No greater compliment of a material is possible than when stone is selected for a historic property renovation within a home rich in tradition and with a celebrated past. This new feature stair addition to a private residence in Toronto, Canada, has an equally compelling story to tell. Originally envisioned as a wall-supported, cantilevered stone stair, the owner boldly accepted a unique solution for their showpiece element. The 19-tread stair would be designed with 550 lb. solid stone treads, and fully liberated from traditional supports and the adjacent rubble wall. To say, “it would float” is not an exaggeration. The stair would be designed as a monolithic beam spanning 16.5 feet, 10 feet high and 41 inches wide. Aesthetically bold, with a reduced tone from pure black, the basalt stone was the perfect contrast for the white modern interior of the home. The 3-1/2" tension cables played the most important role by resisting the large bending moment generated by the stone load and stair geometry. Fabrication required precise coordination and care to ensure perfect alignment of the interlocking key, and the corresponding cable holes. The fabrication challenge was achieving the highest level of accuracy in notching, coring, and replicating each tread identically. Expert precision and skill were key to nesting each tread in sequence and simultaneously with the strands. Meticulous alignment and exacting tolerance assured the true performance and aesthetics were delivered. Hydraulic post-tensioning pulled each cable to 120 kiloNewtons or 27,000 lbs, infusing strength and structural integrity. Removing the temporary support and testing was the last critical step—it was the first time the stone stair would be self-supporting. The “floating” stair is an ultimate achievement and example of innovation, material strength, fabrication quality, installation precision, and expert coordination. A perfect final chapter to a historical journey and modern ode to stone as structure.

When these Canton, MA homeowners desired to upgrade their childrens’ bathroom, they were referred to Renovisions who were grateful to accept the task. The clients were unhappy with the existing cramped floor plan, lack of storage, old and drafty windows, outdated fixtures and overall lackluster aesthetic. Renovisions designed the new room to not only meet the client’s goals, but exceeded them abundantly. Mobility in the space was limited due to the door swing into the room. Renovisions recommended replacing the currenmt door with a pocket door in an arch-top beaded design to match the nearby bedroom doors, while also upgrading the hallway linen closet with new shelving and same styled door. Renovisions also increased the layout by borrowing space from the adjacent dining room. There is now more room for the handsome, quartered-mahogany wall-hung vanity with linen tower. Since the homeowners requested a contemporary look, the design team focused on choosing more modern products including a soaking tub, minimalistic square designed shower heads, tub filler, single lever faucet and a large rectangular sink. The white quartz countertop with wide veining and waterfall edge, along with the striking larger format subway tile finished with square edge chrome profiles contribute to the clean aethetic and modern appeal. From the sleek porcelain plank floor tile, new double-mulled Marvin casement windows and recessed lighting that provides just the right amount of light, the end result: a one-of-a-kind bathroom, a unique and modern ‘Revitalized Room’.

The previous award winning remodel of their Burr Ridge home brought these clients back to LaMantia and designers Jackie Prazak and Katie Suva, CKD, CBD when they decided it was time to build out their unfinished lower level. As before, their main objective was to create areas to accommodate their extended (and now grown) family. During the 2013 main floor remodel, a bedroom and Powder Room had been given up to gain the large award winning kitchen, so recapturing those two spaces were high on the “list of desires.” Also on the list was the need for a pool table, a comfortable movie/TV space, lots of game storage and plenty of open area for grandchildren game playing. The stairway into the lower level was the main challenge in this build-out; both the stair run and tread depth needed to be lengthened to perform to code. To create greater head room on the staircase the main beam was cut and a portion was relocated 18”. A second column at the end of the stair run was added to match the required structural column, allowing the last tread to wrap decoratively onto each side. Throughout the design planning many details built-into the main level project were repeated to marry the main and lower levels together. The built-in cabinetry and the mirrored doors in the bedroom can also be found in the Guest Room on the main level. The mirrored element over the bed is actually an interior door glazed with mirrors and hung on its side. The parquet look tile flooring of the new bath is reminiscent of the main level wood parquet flooring while the carpenter built wainscoting also can be found in the main hall of the first floor. The custom walnut stair spindles were fabricated from a photo the homeowner found and loved. In the Movie/TV area the theatre seats are fully powered to accept iPhones, iPads, Laptops, etc. Also note the large chalkboard scorekeeping area with seating for the game players. And, one very special detail can be found under the (now longer) staircase; a private room under the stairs was created with touch-lighting and bean bag chairs for anyone seeking a quiet space.

One of our other sample apartment project was completed for a reputable Jaipur builder. The room could be designed as we wanted, as long as it was aesthetically pleasing. Our team partnered with Tobars Dobbs to transform a tiny, abandoned ranch in West Atlanta into an expansive contemporary modern home. The first floor, existing brickwork, and main structure where kept in tact. The original ranch was a closed floor plan with 2 bedrooms and 2 bathrooms with an extended hallway. All the interior finishes, appliances and walls were removed to convert the home into an open floor plan that maximizes space on the first floor. The finished home is a modern contemporary design that doubled the number of bedrooms, created four accessible outdoor decks, and created a fresh look that balances simplicity with plenty of character. The home on Shirley Street takes advantage of minimalist/modern design elements, clean white countertops and cupboards that are complimented nicely by classic stainless steel finishes. The original ranch home was once confined and segmented. Now, an open stairway that is bathed in natural light leads to the main living space above. Low profile jack and jill vanity mirrors, a soaker tub with a view, and a spacious shower all highlight the serene master bathroom. The master bedroom makes great use of light with a small, private transom above the bed and easy outdoor access to a private patio deck behind the main sleeping quarters. A private getaway shaded by the surrounding live oaks is just what's needed after a long day at work. The home on Shirley Street features four of these private patio decks that provide additional entertainment and relaxation space.

In this kitchen we demoed the existing flooring and installed new 9x72 Paradigm Odyssey LVP flooring. We put in new alder cabinets finished in White Dove OC-17, paramount doors & drawer fronts. We reframed the pantry to accept new custom pantry cabinet with rollouts. We also added power bars, tray dividers, and floating shelves above the kitchen sink. The kitchen received new quartz countertops and full height backsplash, Amerock Renown cabinet hardware in matte black, new undermount kitchen sink, and new plumbing fixtures. The dry bar has a new base, uppers and floating shelves with quartz countertops to match the kitchen.

When this couple came to KSI for a kitchen, laundry, and powder remodel, their style inspiration couldn’t have been more split – he liked light, she liked dark!
