Dania Bagia Photography In 2014, when new owners purchased one of the grand, 19th-century "summer cottages" that grace historic North Broadway in Saratoga Springs, Old Saratoga Restorations was already intimately acquainted with it. Year after year, the previous owner had hired OSR to work on one carefully planned restoration project after another. What had not been dealt with in the previous restoration projects was the Eliza Doolittle of a garage tucked behind the stately home. Under its dingy aluminum siding and electric bay door was a proper Victorian carriage house. The new family saw both the charm and potential of the building and asked OSR to turn the building into a single family home. The project was granted an Adaptive Reuse Award in 2015 by the Saratoga Springs Historic Preservation Foundation for the project. Upon accepting the award, the owner said, “the house is similar to a geode, historic on the outside, but shiny and new on the inside.”

On the exterior, the desire was to weave the home into the fabric of the community, all while paying special attention to meld the footprint of the house into a workable clean, open, and spacious interior free of clutter and saturated in natural light to meet the owner’s simple but yet tasteful lifestyle. The utilization of natural light all while bringing nature’s canvas into the spaces provides a sense of harmony. Light, shadow and texture bathe each space creating atmosphere, always changing, and blurring the boundaries between the indoor and outdoor space. Color abounds as nature paints the walls. Though they are all white hues of the spectrum, the natural light saturates and glows, all while being reflected off of the beautiful forms and surfaces. Total emersion of the senses engulf the user, greeting them with an ever changing environment. Style gives way to natural beauty and the home is neither of the past or future, rather it lives in the moment. Stable, grounded and unpretentious the home is understated yet powerful. The environment encourages exploration and an awakening of inner being dispelling convention and accepted norms. The home encourages mediation embracing principals associated with silent illumination. If there was one factor above all that guided the design it would be found in a word, truth. When we got a green light from the designer and the customer after their acceptance of our shop drawing, we started fabrication of those custom made cabinets. During fabrication some changes were made, the designer wanted to gain as much space as possible so the contractor had to open up some additional walls where all electrical and plumbing pipes were hidden. By doing that, we had to resize some of the cabinets, which resulted in change an order. The kitchen cabinet fronts had a custom profile which was very unique. All of the custom cabinets were made of pre-finished maple inside and satin lacquer fronts outside. Drawers slides were by Blum under mount soft close; cabinet doors hinges by Blum soft closing. The upper cabinets got under mount LED lights. Living room units were made of pre-finished maple inside and primed outside only; the client wished to apply wall paint on them rather than lacquer that we use to make sure it blends in with the walls leaving rough surface. Overall, we did a fantastic job. Just a small hint to everyone, before you make any decision think first before it might get more costly later.

Completed kitchen Cabinet, Island, and Fridge space Remodel. We used the same space but squared out the island from a 1/2 moon shape adding more square footage to it, added more drawer sets, new backsplash, original Black countertops and installed full length pullouts in the tall pantries. The island received new countertop, pullout trash bins, new farmhouse sink and enough room for 7-8 person seating. The back of the island wash finished off with 3 - 27" cabinets for additional storage. The Refrigerator area was built out with a fridge frame to accept a 5 foot side-by-side freezer and fridge.

The elegance of Stone surrounding Brown Jordan's cabinetry in Java color shows the insightfulness of masterful outdoor Kitchen builder Michael Gotowala founder of THE OUTDOOR KITCHEN DESIGN STORE by PREFERRED PROPERTIES. The sprawling outdoor grill island has plenty of work or play space for that matter highlighting DCS grill, plenty of storage, two drawer refrigerator and a trash pull all capped off with large swirling granite counters. A nice touch here is the top shelf designed for sight lines from entering the back yard, wind blockage for grilling, receptacles, and even night lighting underneath to illuminate at night. The second area is the sprawling bar and beverage Alfresco up against the house. Even the top shelf mimics the octagon bow window shape. The stone and granite details surround a nice layout of outdoor cabinetry for user convenience. The third area more of a splash to the outdoor living fabulously label is a Sundance spa enabled by a step down into from the deck. The new Deck and multi level stone surround with Remote firewalls keeps the fire visible from the house and poses as a privacy screen and back drop for the hot tub. These subtle features and design ideas by our team make the homeowners feel absolutely fabulous about the newly unfound space. Beautiful Backyard Living

Our recent customer in Frisco came to us with a challenge and we definitely accepted! We designed and helped turn their plain backyard into an outdoor living and entertainment dream. To begin, we had to remove the middle pillar on the existing patio cover and installed a new beam to support the roof line. We poured the concrete to build the basketball court, installed the basketball goal, and added finishing touches like black Tejas Rock along the back of the property line. We continued by installing synthetic turf throughout the backyard. We also designed and installed the Putting Green. To add to this entertainment oasis, we built a Pergola and privacy wall for the hot tub area and created a decomposed granite walkway to the front driveway.

Coastal Shingle Style on St. Andrew Bay Private Residence / Panama City Beach, Florida Architect: Eric Watson Builder: McIntosh-Myers Construction For this lovely Coastal Shingle–style home, E. F. San Juan supplied Loewen impact-rated windows and doors, E. F. San Juan Invincia® impact-rated custom mahogany entry doors, exterior board-and-batten siding, exterior shingles, and exterior trim and millwork. We also supplied all the interior doors, stair parts, paneling, mouldings, and millwork. Challenges: At over 10,000 square feet, the sheer size of this home—coupled with the extensive amount of materials we produced and provided—made for a great scheduling challenge. Another significant challenge for the E. F. San Juan team was the homeowner’s desire for an electronic locking system on numerous Invincia® doors we custom manufactured for the home. This was a first-time request for us, but a challenge we gladly accepted! Solution: We worked closely with the builder, Cliff Myers of McIntosh-Myers Construction, as well as the architect, Eric Watson, to ensure the timeliness of decisions as they related to the home’s critical production timeline. We also worked closely with our design engineer and the home’s engineer of record, Allen Barnes of Apex Engineering Group, to provide a solution that allowed for an electronic lock on our custom Invincia® mahogany doors. Shirley Street - Modern Contemporary Design

In 2021, Reynard Architectural Designs accepted its first design project. Our team partnered with Tobars Dobbs to transform a tiny, abandoned ranch in West Atlanta into an expansive contemporary modern home. The first floor, existing brickwork, and main structure where kept in tact. The original ranch was a closed floor plan with 2 bedrooms and 2 bathrooms with an extended hallway. All the interior finishes, appliances and walls were removed to convert the home into an open floor plan that maximizes space on the first floor. The finished home is a modern contemporary design that doubled the number of bedrooms, created four accessible outdoor decks, and created a fresh look that balances simplicity with plenty of character. The home on Shirley Street takes advantage of minimalist/modern design elements, clean white countertops and cupboards that are complimented nicely by classic stainless steel finishes. The original ranch home was once confined and segmented. Now, an open stairway that is bathed in natural light leads to the main living space above. Low profile jack and jill vanity mirrors, a soaker tub with a view, and a spacious shower all highlight the serene master bathroom. The master bedroom makes great use of light with a small, private transom above the bed and easy outdoor access to a private patio deck behind the main sleeping quarters. A private getaway shaded by the surrounding live oaks is just what's needed after a long day at work. The home on Shirley Street features four of these private patio decks that provide additional entertainment and relaxation space.
