Our client purchased what had been a custom home built in 1973 on a high bank waterfront lot. They did their due diligence with respect to the septic system, well and the existing underground fuel tank but little did they know, they had purchased a house that would fit into the Three Little Pigs Story book.

In the process of redesigning the stairs and reviewing replacement options for the 1972 custom milled one inch thick cupped and cracked cedar siding, it was discovered that the house had no seismic support and that the dining/family room/hot tub room and been a poorly constructed addition and required significant structural reinforcement. It should be noted that it is not uncommon for this home to be subjected to 60-100 mile an hour winds and that the geographic area is in a known earthquake zone.
Once the structural engineering was complete, the redesign of the home became an open pallet. The homeowners top requests included: no additional square footage, accessibility, high durability/low maintenance materials, high performance mechanicals and appliances, water and energy efficient fixtures and equipment and improved lighting incorporated into: two master suites (one upstairs and one downstairs), a healthy kitchen (appliances that preserve fresh food nutrients and materials that minimize bacterial growth), accessible bathing and toileting, functionally designed closets and storage, a multi-purpose laundry room, an exercise room, a functionally designed home office, a catio (second floor balcony on the front of the home), with an exterior that was not just code compliant but beautiful and easy to maintain.
All of this was achieved and more. The finished project speaks for itself.

This project involved building a full bathroom addition designed for accessibility and safety. The homeowner needed a comfortable bathroom on the main level for an elderly family member. The space includes a curbless walk-in shower with a properly sloped floor to allow water drainage while maintaining a flat entry for easy access.
Grab bars were installed for additional support and safety. The shower walls and ceiling were fully tiled to improve durability and moisture resistance. The project included plumbing installation through the crawl space, electrical work, insulation, drywall, vanity installation, toilet installation, glass sliding shower doors, and tile flooring throughout the entire bathroom.
All work was completed according to code requirements and successfully passed inspection. The final design provides a safe, modern, and functional bathroom space for long-term use.

Located in, Summit Park, Park City UT lies one of the most efficient houses in the country. The Summit Haus – designed and built by Chris Price of PCD+B, is an exploration in design and construction of advanced high performance housing. Seeing a rising demand for sustainable housing along with rising Carbon emissions leading to global warming, this house strives to show that sensible, good design can create spaces adequate for today’s housing demands while adhering to strict standards. The house was designed to meet the very rigid Passiv House rating system – 90% more efficient than a typical home in the area.
The house itself was intended to nestle neatly into the 45 degree sloped site and to take full advantage of the limited solar access and views. The views range from short, highly wooded views to a long corridor out towards the Uinta Mountain range towards the east. The house was designed and built based off Passiv Haus standards, and the framing and ventilation became critical elements to maintain such minimal energy requirements.
Zola triple-pane, tilt-and-turn Thermo uPVC windows contribute substantially to the home’s energy efficiency, and takes advantage of the beautiful surrounding of the location, including forrest views from the deck off of the kitchen.

Provide access and egress (escape).
Two types of access can be difficult to provide in a basement in-law: emergency egress and entry. Some provision for emergency egress is required by code, and can be provided by a door that leads directly to the garage, or by a window that’s large enough and low enough to crawl out of. Codes generally specify a maximum window-sill height of 44 in. above the floor, although a 32-in. sill height seems more reasonable if there are kids or elders present.
An in-law unit’s entry, on the other hand, could be through the house above although, ideally, it should be an exterior door to maximize privacy for you and your tenant. If you have a large home, however, the door to the basement may be buried deep in the middle of the house. And your basement may have few or no windows.
