be renovated. The Parker’s design / build team embraced this tremendous opportunity and were awarded the contracts for design and construction.
Additions were created to expand the Kitchen and Dining Area overlooking the lake. A beautiful European style kitchen was designed to include flush inset and stained cabinets; quartz counters with a “waterfall effect” at the island and serving bar; significant cabinet and storage details; large and expansive Andersen Windows and Patio Doors, custom wood beams, and oversized porcelain tile flooring. The Family Area was redesigned with a custom entertainment center and new Andersen Doors and Windows. Other remodeling and interior design upgrades were completed in the home including converting the existing Dining Room and Butler’s Pantry into a Library and Reading Area, and remodeling the Powder Room to include a free-standing contemporary vanity. Changes and upgrades were also made to the Study and Master Bath. A large patio was built with stone retaining walls, borders, planters, and steps leading to the beautifully terraced yard.
This project also included a quaint and refreshing detached Art Room addition with cathedral ceiling, nestled in the trees overlooking the lake. A new two-car garage addition with storage closets was also added to the existing garage. Due to the proximately of these additions to the lake, special permission and critical guidelines were required by the Corps of Engineers and local city building authorities. These legal requirements created design, engineering, and building challenges which were approved and completed as required.
Ron and Lila Parker and the Fred Parker Company Design / Build Team are extremely proud of the work that was achieved to redesign, renovate, and update this amazing estate for this fine couple and their families. Ron’s personal mission statement “To meet or exceed the client’s expectations and end with a good relationship” was certainly tested but he believes this was respectively achieved as indicated by the client’s eloquent “Five-Star Houzz Review”.

This kitchen was a Reface Project from “Showplace Wood Products- Renew” line! The perimeter doors and drawers are Showplaces “Arlington” door style in their new Coastal Gray in a Casual Vintage Matte Finish with Walnut Glaze. The island was restyled to look like a piece of furniture by adding decorative fluted leg posts in the corners in Showplaces and adding a row of apothecary drawers to raise the upper level to accept the glass countertop. The cherry wood doors and drawers on the island are Showplace’s “Waterford” door style in Russet stain with Vintage Matte Finish that has been distressed to look old and weather with time.

We are SO proud of how this bathroom turned out. ?
This client wanted to totally transform her kids' bathroom (before her own, no less -- what a good mom! ?), and we were able to do so for much less than she was thinking. And we had to make sure that it was gender neutral, as it was boy and girl siblings sharing it. Challenge accepted!! ????
Now, the kids have an updated and much more modern space that will last them for years! ?

For Decorations Lucullus it’s always about listening to the client, but when the project is a historical property, it is about listening carefully to the spirit of the rooms as well. All style is part alchemy, a bit of conjuring and nerves of steel to accept what is honestly appropriate. These lovely old rooms had lived a very grand past. Miraculously the owner was open to the challenge of trying, just for fun, to see if that past could be recaptured without compromising present-day comforts. We all learned in the process that the old can be as luxuriously commodious as anything the “modern” can promise.

Updated Spec Home: The Bathrooms
The last stop on the main level of this Updated Spec Home are the Bathrooms. Every surface of the Guest Bath and Master Bath was touched- even some renovations in the Master bedroom. All I can say is thank goodness these two love wallpaper – we selected classic patterns for each bath that will stand the test of time!
Guest Bathroom
The Guest Bath also doubles as my mom’s bath. The footprint remained the same but we updated everything. A new vanity was chosen to give her that furniture look while still providing some storage – although there is a linen closet located just outside the bath. We topped it off with a beautiful mirror with great detail and an equally great light fixture. Also, we mixed the finishes in the bath between nickel and champagne, i.e., gold/silver mix. We found this amazing wallpaper with its subtle colors and pattern and selected a large square tile to coordinate for the floor. Yes, you can do a large tile in a small bath because it actually makes the space feel larger. For finishing touches, we had this gorgeous shower curtain made. Above the new toilet, we added interesting abstract artwork framed in a large mat so it would not clash with the wallpaper.
Master Bathroom
Originally, the Master Bath had a large garden tub as the focal point and a tiny stand up shower in the corner. We removed the garden tub, moved the shower to this area as the focal point and turned the tiny shower into a much needed linen closet. At this point, I know you are thinking, what about resale with no tub? There is a tub in the Guest Bath so the house will still be appealing to young families or bath lovers alike.

Tile selections came first – my sister fell in love with this gorgeous dark greige glass tile. We used it in the upper half of the shower while keeping the lower half light with this plank tile in a striated pattern. We carried the plank tile onto the floor for a seamless look.

The wallpaper is absolutely perfect for this space – it adds an interesting backdrop without overpowering the room. Her fantastic artwork was able to fit in the niche next to the new toilet. This is one gorgeous bath!

The "Fireplace Remodel" is based on the farmhouse style. With matching custom storage bench's on each side made from knotty pine T&G boards, trimmed with a hand carved chair rail molding. The custom fireplace surround, and floating shelves built from pine are all carefully hand sanded then prepped to accept a custom combination of stain, finished with 3 coats of polyurethane for long lasting durability.

In 2014, when new owners purchased one of the grand, 19th-century "summer cottages" that grace historic North Broadway in Saratoga Springs, Old Saratoga Restorations was already intimately acquainted with it.
Year after year, the previous owner had hired OSR to work on one carefully planned restoration project after another. What had not been dealt with in the previous restoration projects was the Eliza Doolittle of a garage tucked behind the stately home.
Under its dingy aluminum siding and electric bay door was a proper Victorian carriage house. The new family saw both the charm and potential of the building and asked OSR to turn the building into a single family home.
The project was granted an Adaptive Reuse Award in 2015 by the Saratoga Springs Historic Preservation Foundation for the project. Upon accepting the award, the owner said, “the house is similar to a geode, historic on the outside, but shiny and new on the inside.”
