DOWNLOAD NOW   Storage was extremely important for this project because she wanted to go from keeping everything out in the open to have everything tucked away neatly, and who wouldn’t want this? So we went to work figuring out how to hide as much as possible but still keep things easy to access. The solution was two pullouts on either side of each vanity and a flush mount medicine cabinet above, so plenty of storage for each person. We kept the layout pretty much the same, but just changed up the configuration of the cabinets. We added a storage cabinet by the toilet because there was plenty of room for that and converted the tub to a shower to make it easy to use the space long-term. Modern day conveniences were also installed, including a heated towel bar, a lower threshold cast iron shower pan with sliding barn door shower door and a flip down shower seat. The house is a classic 1950’s midcentury ranch so we chose materials that fit that bill, and that had a bit of a Scandinavian vibe, including light maple Shaker door cabinets, black hardware and lighting, and simple subway tile in the shower. Our client fell in love with the white Macauba quartzite countertops in our showroom, and we agree they bring a perfect earthy energy into her space. Sunday, September 14, 2014 Is Your Interior Design Depressing You? By Joseph Pubillones (DailyHerald.com http://www.dailyherald.com/article/20140913/entlife/140919600) From time to time, someone will corner me and confess to me that they are depressed; they whisper that they believe their decorating is making them sick. They tell me that their interiors are not to their liking because of choices made by their spouse, their designer, or because of their own misguided attempts at decorating. Is it possible for their environment to make them feel sick? Yes (as I think about it), it is possible for design to alter moods. In the mid-1950s, Norbett Mintz, a researcher at Brandeis University, and his mentor, the renowned psychologist Abraham Maslow, decided to conduct research about the effects of "beauty" on behavior. Mintz had already conducted experiments about the effects of color on human behavior and concluded that color selection has a palpable effect on personal behavior. A room's design can have an impact on your mood. Mismatched colors or an overstuffed room can affect your ability to relax and feel comfortable. In their experiment about beauty, they designed three rooms. The first was "the ugly room", replete with clashing colors and patterns, disorganization and too much furniture for the size of the space. The second was "the average room", arranged with a monochromatic scheme, basic furniture pieces and subtly colored nondescript art. The third was "the beautiful room", decorated with quality case-goods, and fashionable fabrics and colors. Overwhelmingly, the test group rejected "the ugly room". "The average room" and "the beautiful room" were tied as the preferred room. When asked to describe the rooms, the test group was best able to describe "the beautiful room". As a designer, this is not news to me. There are rooms, especially those that I like, that I can describe with remarkable detail. Although our notion of what is beautiful varies from person to person, it can be said that beautiful design is more memorable. We can deduce that each person prefers the beautiful. From the time we are born, there are foods that are preferred -- some love sweets; others prefer more savory flavors. Over time, our taste buds evolve, and what was once a favorite food can become insipid or nauseating. The same is true for interior design. Over time, everyone develops preferences about what makes us feel comfortable and at home. When I hear that someone's home is depressing, I am concerned. I suggest immediate action to change what is most bothersome. If it is wall color: a painting party is overdue. If it is furniture: I ask them to consider new upholstery; a new furniture arrangement; or substituting new pieces for those that offend. And for those too timid or dismayed to tackle their problems head-on and alone, I suggest hiring a professional interior designer. Your home is your castle. Many of my clients have said they couldn’t imagine the results after their project was completed. They say it was the WOW factor. I say, that is why you hired a professional designer. There are many situations that warrant the hiring a professional interior designer. This includes something as simple as choosing paint and window covering to full scale renovation work such as a new kitchen, bath or lower level. In addition to achieving that WOW factor, a professional interior designer will save their clients’ money in many ways, most importantly the avoidance of costly mistakes. Not only will a professional designer understand the context of the project, they will have access to many resources and their trained eye can make a world of difference in the final result. And those final results also will improve the value of your home. Professional interior designers are able to work closely with architects and contractors and are comfortable with drawing floor plans, as well as understanding the implications of how interiors will be used as it relates to structural and available floor space. Beyond floor plans, program management, installation and understanding how structural design will be used in a practical setting, a professional interior designer will also be knowledgeable in color and fabric design, space planning, window coverings, furniture design, architecture and much more. So when you see the initials ASID and NCIDQ next to an interior designer’s name, know they have been through significant amount of formal certification. When hiring a professional interior designer, it is important to have an understanding of the scope of the work to be done. Before my initial meeting with a new client, I ask them to spend some time making a list of their needs as well as any pictures they saved of items or rooms they like. Upon our first meeting, I take photos and measurements. Together,we then develop a detailed itemized list covering all areas of concern. The next step is to draw up and present a floor plan. Depending on the type of project this could include floor plans and furniture placement as well as construction and lighting if needed. Once the plan is approved appropriate furnishings and finishes are selected. This can be fun - and exhausting as well. I often present my clients with many samples from which to choose. After the furniture choices, I develop a comprehensive budget itemizing all purchases. I also may call on several of the contractors I work with such as electricians, plumbers, cabinet wholesalers and cabinet makers, painters, as well as drapery workrooms and installers. It has taken many years to compile trusted associates, which is an important part of being a good designer. Lead times for good furniture and furnishings can take from 6-12 weeks depending on availability. This extra time gives sufficient time to finish the required preparatory work, and allows clients time to dispose of old furniture. It all started with an unwelcome surprise for these homeowners: stray Lego down the shower drain. Without any other reasonable way to access second-story plumbing, the fiberglass shower had to be removed to make repairs. At that point, the owners figured they might as well take advantage of the opportunity to update their bathroom.

