Sara and Barry's backyard cottage is located on an arterial in the heart of ballard's brewery district. The design takes into account the setting with industrial siding and limited windows facing the street. The cottage opens up to the south to take advantage of natural lighting and territorial views. The cottage was intended for and is being used as a short term rental providing income for the owners. It contains two floors with separate entrances. One of which serves as the home office for Barry who is a general contractor and who built the cottage.

The private home, reminiscent of Maine lodges and family camps, was designed to be a sanctuary for the family and their many relatives. Lassel Architects worked closely with the owners to meet their needs and wishes and collaborated thoroughly with the builder during the construction process to provide a meticulously crafted home. The open-concept plan, framed by a unique timber frame inspired by Greene & Greene’s designs, provides large open spaces for entertaining with generous views to the lake, along with sleeping lofts that comfortably host a crowd overnight. Each of the family members' bedrooms was configured to provide a view to the lake. The bedroom wings pivot off a staircase which winds around a natural tree trunk up to a tower room with 360-degree views of the surrounding lake and forest. All interiors are framed with natural wood and custom-built furniture and cabinets reinforce daily use and activities. The family enjoys the home throughout the entire year; therefore careful attention was paid to insulation, air tightness and efficient mechanical systems, including in-floor heating. The house was integrated into the natural topography of the site to connect the interior and exterior spaces and encourage an organic circulation flow. Solar orientation and summer and winter sun angles were studied to shade in the summer and take advantage of passive solar gain in the winter. Equally important was the use of natural ventilation. The design takes into account cross-ventilation for each bedroom while high and low awning windows to allow cool air to move through the home replacing warm air in the upper floor. The tower functions as a private space with great light and views with the advantage of the Venturi effect on warm summer evenings. Sandy Agrafiotis

We completely revised the kitchen layout, moving appliances and fixtures around to accommodate a larger open layout. The old peninsula was removed and replaced by an island with guest seating. By removing the wall to the adjacent room, the room now feels much more open and bright. Commercial grade appliances include Wolf range and industrial ventilation hood, integrated counter-depth Sub-Zero refrigerator, beverage cooler, and drawer microwave. The oil-rubbed bronze fixtures and pot-filler contrasted with the lighter tones of the cabinets and Cambria quartz countertops. R.D. Henry custom cabinetry was finished in a cream color, highlighted by distressing and glazing. The new cabinets featured split-panel doors on the upper cabinets with frosted glass and LED backlighting inside the cabinets. The island cabinets in cherrywood were meant to complement the existing fireplace built-in cabinets. Every single detail was accounted for and executed by Brian and our team.

No major renovation was needed in this home to achieve the family’s ideal area, therefore our team focused on lightening up the dark kitchen by painting the existing cabinetry, installing new countertops, backsplash and hardware. We also replaced the existing dark red cherry floors with solid oak floors that opened up the space. In working with the family on making sure their redesign met all of their needs, we learned that two of the client’s children have lung diseases that needed to be taken into account when making material selections. The new hardwood floors had to be solid wood and have no composite or glue, to mitigate anything synthetic. Thus, making sure their home was not only aesthetically pleasing for them but also a safe space to enjoy together for years to come.

Located at a prominent corner on one of the few undeveloped residential sites left in Solana Beach, this project is important not only for the homeowner, but for the community as well. A rigorous site analysis laid the groundwork for a design response which took into account the homeowner’s program, input from the neighbors, and the scale of the project and the character of the neighborhood. The end result is a design that is well set into the existing grade, a move which preserves adjacent views and reduces the visual impact of the structure from the street; all while graciously meeting the desires of the owner. The plan is broken into six unique floor plates. The bottom four of which tie together along the gradually sloping site. An intentionally long southern exposure implements the basics of passive solar design: large amounts of glass bring in abundant light and warmth in the winter, while deep overhangs protect from unwanted summer heat gain. Ocean views to the west are selectively framed throughout the house without compromising privacy from the busy street corner. Public functions within the house flow seamlessly between indoor and outdoor living spaces. JLC Architecture was responsible for a full architecture and interior package as well as exterior hardscape design.

CAPITAL DESIGN: Ionic Order (Roman) - Scamozzi Capital CAPITAL MATERIAL: PolyStone® Fiberglass Composite CAPITAL SIZE: 10" x 4-7/8" x 16-3/8" PROJECT LOCATION: New Haven, Connecticut PROJECT COMMENTS: Consulting with Chadsworth, the architects chose a Scamozzi column capital, which was nearly an exact replica of the severely damaged originals at the main entrance. The house was originally built in 1895. Like much of the house, which had been neglected for many decades, the original capitals ultimately proved to be held together by 150 years of paint. The capitals are a key feature of a strongly symmetrical facade, and the architects were grateful to remain true to the original design intent. This house is a late and rare example of very strict Georgian revival done in the East Rock neighborhood. The original house owner, Moritz Spier, was a warm-hearted coal merchant known to have carried the accounts of hundreds of families through the many economic downturns of that period. The house had few owners, and its highly detailed interior woodwork has thankfully remained unpainted. Because of its large foyer and wide open central staircase, the geometry of the house helped it survive a trend of partitioning large houses into Yale graduate student apartments.
