Seabrook features miles of shoreline just 30 minutes from downtown Houston. Our clients found the perfect home located on a canal with bay access, but it was a bit dated. Freshening up a home isn’t just paint and furniture, though. By knocking down some walls in the main living area, an open floor plan brightened the space and made it ideal for hosting family and guests. Our advice is to always add in pops of color, so we did just with brass. The barstools, light fixtures, and cabinet hardware compliment the airy, white kitchen. We accomplished this last goal by building up soil mounds behind retaining walls and using taller plants at the apex. Privacy for the deck was achieved by the addition of sleek stucco walls. Project features a large swath of a walkable, drought-tolerant grass alternative. Special care was devoted to selecting plants that can withstand the wind, fog and salt-spray that occur near the ocean. South African and Australian plants figure prominently into the plant palette and create a vibrant complimentary color scheme against the ocean backdrop. I was contacted by a professional couple who were despairing over the state of their Victorian tiled hallway floor which was dull and uninviting. The property was in Newport which is on the south east side of Wales around twelve miles east of the bustling city of Cardiff. I went over to visit the property which was a beautiful Victorian period terrace house nestled amongst other properties of a similar age properties. The couple wanted their Victorian hallway floor to be brought back to life, so I demonstrated the cleaning process I intended to use on a small part of the floor. Immediately it had the desired effect and the floor looked much cleaner. I could see that there were no structural issues with the floor and the test clean proved it was just ingrained dirt that was the problem. The clients were happy with the result of the demonstration and subsequent quote, so we arranged a suitable date to come back and complete the work. When I arrived, I started by protecting the skirting boards with tape and then set about giving the Victorian tiles a deep clean. I applied a combination of Tile Doctor Pro-Clean and Remove and Go leaving it to dwell for a short time to allow the products to soak into the pores of the tiles and start breaking down the ingrained dirt. After about ten minutes I scrubbed the floor with black scrubbing pad attached to a rotary floor buffer which released the years of grime and dirt. The floor was then rinsed with water and the soil removed using a wet vacuum. I repeated the process to ensure the floor was as clean as possible. A further inspection of the Victorian tiles revealed a few stubborn marks which were dealt with using handheld diamond burnishing blocks. These are also handy for getting into the corners of the floor which were difficult to reach with the rotary machine. The floor was then left overnight to dry out. The following day I returned, and I checked the floor was dry using a moisture meter to ensure it was dry. Once I was happy, I started to seal the floor with Tile Doctor Seal & Go which is a water-based sealer that works well on Victorian tiles. Several coats were applied building up layers to produce a stunning satin finish. Once I had finished the floor was looking so much cleaner and brighter and the addition of the sealer will protect the floor from dirt and keep it looking good for some time to come. My clients were over the moon with the floor! For aftercare I recommend Tile Doctor Neutral Tile Cleaner, which unlike the stronger products you find in supermarkets is ideal for cleaning sealed floors and will ensure the sealer stays in good condition. Spectrum Construction & Development, based out of Roxbury Twp., New Jersey is the recipient of the 2016 Awards of Excellence presented by the Metropolitan Builders & Contractors Association of New Jersey in the Custom Single-Family Home Category ($1,000,000 - $2,000,000) The homeowners moved to Morris County, New Jersey to be closer to their grown children and their families. They found a mid-century style home on a beautiful tree-lined street less than a mile away from their children's homes. Although the location was ideal and the corner lot perfectly situated for the homeowners, it was in disrepair and did not offer them the space, design features and finishes they wanted. Spectrum Construction arranged for the original home to be deconstructed with any salvageable material sold to the public for reuse or re-purposing. The custom 4-bedroom, 4.5-bath home that Spectrum Construction designed and built in its place combines country charm with modern elegance. This new home incorporates many unique features including the “drive through” two-car garage that allows the homeowners access to the converging streets. The massive first-floor master bedroom suite consists of a marble surround fireplace, 2 sizeable walk-in-closets as well as his and her luxurious master bathrooms. Two home offices provide the homeowners with ample room to take care of business. An elevator was installed to enable the homeowners and aging guests to easily and safely access the second floor. Abundant storage areas throughout the home, including the cavernous full basement, offer plenty of space to stow extra belongings. Likewise, the Colony is celebrated the world over as a vintage mecca with a 100-year history of tastemaking residents. This spirit of play guided our design approach, and the Chairish Villa fearlessly mixes historically significant, Palm Beach specific design themes with modern additions like contemporary art, mid-century furnishings and sophisticated layering to delight The Colony’s fashionable clientele. Chinoiserie motifs, animalia details, wicker, rattan, and breezy hues abound. Palm Beach is a famed treasure trove of vintage and antique furnishings, offered by an extensive community of expert local purveyors. Almost all the furnishings selected by Chairish for the project were locally sourced from Chairish dealers within 5 miles from the hotel, making The Chairish Villa at The Colony both a fashionable and sustainable destination. We used matching archival wallpaper and fabric pairings. This approach was specifically inspired by the Yellow Roses Room at the Flagler Mansion, and we sourced our textile, wallpaper, and trim pairings exclusively from our partner Schumacher Hospitality. Schumacher’s Del Tesoro pattern, based on a 19th-century French document, served as the project’s overall jumping off point. We also used Hydrangea Drape, which was inspired by a design of Hobe Erwin. The villa features over 40 pieces of art: largely comprised of contemporary works from 20 artists from around the world, half of which were tapped to create original works specific to the space. This impressive showing is complemented by a small selection of vintage artwork as well. Noteworthy Artists include: Liz Marsh, Hope Olson, Brock DeBoer, Lia Burke Libaire, Venetia Syms, Ron Giusti, and Virginia Chamlee, among others.
