They disliked their current kitchen and the existing breakfast area was too small. The old wooden deck was small and falling apart, and they wanted to replace it with an area in which they could entertain and have a place for the kids to play. The new kitchen layout offers a lot more storage and counter space. A large island offers a prep sink and significant counter space for cooking, having a buffet, doing homework or having a quick meal. The maple cabinetry with slight glaze of mocha, granite counters, a stone accented backsplash and stainless steel appliances give this kitchen remodel a real spark. Large double windows and transoms offer mom and dad full view of the built-in sandbox just outside so they can watch the children. New French doors lead onto the 20’ x 28’ flagstone patio. A short stone wall provides privacy and embedded lights make the space usable after sunset. The outcome has been a delight for this family and achieved their goals. These clients spent the majority of their time outside and entertained frequently, but their existing patio space didn't allow for larger gatherings. We added nearly 500 square feet to the already 225 square feet existing to create this expansive outdoor living room. The outdoor fireplace is see-thru and can fully convert to wood burning should the clients desire. Beyond the fireplace is a spa built in on two sides with a composite deck, LED step lighting, and outdoor rated TV, and additional counter space. The outdoor grilling area mimics the interior of the clients home with a kitchen island and space for dining. Heaters were added in ceiling and mounted to walls to create additional heat sources. To capture the best lighting, our clients enhanced their space with lighting in the overhangs, underneath the benches adjacent the fireplace, and recessed cans throughout. Audio/Visual details include an outdoor rated TV by the spa, Sonos surround sound in the main sitting area, the grilling area, and another landscape zone by the spa. The lighting and audio/visual in this project is also fully automated. To bring their existing area and new area together for ultimate entertaining, the clients remodeled their exterior breakfast room wall by removing three windows and adding an accordion door with a custom retractable screen to keep bugs out of the home. For landscape, the existing sod was removed and synthetic turf installed around the entirety of the backyard area along with a small putting green. Tradition Outdoor Living, LLC. This project was built to look original-to-the-home. It has matching shingles, paint, and brick columns. The ceiling was upgraded to T&G stained pine for a more rustic look. A TV and sound system were also added for additional outdoor entertainment under the patio cover. The vaulted ceiling creates an airy feeling to this patio while the recessed lighting enhances visibility during evening entertainment.

This is a two-story addition: a master suite addition on the second floor, which includes a master bedroom, bath, and new walk-in closet); on the first floor is a new three-season porch. The three-season porch has removable screens that can be replaced with glass in cooler months. It has electricity and a ceiling fan. Although they wanted to retain the charm and character of the old home, they knew they needed to do some extensive renovation. We designed an envelope that capitalized on the original architectural lines. By reconfiguring and redesigning the home, not only is the interior completely transformed, but now there’s the addition of a remarkable outdoor living space. The new kitchen is a dream to work in. With great consideration for the original feel, we were able to change the living space into an attractive inviting space where they could gather. Architecturally-interesting wrap-around decks spill out off the back of the home adding plenty of entertaining space while enhancing the home’s overall look. Features include a glass-covered Basalt BBQ and an enclosed hot tub with plasma TV and AV system to create the ultimate indoor/outdoor experience. This extensive home renovation in McLean, VA featured a multi-room transformation. The kitchen, family room and living room were remodeled into an open concept space with beautiful hardwood floors throughout and recessed lighting to enhance the natural light reaching the home.
