With education being key to our remodel process, our designer discussed lighting elements, space planning, cabinet options and finish materials with our homeowners. To begin, she talked about under cabinet and above cabinet lighting options. They also discussed the popularity and functionality of LED lights for task, decorative and ambient lighting scenes. Eavesdropping on our conversation, one of the brothers chimed in on how often they had to change the recessed ceiling fixtures. That comment from the brother led our designer to increase our scope of work to add dimmable LED can lights in the color frequency close to daylight. Now it was time to complete the finish selections. Product selection had to go quickly, as the homeowner was only able to dedicate one long weekend to shop. With this goal in mind, our designer made choosing plumbing products and decorative lighting an online event. Then they went to an appliance showroom and granite/tile showroom to make the final choices. Our designer made sure they found a gorgeous set of slabs for the granite above the cooktop, since it was a key factor for the client and her mother. With all the selections made, final space plan drawings and the electrical layout complete, the client met with our designer to sign off on all the paperwork and move forward with their new kitchen. The key improvements incorporated into the final design were: LED can lights, under cabinet and above cabinet lights all on dimmers. Accessible items for wheelchair use with a touch-free faucet and microwave drawer . Extra deep counter space and seating at the island. Additional storage cabinets under the seating area of the island. Decreased traffic flow issues by adjusting refrigerator/freezer location and double oven cabinet. Plug strips under the wall cabinets to eliminate backsplash outlets. An expansive granite slab backsplash centered on the cooktop area. Our project manager started the job with rough electrical and rough plumbing, as the homeowner had enlisted the assistance of a family friend to remove the kitchen cabinets and re-install them in her garage. The plumbing was straight forward with the gas line already in place and the sink location staying in the island. The electrician wired for the new under-cabinet and above cabinet LED strip lights. The sconce locations were adjusted for the new bar top location, as were a row of can lights to accommodate for an even pour of ambient light throughout the space. The new LED can lights are a hit, as none have needed to be changed out. Our project manager specializes in trim carpentry so he did the cabinet install to keep our schedule on time. The cabinets went in smoothly except for the custom refrigerator panel. One of the panels needed to be remade three times, as each time it was produced the manufacturer’s quality control caught a defect. Our project manager worked closely with manufacturer and homeowner to keep everyone in the loop waiting patiently on its arrival. When it came time for the quartzite installation, we worked closely with our fabricator at cut layout to create the focal point at the hood. His team did an excellent job with the installation. The sink area was a surprise. They went above and beyond in framing the sink with the similar vein to the hood backsplash. Upon installation, the tile backsplash just did not do justice to the amazing quartzite. Discussion with the family and pictures sent to the homeowner lead to a decision to call the fabricator to see how much quartzite might be left. He had just enough to complete the island and beverage center. In the end, the backsplash worked out beautifully in all stone. We met our schedule for the end date of the project and the wheelchair-bound sister was able to move in. For this large Italian family, big meals with lots of family and friends in the new wonderful hub/kitchen is now a part of their happy life. Mission accomplished.

A custom water drainage system was designed and installed for this property. It routes most rain water from the roof to the roadside drainage system. It works very well. Out and about in the backyard, you’ll find some young fruit trees to include guanabana, (2) limón, melocotón, mangustin, and fig. We also have several active guandu bushes (pigeon peas) to add to your rice or feed your parrot. You’ll also find a small moringa tree, along with some eucalyptus, salvia, and artemisa bushes. The property has been maintained by the same gardener for over 7 years.

