I just love lighting stucco and stone homes. The sense of contrast and blending of Architecture makes this already stunning home look STELLAR at night! The key here is also light balance upon the home and with mature plantings surrounding the front foundation it was accepted that I could perform aesthetic pruning and corrective pruning on the plant materials for more optimal light placement and positioning. Couldn't wait for it to first get dark then the fun began of finish pointing int the dark. Clients so thrilled turned the backyard loose on me to light too!

The previous award winning remodel of their Burr Ridge home brought these clients back to LaMantia and designers Jackie Prazak and Katie Suva, CKD, CBD when they decided it was time to build out their unfinished lower level. As before, their main objective was to create areas to accommodate their extended (and now grown) family.
During the 2013 main floor remodel, a bedroom and Powder Room had been given up to gain the large award winning kitchen, so recapturing those two spaces were high on the “list of desires.” Also on the list was the need for a pool table, a comfortable movie/TV space, lots of game storage and plenty of open area for grandchildren game playing.
The stairway into the lower level was the main challenge in this build-out; both the stair run and tread depth needed to be lengthened to perform to code. To create greater head room on the staircase the main beam was cut and a portion was relocated 18”. A second column at the end of the stair run was added to match the required structural column, allowing the last tread to wrap decoratively onto each side.
Throughout the design planning many details built-into the main level project were repeated to marry the main and lower levels together. The built-in cabinetry and the mirrored doors in the bedroom can also be found in the Guest Room on the main level. The mirrored element over the bed is actually an interior door glazed with mirrors and hung on its side. The parquet look tile flooring of the new bath is reminiscent of the main level wood parquet flooring while the carpenter built wainscoting also can be found in the main hall of the first floor.
The custom walnut stair spindles were fabricated from a photo the homeowner found and loved. In the Movie/TV area the theatre seats are fully powered to accept iPhones, iPads, Laptops, etc. Also note the large chalkboard scorekeeping area with seating for the game players. And, one very special detail can be found under the (now longer) staircase; a private room under the stairs was created with touch-lighting and bean bag chairs for anyone seeking a quiet space.

The client decided to reface her kitchen cabinets rather than paint or replace them. The sadly outdated Oak cabinets had a green stain which was very outdated. Changes made to the existing cabinets prior to the refacing included:
• Adding a new cabinet over the fridge (the old one was long since removed as a new fridge was too tall
• Eliminating the range fan hood cover to allow for a new microwave/fan combination and a new cabinet overhead
• Modifying the existing microwave cabinet to now accept two full height doors
• Adding a new upper cabinet to the right of this, in matching dimensions
• Adding a new base cabinet below this new upper (right of the dishwasher), which includes a small cutlery drawer and two tall pot drawers. The new drawers are full extension and feature Blum SoftClose technology
• Installing two new tall pot drawers to each of the base cabinets to the right and left of the range
For the cabinets, Alder in a Golden Maple stain was used for the cabinet refacing, which included “plant-on” panels everywhere. A “Raised Panel” Shaker style of door and pot drawer was used with slab fronts chosen for the smaller cutlery drawers throughout.
A new 3 ½” crown molding was added to the upper cabinets. Blum SoftClose hinges were used for all door closures. New Richelieu Knobs and handles in a brushed satin finish were chosen to complete this warm and inviting transformation.
This client is EXTREMELY HAPPY with this transformation, and the good news – this price was about half of the cost of replacing the existing cabinets with ‘all new’.

Kitchen construction is often better organized and generally costs less. This is because we recommend general contractors free of charge. They supervise construction from scheduling to completion. This eliminates a middleman, reduces delays, and eliminates the fees that almost all showrooms and home centers charge their customers. We are also happy to work with any contractor a customer finds on their own. If we haven’t worked with that contractor before they may need more of our direction, but both companies can benefit from working together and possibly referring each other in the future.
Less problems arise, and if they do, they are handled more quickly. This is because every kitchen we sell is reviewed by at least 3 kitchen designers during the ordering process. Our Operations Manager Ed Sossich checks orders and schedules all warehouse and home deliveries. Our delivery manager Mark Mitten supervises every delivery and checks in each cabinet and part. Home of an inveterate collector with a keen eye, the hallmarks of this renovated, 1927 Beaux Arts residence are neutral walls and fabrics that celebrate the treasured artwork, rugs, and architecture within. Eclectic objects and furnishings discovered on world travels, antiquing expeditions, and even those inherited mingle easily in relaxed, strategically un-designed fashion. Intentionally void of superfluous decoration to accept flexible furniture arrangements, the mood of this home can swing in an instant simply by rearranging a chair, or swapping pillows - proving the most personal spaces are also the most versatile.

