A sophisticated, yet livable, redesign took this Mediterranean-style home from old-world to a transitional/soft contemporary look. Opting to acknowledge the client’s past New York, Miami and LA residences, modern touches were added throughout. Leveraging the new kitchen backsplash, mixed hues and patterns of blues and grays flow through each room, adding cohesive style as well as needed pops of color. The neutral color palette of the main upholstery pieces and multi-colored artwork allows the homeowner’s future flexibility to introduce different colored accents to their rooms, creating new looks and maximizing the possibilities within their existing design.
In the main living space, a dramatic, large-scale tile design created a newly-defined statement wall in the family room—balancing the originally problematic offset fireplace. The oyster shell artwork above the fireplace, geometric etagere, and soft and sleek seating complement the tile and allow it to remain a grounding element in the room, while colorful artwork, rugs, and upholstery ensure the room stays lively. The brightly lit dining room boasts a bold blue hue and dramatic drapery to make an impactful statement without upstaging the rest of the surrounding rooms. A mica-chipped accent wall in the bedroom was the perfect backdrop to the white lacquer and chrome details in the furnishings. We added additional vivid fuchsia accents (the clients’ favorite color) and fuzzy textures to balance the edgy details, keeping an overall soft, feminine look.

It is a truth universally acknowledged that a homeowner in possession of a leaking roof must be in want of repairs.
And though it makes for a fun Jane Austen allusion, an unreliable roof is a serious problem. Water can cause a great deal of damage in a short time, so this homeowner wisely called us in to help.
The roof of this custom-designed home was leaking in myriad locations, so our team removed the existing roof decks to access and repair the exterior trouble spots.
The new deck was constructed atop a Bison pedestal system; in fact, we custom-designed the deck in panels that can be lifted for seasonal roof sweeping and simpler maintenance.
The various roof decks were rebuilt with both reclaimed decking and new ipe decking. Our team also removed several faulty parapet walls and replaced them with a mixture of stainless steel cables and ipe railings.
Finally, we took steps to prevent future drainage problems by applying a sealcoat to the exterior stucco and creating a copper drip-edge too.
Leaking roofs are no laughing matter, but thanks to Houseplay, this story — like Austen’s Pride and Prejudice — had a happy ending.

Nestled in the heart of the Laurelhurst neighborhood of Seattle, this charming home has been completed updated. Our clients desired a design that is fresh, understated and family friendly. The original kitchen was crowded and disconnected from other parts of the home. Our focus was to open up the spaces while maintaining the home’s integratory. The kitchen is now the center of the home with a large island for gathering. We selected classic finishes with modern touches throughout each space, thus providing a fresh look. Simple and smart furnishings were selected. We layered texture, color and scale with textiles and art to offer clean, uncluttered design lines that our clients wanted.

Contemporary/ Modern Floor Lamp - Buenos Aires Floor Lamp - Lighting by Iris Design Studio Ltd, The Buenos Aires lamp shade series resembles the city itself combining the old with the new, the archaic with the modern. This series is a metaphor for the first days of light and the first days of shade intermingled, inspired by the capital city, where the effects of the industrial renaissance can be seen alongside the colonial architecture, but with a new interpretation a new light designed to acknowledge what we know and recognize. The city of Buenos Aires, one of the most beautiful cities in the world, combines the old and the new, the traditional with the contemporary, this lamp shade series adheres to that magnificent model.