This Kitchen located in a traditional Tudor-style home in Lake Forest, IL needed a drastic change to reflect the sophisticated style and personality of the young, modern family with its executive yet family-oriented lifestyle. Our clients presented us with multiple design and functionality challenges including, but not limited to their kitchen feeling dark and enclosed even with their wonderful 9’ ceilings. There was a true lack of connection between their family room and kitchen, which made it difficult for them to enjoy their time together as a young family. The kitchen lacked storage, included a small desk area used for storing china, and a broken working triangle between appliances and prep areas. From the client’s lackluster kitchen we set out to provide them with functional and attractive solutions to maximize their storage, space and provide quality that would stand the test of time. We started by changing the orientation of the kitchen in turn opening up the exterior wall with beautiful French sliding patio doors that originally housed an under-sized window where under perched the kitchen sink. Instantly ample light poured into the space connecting the wooded lot to the kitchen as well as large deck for entertaining. We also opened the adjoining wall to the family room, which allotted open passage and a clear view to join the family space together. A bar height countertop was added for entertaining yet allowed for some visual separation between the spaces. We added spice drawers, towel pull outs at the sink and a wall of display and china cabinetry that mimic the cabinetry designed in the family room with beautiful, serpentine curved mullions by a floating banquette in the breakfast nook. The exterior runs of the kitchen cabinetry are custom-made and hand finished with a beautiful warm white paint and café latte glaze. With espresso brown marble counters. The center ten-foot island is a rustic alder furniture-grade beauty with hand-turned legs and beautiful shaker panel doors and green marble top that brings in the tones of the teals, creams and browns running through the space. All of this sets on top of a beautiful twelve by twenty-four stone tile laid in an angled herringbone pattern. The kitchen backsplash is a custom tone crackle subway tile with a custom colored hand-cut Ann Sacks glass mosaic representing escargot over the professional-grade oven, surrounded by a hand-poured teal glass border. The great room appeared extremely dark despite having large windows that reached towards the vaulted ceilings. The client felt attention was not drawn to the outside. The solution we drafted included pulling the mullions out of the windows and painting the trim work white. The fireplace was on one wall and the television on another. With the current furniture arrangements the back would have been to the fireplace. We changed the orientation of the room by placing the television over the fireplace in a recessed niche trimmed with stone and faced the upper portion in silk and the lower in large-format travertine. In creating a more intriguing fireplace façade we provided a focus for the furniture grouping to sit within. An oversized section with extra deep seating allows for a comfortable place to perch and spend family time while watching movies. The lighting in the space prior was not adequate so we created the addition of a small chandelier over the game table near the windows and added volume to the ceiling by including a larger chandelier central within the room with more candles. These changes helped update the formerly outdated dark and dreary space. With the bones of the room uplifted we drew our attention to adding detail in furnishings and window treatments. We accented the room with subtle patterning on top of bold color choices. The chairs offer depth and dimension with the green citron accented seats and peacock-patterned back fabric that help tone the colors down. To lighting the space we added an oversized cocktail ottoman that floats beautifully within the space and brings in the blue accents with button tufts as a peek-a-boo effect within. The sliding tray works perfectly to function as both a cocktail table and place to rest one’s feet. The game table in the rear of the room has an inlaid cross-cut branch marquis within the top and is surrounded by clean-lined chairs and a curved banquette perfect for a family to play games at and spend their quality time. Beautiful bounding window treatments drape the two-story window wall with an over-sized medallion patterned top treatment cascading into solid blue striated fabric trimmed with beaded shell trim for an appropriately dynamic finishing touch to the space. The kitchen and family room meld beautifully together and offer a crisp yet welcoming feel to the home in keeping with the Tudor styling and modern family needs. This open space makes you feel like entering into a movie scene. Large areas of black and white contrast, and smooth lines create a powerful aura. However, soft lights bring back a romantic atmosphere. The space is highlighted by vir-tuality and reality. The development of modern technology diversified people’s cognition and iden-tification of space dimension. The designer tries to break the inherent bound-ary consciousness among technology, humanities and nature by comfortable and efficient spatial