Second-Story Addition in Yardley by BMR Belmax Remodeling BMR Belmax Remodeling recently completed a second-story addition above an existing garage in Yardley, creating a beautiful and functional new space with a gable dormer. The project included: Designing and constructing a new second-story addition with walls, subflooring, and a gable dormer. Installing support posts and beams in the garage to ensure the addition’s stability. Extending the home’s HVAC system and adding a new mini-split unit for optimal comfort. Adding four new windows, new stairs from the garage to the second floor, recessed lighting, and electrical outlets. Completing the exterior with siding, gutters, and shingles that seamlessly match the existing home. The homeowner was extremely pleased with the results, enjoying a smoothly executed project that enhances their home’s space and style.

The Brooke Residence ‘Addi- tion by Subtraction’ remodeling project was recognized with numerous regional and national awards and was selected for Fine Homebuilding’s Annual Issue on Houses. This 1920’s Craftsman Bungalow had been poorly modified in the 70’s in an attempt to address poor energy performance with a scabbed on solarium. The design solution removed the solarium and completely reimagined the floor plan: The kitchen was relocated to the rear; the stairway was relocated to enhance function, and a better connection to the family room was created.

This contemporary kitchen effortlessly blends modern style with a refreshing pop of color. Crisp white cabinetry and sleek countertops create a clean, airy feel, while turquoise accents bring a vibrant touch to the space. The turquoise island adds a dynamic focal point, complementing the neutral tones of the room. Stainless steel appliances and minimalist hardware enhance the kitchen's sophisticated, streamlined look. The open layout maximizes light, with large windows allowing natural sunlight to flood the space, further highlighting the bright and inviting atmosphere. With its balance of fresh, cool hues and sleek design, this kitchen offers a chic and functional culinary haven.

This project focused on creating a more functional and connected first floor while introducing a refined, modern aesthetic. The design prioritizes open sightlines, improved circulation, and purposeful zones for daily living. The kitchen, dining, and living spaces were reworked to feel cohesive and expansive, while private areas such as the primary suite were enhanced for comfort and usability. Material selections balance warmth and contrast, combining darker cabinetry, natural wood tones, and light stone surfaces to create a grounded and livable environment. Storage was a key driver throughout the design, with added pantry space, built-ins, and a fully customized closet.

Old walls were removed to open the space. Large sliding doors were replaced to enhance the red rock views of Sedona AZ.

Our clients' favorite appliance is their espresso machine, so incorporating a permanent ome for it in the new design was a must! We were able to create a recessed nook across from the kitchen by taking some space out of their existing laundry room. The niche is enhanced by the custom sized Dandy ceramic tile, designed to perfectly match the kitchen cabinet color.