Alongside Jeff King & Company, Marina Blvd., won CotY 2016 National Winner of Landscape Design/Outdoor Living The project was to transform an existing flat roof and master bedroom suite floor into a dramatic deck with kitchen, dining and living areas leading to a stair to an upper deck for America’s Cup race viewing. The existing home is a 3-story 4,000 square foot Spanish Mission-style home built in the 1920’s and sits directly across from the St. Francis Yacht Club on Marina Boulevard in San Francisco – a prime location. No changes were possible for the historic façade and the new construction was to be out of view from the street, as much as possible. Going up the traditionally detailed stairway with decorative railing, you land at the third floor which becomes contemporary in style for the redesigned master bedroom suite, guest bath, sitting room and the roof deck. Large roof decks require careful attention to waterproofing and a Bison pedestal system was used to create a level deck surface and easy maintenance. Heavy ceramic tile pavers were interspersed with walkable in-floor skylights on the main deck with ipe wood floors at the upper deck and stairs. From both the master bedroom and the outdoor deck you can access a sitting room with large pocket or sliding doors to enclose it. If watching the fireworks on July 4th and it gets cold, people can move to the sitting room which has a fireplace to watch in a heated environment. The sitting room gas fireplace is surrounded by steel with a figured steel panel re-purposed from old sea pier metal that has been cleaned and sealed. A guest bath is adjacent to the master bath for guest use. A square recessed pattern tile was used to tie the old Spanish Mission-style feeling into the new more contemporary walls. In a large home that was short on storage, a large built-in armoire was built into the master bathroom for extra capacity. The project took two and a half years to complete including design and construction, in part due to historic reviews by the State of California.

These three images serve as a mood board for our Los Angeles Redesign. Incorporating nature back into Los Angeles was at the fore-front of our redesign. The top image is from Avatar the Last Airbender, called the Banyan-Grove Tree. This tree drove our figurative narrative concept of "roots" that connect the entire 1x1 mile square we were tasked to redesign. In the show, the banyan tree expands its roots all across the swap to plant more trees. The last two images serve as a visual aid for the "Routes to Roots" redesign. Lots of trees with expansive roots Narrative: Many years ago, a vast tree once enchanted the plains of Los Angeles. Scientists could not track the tree's age, deeming it immortal due to its many deeply ingrained and expansive roots across the city. To this day, scientists are still uncertain about the tree's origin. Its roots and lush branches sprawled anywhere it could, engulfing anything in its path. The tree had unique properties; anyone who touched the tree's foundations could communicate with another person a mile away and, on special occasions, grant auspicious fortunes. The city worshiped this magical tree because it was the center of all life. Or so it was. The discovery of the tree's healing sap quickly drove people mad, and in a frenzy, people began to chop at the tree. The growth of filmmaking and Hollywood attracted many people to LA because of the great weather and diverse landscape. Oil was discovered near the tree shortly after. Finally, oil production was the tipping point, and these three factors led to the demise of the immortal tree. By 1950, the vast tree had no longer enchanted the city. Nowadays, problems with constant traffic, heavy air pollution, and past effects of redlining have all repelled the potential residents of the territory. Gridding lurks within the city, unconsciously controlling the movement of people. The severe health risks from these problems and the water scarcity and well-being are making researchers rethink the city's future. Due to this, the government tasks architects from all over the country to redesign Los Angeles, but it has to relate to the once immortal tree. At the same time, they are providing solutions to these five issues: redlining, heat severity, accessibility, open spaces, and lastly, preserving essential landmarks and bringing back the city's roots while still housing the population. Years later, a team of architects pitched their 200-year redesign, reimagining the superfuture of Los Angeles. The mission will be titled "From Routes to Roots". Here's what they pitched:

“One challenge Dan at Best Hot Tubs did have was to figure a way to install the spa so it met all the clients’ preferences.” The trick was to allow proper access to the hot tub panel for any future maintenance, as well as ensure an open spa cover did not obstruct any views of their fun-land backyard when sitting in the spa. “Since you don’t want a hot tub lying on the ground when it’s open, hot tub covers are usually designed to fold upright on two arms. This upright position also acts as a privacy screen so neighbors can’t see you getting in to the hot tub,” says Dan. But since that would obstruct views at least in one direction, Dan’s answer was to add two arms at the front end of the spa. These keep it off the ground, but lying flat and not upright. When soaking in the spa, the yard can be seen in every direction.” London Landscape fitted the hot tub so neatly that the masonry from the deck goes right up flush to the acrylic of the spa. “This truly gives the spa the built-in look the clients wanted,” says Dan. Brian Cooper adds that working closely with Dan ensured it all went smoothly.
