These pictures of a Victorian Tiled Hallway are from a property in Canterbury that was once a nursing home and was now being renovated to become a children’s home. The building was being gutted and extended at the same time and when the carpet was pulled up in the hallway, they were surprised to find a relatively intact Victorian tiled floor underneath. Whilst they thought it bizarre that anyone would want to cover up such an attractive floor the carpet had protected it over the years. They realized it would make a marvellous feature at the entrance to the property, but professional restoration would be needed to do it justice. After a bit of research, they came across Tile Doctor and got in touch. Canterbury comes under my North Kent designation, so I went to visit the property and survey the floor and quote for doing the restoration. There were a few missing and loose tiles that would need replacing and refixing also there was a lot of ingrained dirt so a deep clean and application of a new sealer would be required. I gave them a price for the work which they readily accepted, and we arranged a suitable time to carry out the work. Subject to the building schedule I had calculated the floor would take three days to restore. On the first day I set about replacing and re-fixing the missing, broken, and loose tiles. This is delicate work as you need to extract the old tile without disturbing its neighbours and then clean up the area ready for its replacement. Being a Tile Doctor I keep a selection of stock tiles for repairs, some are reclaimed, and some are replica. Also, there are several companies still making Victorian style tiles so I can usually source what I need. After the individual missing and broken tiles had been replaced and the adhesive had set, it was then a matter of renovating the floor as a whole. The tiles were covered in a thick layer of carpet adhesive which needed a combination of specialist tools and products to remove. First, a liberal layer of Tile Doctor Remove and Go was applied and left to dwell for thirty minutes. Next, Tile Doctor Pro-Clean was added and scrubbed in with a black pad. This process softened the adhesive sufficiently in readiness for the next stage which involves using a set of diamond burnishing pads on a weighted buffing machine. Several applications were needed, each time with a successively finer grade of diamond pad and rinsing off the slurry in between. The tiles were first milled using a very coarse 50-grit pad, followed by 100, 200 and finally burnished with a 400-grit burnishing pads. This removed all the adhesive and dirt in the tiles, which was cleaned up using the wet vacuum. Old Victorian floors like this do not have a damp proof membrane installed under the floor, and with a lot of water being used in the cleaning process I was concerned White efflorescence salts could appear later as the floor dried. To counter this, I gave the floor an acid wash using Tile Doctor Acid Gel to counter and dissolve the salts, it also gives the tiles another clean and will remove any old grout smears further improving the appearance of the tiles. Once done the floor was left to dry overnight. On my return I tested the floor was dry by taking several moisture readings around the floor with a damp meter. Applying sealer to a damp floor is never advised and can lead to clouding and an unwanted finish. Happy that the tiles were dry, a single coat of Tile Doctor Colour Grow sealer was applied. This is an impregnating sealer with a colour enhancing component to ‘lift’ the stronger colours of the floor. Colour Grow however does leave a matt appearance and as the client had asked for a shiny finish it was topped up with five coats of Tile Doctor Seal and Go. This is a compatible topical sealer which added a mid to high sheen. By the end of the third day the Victorian floor looked brand new, and I received the following feedback from the client. Its rare to receive feedback from commercial customers so they were clearly overwhelmed with the transformation. Did not think this glued covered bad old floor could look sooooo good Fabulous Fantastic job Looks Amazing Thank you For aftercare I recommend the use of Tile Doctor Neutral Cleaner which isn’t as harsh as many of the products you find in supermarket. Challenges: At over 10,000 square feet, the sheer size of this home—coupled with the extensive amount of materials we produced and provided—made for a great scheduling challenge. Another significant challenge for the E. F. San Juan team was the homeowner’s desire for an electronic locking system on numerous Invincia® doors we custom manufactured for the home. This was a first-time request for us, but a challenge we gladly accepted! Inspiration for an eclectic kitchen remodel in Other

A customer called me out to take a look at restoring the Red and Black Victorian Quarry tiles floor they had discovered under linoleum In the kitchen of their house in the town of Rushden. I carried out a patch test to see which products would have the best results and although most of the old sealants had worn of over time there was still glue from the lino and patches of sealer that would have to be dealt with. A quote was given and accepted and the work was booked in to the customer’s convenience. After vacuuming and mopping the floor I decided my best course of action would be to spray Tile Doctor Remove and Go to 25% of the area, this was then scrubbed in by machine using a black stripping pad. This area was then rinsed off with an extraction machine and the process repeated over the rest of the floor. I then inspected the floor and noticed a few shiny patches where the sealant hadn’t been fully removed so I then tackled these stubborn areas by hand with a second application of Remove & Go. A final rinse to the whole floor was given to make sure no trace of cleaning product remained before sealing. As much water as possible was removed using the extraction machine and a dehumidifier installed and left for seven days to assist the drying process. On my return I confirmed the floor had dried thoroughly by taking took damp meter readings in different parts of the floor. All was well and so I proceeded to seal the tiles using multiple coats of Tile Doctor Seal and Go which matched the customers’ requirements of gloss finish. As the pictures show there was a vast improvement in the floor and the customer was very pleased with the results. They were also given information on maintenance of this type of floor to keep it looking its best for years to come.

The previous award winning remodel of their Burr Ridge home brought these clients back to LaMantia and designers Jackie Prazak and Katie Suva, CKD, CBD when they decided it was time to build out their unfinished lower level. As before, their main objective was to create areas to accommodate their extended (and now grown) family. During the 2013 main floor remodel, a bedroom and Powder Room had been given up to gain the large award winning kitchen, so recapturing those two spaces were high on the “list of desires.” Also on the list was the need for a pool table, a comfortable movie/TV space, lots of game storage and plenty of open area for grandchildren game playing. The stairway into the lower level was the main challenge in this build-out; both the stair run and tread depth needed to be lengthened to perform to code. To create greater head room on the staircase the main beam was cut and a portion was relocated 18”. A second column at the end of the stair run was added to match the required structural column, allowing the last tread to wrap decoratively onto each side. Throughout the design planning many details built-into the main level project were repeated to marry the main and lower levels together. The built-in cabinetry and the mirrored doors in the bedroom can also be found in the Guest Room on the main level. The mirrored element over the bed is actually an interior door glazed with mirrors and hung on its side. The parquet look tile flooring of the new bath is reminiscent of the main level wood parquet flooring while the carpenter built wainscoting also can be found in the main hall of the first floor. The custom walnut stair spindles were fabricated from a photo the homeowner found and loved. In the Movie/TV area the theatre seats are fully powered to accept iPhones, iPads, Laptops, etc. Also note the large chalkboard scorekeeping area with seating for the game players. And, one very special detail can be found under the (now longer) staircase; a private room under the stairs was created with touch-lighting and bean bag chairs for anyone seeking a quiet space.

As young grandparents, our clients wanted a better flow to their first floor so that they could spend more quality time with their growing family. The challenge, of creating a fun-filled space that the grandkids could enjoy while being a relaxing oasis when the clients are alone, was one that the designers accepted eagerly. Additionally, designers also wanted to give the clients a more cohesive flow between the kitchen and dining area. To do this, the team moved the existing fireplace to a central location to open up an area for a larger dining table and create a designated living room space. On the opposite end, we placed the "kids area" with a large window seat and custom storage. The built-ins and archway leading to the mudroom brought an elegant, inviting and utilitarian atmosphere to the house. The careful selection of the color palette connected all of the spaces and infused the client's personal touch into their home.
