The living Room was a challenging room for client. This large room that was never used because it was a pass through room in the house. We were able to create two separate seating areas and still allow for a walkway.
They wanted to be able to hold large family gatherings in this space so we made sure to include plenty of seating (total seating for 12). We also incorporated wonderful keepsakes the client had accumulated from her world travels. The Persian rugs and the black carved storage chest became a perfect coffee table with a custom piece of glass cut to protect.
The vibrant color palette paired with the black accents makes a great statement in this home.

The 5,000 square foot private residence is located in the community of Horseshoe Bay, above the shores of Lake LBJ, and responds to the Texas Hill Country vernacular prescribed by the community: shallow metal roofs, regional materials, sensitive scale massing and water-wise landscaping. The house opens to the scenic north and north-west views and fractures and shifts in order to keep significant oak, mesquite, elm, cedar and persimmon trees, in the process creating lush private patios and limestone terraces.
The Owners desired an accessible residence built for flexibility as they age. This led to a single level home, and the challenge to nestle the step-less house into the sloping landscape.
Full height glazing opens the house to the very beautiful arid landscape, while porches and overhangs protect interior spaces from the harsh Texas sun. Expansive walls of industrial insulated glazing panels allow soft modulated light to penetrate the interior while providing visual privacy. An integral lap pool with adjacent low fenestration reflects dappled light deep into the house.
Chaste stained concrete floors and blackened steel focal elements contrast with islands of mesquite flooring, cherry casework and fir ceilings. Selective areas of exposed limestone walls, some incorporating salvaged timber lintels, and cor-ten steel components further the contrast within the uncomplicated framework.
The Owner’s object and art collection is incorporated into the residence’s sequence of connecting galleries creating a choreography of passage that alternates between the lucid expression of simple ranch house architecture and the rich accumulation of their heritage.
The general contractor for the project is local custom homebuilder Dauphine Homes. Structural Engineering is provided by Structures Inc. of Austin, Texas, and Landscape Architecture is provided by Prado Design LLC in conjunction with Jill Nokes, also of Austin.

This was a rather dirty Terracotta kitchen floor located at a house in Winchmore Hill in Buckinghamshire, not to be confused with the Winchmore Hill in London. The sealer on the tiles had worn off some time ago and now the dirt was becoming trapped in the pores of the Terracotta making it impossible to clean.
Deep Cleaning Terracotta Tile
To deep clean into the pores of the Terracotta a diluted solution of Tile Doctor Pro Clean, which is a strong tile cleaner sage to use on tiled floors, was applied to kitchen floor and left to soak in for around ten minutes. Then with the aid of a commercial rotary machine the solution was scrubbed into the tiles to release the many years of accumulated ingrained soiling which was removed from the floor using a wet vacuum.
Although this deep cleaned the tile the grout lines needed further attention and were treated with Tile Doctor Grout Clean-up solution and then washed down with fresh water which was removed with a wet vacuum.
There was still evidence of sealer remaining on the floor in some areas so the next step in the process was to apply Tile Doctor Remove and Go again working it into the tile using a scrubbing pad fitted to a rotary machine. Remove and Go as its name suggests is used to remove waxes and sealants from tile and stone. It certainly did the job and once the resultant slurry was vacuumed up and the floor given a final rinse to remove any chemicals used in the process the floor was looking much cleaner and left to dry overnight ready for our return
Sealing Terracotta Tile
The next day came back to do the sealing and checked the floor first for any spots we might had missed and also to ensure it had dried sufficiently. Tile Doctor Seal and Go was then applied in coats to fully seal the floor. As well as adding protection Seal and Go adds a nice subtle satin finish to Terracotta and being water based it doesn’t give off an odour when it’s drying.

When we first met, this client was extremely frustrated. A current contractor had left her with a yard in disarray, a project incomplete and the loss of an entire season of swimming pool use. Additionally, years of accumulated DIY projects left other potential landscape contractors overwhelmed and unwilling to take this project on.
Picking up the pieces, we put together a design that would meet the client’s goals and our team set to work. We completed the retaining wall, laid a modular paver pool deck, updated the cedar deck, added privacy screening, solved drainage issues, installed LED lighting, overhauled plantings to maximize color and brought the lawn back to life.
The re-defined space is a dream-come-true for our client. A yard which two years ago was a jungle of debris, is now the “go-to” gathering place for family & friends to relax and have fun.

