This simple kitchen design is completely transformed by the natural light filling it from the perfectly placed window and patio door. This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project.
We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors.
Challenges:
This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time.
Solution:
The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project.
However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. We believe the results speak for themselves!

A major pain point of staying in 64 sq.m. of duplex condominium unit, which is used for a home-studio for an animator and an artist, is that there is not enough space for dwelling. Moreover, a double-volume space of living area with a huge glass curtain wall, faces West. High temperature occurs all day long, since it allows direct sunlight to come inside.
In order to solve both mentioned problems, three addition items are proposed which are, GRID PARTITION, EXTENSION DECK, and STEPPING SPACE.
A glass partition not only dividing space between kitchen and living, but also helps reduce electricity charge from air-condition. Grid-like of double glass frame is for stuff and stationery hanging, as to serve the owners’ activities.
Extension deck would help filtrating heat from direct sunlight, since an existing high glass facade facing West.
An existing staircase for going up to the second-floor bedroom, is added by a proposed space above, since this condominium unit has no enough space for dwelling or storage. In order to utilize the space in a small condominium, creating another staircase above the existing one helps increase the space.
The grid partition and the extension deck help ‘decrease’ the electricity charge, while the extension deck and the stepping space help ‘increase’ the space for 11 sq.m.

2018 HNA Awards Honorable Mention - Concrete Paver - Commercial (size less than 15,000 sf)

The interior courtyard, outdoor sidewalks and entry to parking garage were designed using the Oldcastle Moduline Series. Six different shapes were used with three colors for each shape and one shape used a fourth color. Additionally, Hexagon pavers in two colors used on front walkway. This brings the total to 21 different items used on this project in downtown Orlando.

Armando called us for a free estimate, we passed by and shortly got back to him with a quote. We had to remove a very old pre-existing wood fence. We installed a full privacy wood-with frame style fence made with PT wood. We added top crown wood caps to make it look pretty. For no additional cost we converted his double swing doors on the left side of the house into a rolling gate which I recommend since he mentioned buying a boat was next on his todo list (must be nice right haha). You can also see his entrance close to the concrete which is his pedestrian swing door. On the right side we added two 6 foot swing doors with heavy duty hinges. (I always highly recommend for longevity). Overall it was a success and Armando recommended his good friend Gladis which we will be starting next week. Stay posted for her project outcome. I WISH I had before pictures of this project. The home was built in 2001. And after living 20+ years with a builder's grade kitchen, the lovely couple was eager to revamp. This time around, we brought the wall cabinets to the ceiling (which always give the illusion of taller ceilings, not to mention the additional storage); And topped the wall cabinets with a beautiful molding detail. An added island, in a dark gray stain added visual interest and weight to this white shaker kitchen.
?Designer Tip- Want an island with seating? A dark, stain is a great finish choice. For ☝️, a stain is more durable than a paint. And ✌️, the darker finish will hide scuff marks and wear and tear the island may endure from company and littles.

This swimming pool design is a perimeter overflow which means the water level of the pool is at the same elevation of the pool coping. The water overflows from the pool into a hidden trough below the coping and deck and the water gets recirculated into the pool. Perimeter overflow pool designs are one of the most complicated to build because there is very little room for error, if any at all. If you are considering a pool design of this nature, be sure to contact a experienced and qualified swimming pool designer.
In addition to the unique design element of this pool, the homeowner wanted a interior finish that would deliver as much of a wow factor as the pool itself. They chose glass tile for the pool's interior. The glass tile really makes this pool sparkle and is one of the most durable, long-lasting finishes that can be applied on a pool's interior surface. Not to mention this type of finish is as pricey as it is durable.

A peninsula separated the kitchen from the breakfast area and the adjacent sunroom was only accessed via a single door. The back pantry was poorly designed and there was no logic to the kitchen’s work space.
The first step in this stunning transformation involved replacing the original peninsula with a large central island. Built using espresso stained furniture-quality cabinets with icon legs, open bottoms and exotic dark granite countertops, all kitchen traffic now flows around the island.
The outside wall of the kitchen, featuring a 48” Thermador range, stainless steel range hood and glass tile backsplash, is the focal point of the new space. A stainless steel farm-style sink sits beneath one of two large windows that provide lots of natural light into the room. To the right, sits a 48” Sub Zero refrigerator/freezer.
The wall adjacent to the family room was never used properly. Now it is home to two tall pantries, double ovens and a microwave. Creative pass through arches let the homeowner attend to guests while preparing food in the kitchen. The butler area adjacent to the dining room is filled with glass front cabinetry and additional cabinetry for extra storage.
The kitchen is now part of an open concept design flowing from kitchen to dining room to sun room. By replacing a bearing wall with a structural header, traffic can flow from one room to the next making it brighter and more conducive to entertaining.
More spacious than ever, this new kitchen is the hub of the home for this couple who love to cook and entertain.

This bedroom was designed to accommodate a teenager boy who will be pursuing in the music industry. We took in consideration the need to have a additional queen size bed for guests. This space can be used for gatherings to listen him playing tracks or just to have friends over to play video game.
The use of this space is endless! The rare picture of Basquiat in the desk area and a very interesting table lamp, vintage, and made of clay welcomes everyone who walks in, without forget to mentioned, we incorporated the hall entrance with the rest of the room, adding the ceiling pendant that reflects an abstract interesting pattern in the ceiling, making even more artsy and fun!

a classic city home, built in the 50’s. Her family moved in August of ’18, and in less than a year, she’s already completed a number of remodel projects including additions to the master bedroom and 2-bedroom + bath “kids’ wing.” She’s opened walls from the kitchen to the living and dining rooms creating a massive open floor plan and refinished all the original hardwood floors. After seeing her beautifully furnished space and hearing her listing everything she’s done to get her house the way it looks today, I had so many exciting ideas to help her add the finishing touches she was needing and to give her the look she was going for.
Referencing her inspiration pics saved to Houzz and Pinterest, the first item on the list was to add window treatments. These were presented in a soft, crisp white fabric which maintains the brightness for each room, diffusing the sunlight throughout, keeping each space light and airy. The simple functional panels give her the privacy she wanted from all the passersby walking the park, which are lined to help regulate the temperature differences she needed. The hardware for these panels is something to mention –simple, modern, matte black rods and brackets, highlighted with acrylic finials and gold rings. This combination is an exclamation point showcasing what custom window treatments can really do for a room. The main dining room window boasts a striking contrast of rich black wide leather tape, drawing your eye right to the beautiful picture window, which in and of itself is a perfect accent to this space.
From there, adding the right wall hangings and artwork, task lighting, accessories, and accents layered throughout, mixing lots of textures, metal finishes, and varying shades of color synchronizes one room to the next buttoning up the entire design concept she was striving to achieve.
