How do you transform your front entry? This door and two sidelite installation replaced a smooth steel entry door and two sidelites with a textured woodgrain steel entry door in a mahogany stain finish. The before and after photos are quite striking! Some key details... ✅ The new jamb is clad in brown to match the woodgrain stain ✅ The old threshold was a mill finish which was replaced with a bronze threshold to match the woodgrain ✅ The lockset is a wireless, smart deadbolt with code access and app connectivity! Space-saving Stairs have been used widely in Europe for many years and now have become quite popular in the US with the rise of the Tiny House movement. A further boost has been given to the Space-saving staircase with many of the major building codes in the US allowing them. Here's the stair we designed and built for a client who wanted a super-slim, non-intrusive way to access their loft. It's built at the code maximum pitch of 70 degrees and has a 102" overall rise. The build code defines an alternating-tread stair as "A device that has a series of steps between 50 and 70 degrees from level... in an alternating manner so that the user does not have both feet on the same level at the same time." So just think with me; That's how we normally climb stairs isn't it? When we climb a conventional stair, we use half of the step at a time. So the idea of an alternating-tread stair is to save a huge amount of floor space by placing the treads in the position where we would normally place our foot as we climb the staircase. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. This construction progress photo captures the newly poured concrete stair landing and foundation before installation of the Fortress steel stair system, Deckorators Vista composite stair treads, and Westbury Tuscany aluminum railing. If your basement has a bedroom or is considered a livable space, an egress window is required to pass building codes. This window provides a safe way to exit the home in the event of a house fire. It can also allow emergency personnel access to your basement if the need arises. Simply put, if the space is habitable, it needs an egress window. The luxurious residences at Latitude on the Rive feature: expansive terraces; spacious walk-in and linen closets; 9 feet ceilings in towers and riverfront flats with floor-to-ceiling sliding glass doors; 12 feet ceilings in penthouses; high-speed internet access and cable/satellite TV available; pre-wired for ceiling electrical features in kitchen and dining areas; high efficiency air conditioning system; top-of-the-line washer and dryer; hurricane code, impact-resistant windows and door and tinted, tempered energy-efficient glass.

Provide access and egress (escape). Two types of access can be difficult to provide in a basement in-law: emergency egress and entry. Some provision for emergency egress is required by code, and can be provided by a door that leads directly to the garage, or by a window that’s large enough and low enough to crawl out of. Codes generally specify a maximum window-sill height of 44 in. above the floor, although a 32-in. sill height seems more reasonable if there are kids or elders present. An in-law unit’s entry, on the other hand, could be through the house above although, ideally, it should be an exterior door to maximize privacy for you and your tenant. If you have a large home, however, the door to the basement may be buried deep in the middle of the house. And your basement may have few or no windows.