This client from North London had recently bought a property in Highgate N6 and during renovation had discovered an original Victorian tiled floor in the hallway. The floor was laid in a classic black and white diamond pattern but unfortunately a large section was missing and had been filled with concrete. Furthermore, most of the remaining floor had been covered in cement and glue.
I carried out a survey of the floor to determine the main issues and was then able to email over a quote later that day that included rebuilding the missing section of flooring. I suspect the floor had been excavated at some point in the past to install central heating and then rather than have the excavated section restored it was simply back filled and then levelled with a cement screed before finally gluing down a carpet on top.
Once the quote was accepted, I sourced replacement tiles from the Vintage Floor Tile company. Situated in Kent they are a reclamation yard that specialises in supplying original geometric and encaustic tiles including the major historical makers such as Minton and Craven Dunnill.
Armed with replacement tiles I started by removing the concrete that had been used to backfill the missing section and prepare a new surface for tiling with quick drying cement. When ready I was able to carefully build back the original pattern using the replacements. The tiles were secured with tile adhesive and once that had gone off, they were grouted.
The floor was left to set fully overnight and then the next day I was able to return and clean the whole floor using a strong dilution of Tile Doctor Remove and Go. As usual this was left to soak into the tiles for a good ten minutes before being scrubbed into the tiles using a black scrubbing pad. The Tile Doctor Remove and Go did a good job of cleaning the floor and the cleaning solution soon turned black with dirt during the scrubbing. The floor was rinsed with water and the soil extracted with a wet vacuum. After inspecting the floor any areas that needed further work were hand scrubbed and rinsed again until I was happy the floor was clean.
The last part of the cleaning process was to give the tiles an acid wash using Tile Doctor Acid Gel which further cleans the floor by removing old cement residue and grout haze. It also neutralises efflorescent salts in the tiles which are a common issue with floors of this age with no damp proof membrane. After another rinse and extraction, the floor was given a final rinse and then dried as much as possible using the wet vacuum.
I left the floor to dry out for a couple of days before returning to apply a protective sealer. Tile and Stone should be dry before sealing so I use a damp meter first to double check. All was well so to seal the tiles I proceeded to apply the first of what would be three coats of sealer. I used Tile Doctor Colour Grow for this, it works by impregnating the tile occupying the pores and thereby preventing dirt from becoming ingrained there. This product also enhances the black and white colour of the tiles and makes the floor much easier to clean.
Once done the floor was transformed and needless to say my customer was very pleased with the result. For the aftercare of Victorian Tiled floors, I recommend the use of a ph neural tile cleaner such as Tile Doctor Neutral Cleaner; most supermarket tile cleaners are simply too strong for use on sealed floors and can strip off the sealer prematurely.

The photographs below are from a bathroom in Maida Vale W9 which had a lovely Slate tiled wall over a bath with shower. Unfortunately, the Slate tiles had been ruined by the use of harsh cleaning chemicals in an attempt to remove the limescale caused by hard water. The slate had now lost all its natural colour and looked completely washed out. The property had recently changed hands and the new owner was keen to have it renovated.
I went over to take a look and work out a solution, this in itself is a lot trickier these days with all the COVID precautions we need to take when working in someone’s house. It was clear that a strong acidic limescale remover had been used on the slate and this had etched the stone, leached all the natural oils away and generally ruined its appearance.
Fortunately, we have a solution for this (see below) and after conducting a small test I was able to confirm the problem could be resolved and gave them a quote which included a day’s labour, abrasive pads, stone oil and sealer. Our quote was gratefully accepted, and we booked a time in to carry out the work.
I returned to the property and I set about burnishing the slate wall tiles using a very coarse 200-grit six-inch burnishing pad fitted to a handheld buffing machine. This process resurfaces the stone slightly to remove the etching caused by the limescale remover. I used a medium dilution of Tile Doctor Grout Clean-up to lubricate the process and to remove the remaining limescale. Once done the slurry that is generated is rinsed off with more water. In a bathroom, it is easy the slurry can just be drained away. In other areas we would use a wet vacuum.
After the 200-grit pad the surface of the Slate was further refined using a 400-grit pad and then an 800-grit pad, this time only using water and giving the stone a thorough rinse after each pad to remove the soil.
The slate was then left to dry off over lunch and given more encouragement with a heat gun afterwards so I could move onto the next step. This involved applying a coat of Tile Doctor Stone Oil which puts back the natural oils back into the stone improving its appearance.
Once the Stone Oil had fully dried, I moved onto sealing for which I applied two coats of Tile Doctor Ultra-Seal; this is penetrating sealer that soaks into the stone to provide maximum stain protection without changing the colour of the stone. It is also an excellent grout sealer which is a bonus.
Before leaving I talked the client about how best to maintain the Slate and left them a complimentary bottle of Tile Doctor Aqua Pro tile cleaner which will help keep the limescale at bay. It is gentle enough to use every day but will help prevent the previous build-up and unlike the previous products used will not damage the newly applied sealer.

Master addition/ remodel
I converted our square, cathedral ceiling, bonus room with a gable into a new master bedroom.
The main room has only one skylight and one window, but it lacks an acceptable exterior walls to add a window. To solve this meant a large opening to the bathroom, which now has 2 windows and 2 skylgihts. This required a unique design which incorporated a large wetroom, a peak-a-boo shower, large vanity and a watercloset.

Our client wanted a backyard that would make them feel like they are on vacation all summer long. Challenge accepted! Our signature raised hot tub, dune style plantings, Gunite Pool Installation and natural stone finishings allowed us to blend this poolscape into our client's backyard like it has been there for centuries. Step out into your personal backyard oasis. Yes Please!

Notice there are no seams in the flooring. I used 20' length boards. Also, the boards are fastened on the edges with clips and screws(called hidden fasteners) rather than faced
nailed or screwed. The boards are grooved on both edges to accept these fasteners.