Is oil finish as durable as traditional factory urethane finishes with aluminum oxide?
When it comes to durability, oil finish flooring tackles the issue with a completely different method. The penetrating oil serves as protection from moisture and wear while allowing the user to feel the wood grains in their bare feet. If compared directly to factory finished aluminum oxide finish, the oil finish flooring will not perform as well to abrasion and impact. However, the beauty of this finish is the fact that it will camouflage any scratches which will inevitably accumulate over time.
Will this finish evaporate over time and will this be harmful for indoor air quality?
Another concern for oil finished floors its effect on indoor air quality. For on-site applications, some varieties suggest several coats which typically require the residents to be out of the home due to mild odors. However, there are factory finished UV-cured or single coat applications which lessen the downtime. Despite the odors produced during the drying process, oil finish floors rank amongst the lowest for VOC (volatile organic compound) emissions. Certain brands even boast true zero VOC. This fact alone makes oil finished floors one of the best options for green building solutions.

Does this type of finish require additional maintenance which I am not familiar with?
For weekly cleaning, oiled floors use a special cleaner which contains an oil and soap mixture. After a period of 12-18 months some oil may evaporate causing the wood grains to appear dry. An additional layer of oil can be reapplied to keep the floor looking fresh. Although oil finished floors require more involvement in periodic maintenance in high traffic areas, this maintenance can be done much easier than the equivalent of an onsite sand and refinish.

It was great working with Nayeli & Julian on their Chandler kitchen remodel. They had use remove everything in the kitchen including the cabinets, countertops, sink, faucet, and lighting.
They had us install white shaker cabinets and extent to upper cabinets with brown molding to ensure no dust could accumulate at the top. They added a large deep basin sink and new faucet.
They picked a great backsplash that ties in the countertops, cabinets, and sink.
They had one of those bulky fluorescent lights they had us replace with can lights.

This project was never really about the architecture. It was about a family that collects — art, ceramics, books, ideas — and needed a home that could hold all of that without turning into a museum.
The existing unit had good bones: generous ceiling heights, a floating stair, and enough square footage to work with. What it lacked was a coherent logic — a way of moving through the space that felt intentional, where each transition earned its moment.
We rebuilt that logic from the ground up.
The ground floor is organized around a single corridor that runs from the kitchen island through to the living room, with the staircase serving as the spine of the whole sequence. Rather than treating the stair as purely functional, we kept the glass balustrade open and lit the treads from below, so it reads as a light source as much as a passage. The console beneath it became a natural landing for ceramics and found objects — not styled, just placed.
In the living room, the brief was simple: make room for a very large painting without the room feeling like a gallery. The answer was to keep everything else quiet — a white built-in that does its job, sheer linen curtains that diffuse the light, black leather chairs that anchor the space without competing. The painting does the rest.
Upstairs, the landing is lit by a skylight that washes the hallway in natural light through most of the day. We lined one side with a burl wood console and let the ceramics and framed works speak for themselves. The mix of abstract prints, a bold red canvas, and handmade vessels gives the corridor a rhythm that feels accumulated over time rather than installed all at once — because it was.
Throughout, the material palette is deliberately restrained: white oak floors, white walls, white millwork. The restraint isn't minimalism for its own sake — it's a backdrop. The owners bring the color, texture, and personality. Our job was to give them the right walls to hang things on.

Initially devoid of a front garden, the space featured only a century-old arborvitae hedge on a sloped bed. Our transformation included the construction of a retaining wall with elegant columns, displaying a curated collection of handmade pots. A new hedge was introduced, housing Mediterranean trees like olive, bay, and guava. The courtyard and gravel garden bed, layered with decomposed granite, minimize mud accumulation. The article identifies spacious closets as the latest must-have in some of the city’s most expensive condominiums.

Challenge
As part-time residents of this Bonita Springs home, our clients were looking to update their outdoor entertainment area. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter.
Their needs included:
Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen.
Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued.
Solution
The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style.
Addition #1—Sitting Area:
The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors.
Addition #2—Outdoor Kitchen:
The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community.
Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily.
Brick Pavers
During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications.
Pool Renovations
To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color.
Screen Enclosure
A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment.
Results
This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.