perception. Wandering between virtual and real, light and shadow, the space presents a fu-ture sense through symbols. It shows a bold, free, open, lush, and new office format. "Compared with technology, we pay more attention to people's emotions and feelings. We have always been advocating using the most common materials to create different spaces, and the key is depended on design." Said designer GAO Zhiqiang. Therefore, when it came to the selection of materials, pureness presents in-finity, simplicity creates richness. Bright green brings cheerfulness, and the exposed ceiling and cloud-like chandeliers create a natural and agile visual perception. The combination of dynamic and stillness embodies the concentra-tion of the designer. As the previous office was in Chinese style with redwood furniture, in order to have good effect of the overall space, the designer discussed with the own-er repeatedly, strive to change into a modern style, which matches more with their products, clients, competitors, brand culture and temperament of the of-fice, younger staff, etc., in the end, this design shows up. This is a ring-shaped office space with same walls and same core tubes, which make people easily disoriented. By the principle of 5 elements - metal, wood, water, fire and earth, the designer placed the reception and exhibition room in the middle, and painted in yellow, corresponding to central earth. According to this principle, the R & D department on the east side is decorat-ed in green, corresponding to wood, also, the market and finance department on the south side is orange, corresponding to fire. Service department on the west is white color representing metal, CEO and QC office on the north side is given black color, representing water. 5 directions are painted in 5 colors, which make people clearly distinguish departments and directions. The building wall of the void area has a huge sloped beam, which causes poor visual experience. To solve this problem, the designer creates a magnificent X-shaped style by making use of the original beam structure. Its perforated sides and the luminous aluminum plates are very sci-fi, showing a similar vision of X-Men headquarters. The interaction, communication and intersection among people are the key points of designing moving lines. Their optimization brings closer collaboration among departments,shorten the distance that people have to walk in the space, such as in conference rooms, negotiation rooms, recreation area, water bar, reception area. Reasonable moving lines make discussion and communication between people, de-partments, and customers more efficient. At the same time, different spaces create different atmospheres and emotions, relax, or serious, or leisurable, etc., so as to meet needs of different moments. In addition, the designer GAO Zhiqiang said, "We want to create a feeling of flowing clouds. Lights and curves create moving lines, and give a sense of freedom." To remove the shackles of traditional office designs, and give a space infi-nite vitality is not just a change in form, it is more about 'people' them-selves. Here, everyone has a very large degree of freedom, and they can feel the infinite possibilities of future. Initiative and creativity are stimulated at the same time. Once people create the environment, areas interact with each other, and the power of design emerges. Soft curve is a visual expression of tolerance and infinite possibilities. The spatial layout breaks isolation and shortens the distance of human hearts. High efficiency while no boundaries, and everywhere has space for independent thinking and solitude. The space respects each individual and can also unit as a whole. Gaudi, the most famous Spanish architect, once said that straight lines belong to human, and curves belong to the God. It is probably that the curves give birth to too many wonderful changes. In this space, the curves are formed smoothly, either on the ground or ceiling, or a room, a partition. "Spatial emotion design" advocates bringing human attributes to spatial func-tions. By designing and shaping the space, people are able to work in the best state of physiological and psychological emotions. Therefore, AFFD is trying their best to create comfortable working environments for employees, to ensure efficient work, as well as physical and mental health of staff.

This Australian-inspired new construction was a successful collaboration between homeowner, architect, designer and builder. The home features a Henrybuilt kitchen, butler's pantry, private home office, guest suite, master suite, entry foyer with concealed entrances to the powder bathroom and coat closet, hidden play loft, and full front and back landscaping with swimming pool and pool house/ADU.

This bedroom and full bathroom are part of an adventuresome project my wife and I embarked upon to create a complete apartment in the basement of our townhouse. We designed a floor plan that creatively and efficiently used all of the 385-square-foot-space, without sacrificing beauty, comfort or function – and all without breaking the bank! To maximize our budget, we did the work ourselves and added everything from thrift store finds to DIY wall art to bring it all together. A partial double closet bar adds a little extra space while still leaving room for longer hanging clothes.
