New Accessory Dwelling Unit we completed in Bethesda, MD. The Makara 330, typically a studio, was modified into a 1bedroom for our client who is using as a home for their mother. We built a custom murphy bed so the bedroom can double as a home office when mom isn't in town.

These contemporary accessory dwelling unit plans deliver an indoor-outdoor living space consisting of an open-plan kitchen, dining, living, laundry as also include two bedrooms all contained in 753 square feet. The design also incorporates 452 square feet of alfresco and terrace sun drenched external area are ideally suited to extended family visits or a separate artist’s studio. The size of the accessory dwelling unit plans harmonize with the local authority planning schemes that contain clauses for secondary ancillary dwellings. When correctly orientated on the site, the raking ceilings of the accessory dwelling unit plans conform to passive solar design principles and ensure solar heat gain during the cooler winter months.
The accessory dwelling unit plans recognize the importance on sustainability and energy-efficient design principles, achieving passive solar design principles by catching the winter heat gain when the sun is at lower azimuth and storing the radiant energy in the thermal mass of the reinforced concrete slab that operates as the heat sink. The calculated sun shading eliminates the worst of the summer heat gain through the accessory dwelling unit plans fenestration while awning highlight windows vent stale hot air along the southern elevation employing ‘stack effect’ ventilation.

What is an ADU: Accessory Dwelling Units:
An accessory dwelling unit, usually just called an ADU, is a secondary housing unit on a single-family residential lot. The term “accessory dwelling unit” is a institutional-sounding name, but it’s the most commonly-used term across the country to describe this type of housing. While the full name is a mouthful, the shorthand “ADU” is better.
ADUs vary in their physical form quite a bit, as there are detached ADU, attached ADU, second story ADU (above garage or work shop), addition ADU, internal ADU.
IMPORTANT:
There’s simply too few permitted ADUs to make a real difference in the housing stock. But, even if they aren’t going to solve all a city’s problems, they may help homeowners solve some of their problems. The most common motivation for ADU development is rental income potential, followed by the prospect of flexible living space for multigenerational households.
We at FIDELITY GENERAL CONTRACTORS, providing a single point of contact to homeowners interested in this product, from conceptual stage including plans, city legwork, project managing of the construction stage including assistance with material purchase and other coordination, all the way to completion.
(this project showcases a detached ADU, 400 SQ.)
