Xtreme Renovations has completed a Major Renovation Project near the Tomball area of Harris County. This project required demolition of the existing Kitchen Cabinetry and removing fur downs, rerouting HVAC Registers, Electrical and installation of Natural Gas lines for converting from an All Electric Kitchen to Natural Gas cooktop with an Xtreme Exhaust System above the new gas cooktop. Existing walls wear moved during the demolition process to expand the original footprint of the Kitchen to include additional cabinetry and relocation of the new Double Oven as well as an open Pantry area. All new Custom Built Cabinetry were installed made from Maple wood and stained to the specification of our clients. New Quartz countertops were fabricated and installed throughout the Kitchen as well as a Bar Area in the Great Room which also included Custom Built Cabinetry. New tile flooring was installed throughout the Mud Room, Kitchen, Breakfast Area, Hall Way adjoining the Formal Dining Room and Powder Bath. Back splash included both Ceramic and Glass Tile to and a touch of class and the Wow Factor our clients desired and deserved. Major drywall work was required throughout the Kitchen, Great Room, Powder Bath and Breakfast Area. Many added features such as LED lighting on dimmers were installed throughout the Kitchen including under cabinet lighting. Installation of all new appliances was included in the Kitchen as well as the Bar Area in the Great Room. Custom Built Corner Cabinetry was also installed in the Formal Dining Room. Custom Built Crown Molding was also part of this project in the Great Room designed to match Crown Molding above doorways. Existing paneling was removed and replaced with drywall to add to this Major Update of the 1970’s constructed home. Floating, texturing and painting throughout both levels of this 2 Story Home was also completed. The existing stairway in the Great Room was removed and new Wrought Iron Spindles, Handrails, Hardwood Flooring were installed. New Carpeting and Hardwood Flooring were included in the Renovation Project. State of the Art CAT 6 cabling was installed in the entire home adding to the functionality of the New Home Entertainment and Computer Networking System as well as connectivity throughout the home. The Central hub area for the new cabling is climate controlled and vented for precise temperature control. An antique-inspired, hand-pegged vanity from our Nest collection, in hand-planed quarter-sawn cherry with metal capped feet, sets the tone. Calcutta Gold marble warms the room while being complimented by a white marble top and traditional backsplash. Polished nickel fixtures, lighting, and hardware selected by the client add elegance. A special bathroom for special guests. Next on the list were the laundry area, bar and fireplace. The laundry area greets those who enter through the casual back foyer of the home. It also backs up to the kitchen and breakfast nook. The clients wanted this area to be as beautiful as the other areas of the home and the visible washer and dryer were detracting from their vision. They also were hoping to allow this area to serve double duty as a buffet when they were entertaining. So, the decision was made to hide the washer and dryer with pocket doors. The new cabinetry had to match the existing wall cabinets in style and finish, which is no small task. Our Nest artist came to the rescue. A five-piece soapstone sink and distressed counter top complete the space with a nod to the past. Our clients wished to add a beverage refrigerator to the existing bar. The wall cabinets were kept in place again. Inspired by a beloved antique corner cupboard also in this sitting room, we decided to use stained cabinetry for the base and refrigerator panel. Soapstone was used for the top and new fireplace surround, bringing continuity from the nearby back foyer. Last, but definitely not least, the kitchen, banquette and powder room were addressed. The clients removed a glass door in lieu of a wide window to create a cozy breakfast nook featuring a Nest banquette base and table. Brackets for the bench were designed in keeping with the traditional details of the home. A handy drawer was incorporated. The double vase pedestal table with breadboard ends seats six comfortably. The powder room was updated with another antique reproduction vanity and beautiful vessel sink. While the kitchen was beautifully done, it was showing its age and functional improvements were desired. This room, like the laundry room, was a project that included existing cabinetry mixed with matching new cabinetry. Precision was necessary. For better function and flow, the cooking surface was relocated from the island to the side wall. Instead of a cooktop with separate wall ovens, the clients opted for a pro style range. These design changes not only make prepping and cooking in the space much more enjoyable, but also allow for a wood hood flanked by bracketed glass cabinets to act a gorgeous focal point. Other changes included removing a small desk in lieu of a dresser style counter height base cabinet. This provided improved counter space and storage. The new island gave better storage, uninterrupted counter space and a perch for the cook or company. Calacatta Gold quartz tops are complimented by a natural limestone floor. Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls. The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted. The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing. Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface. Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency. The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.

This basement renovation was specifically designed to provide additional and more functional entertaining space. We addressed the previous layout, where the old bar somewhat divided the area, by installing a new bar that seamlessly opens up the floor plan, creating a much more inviting space for gatherings. We also relocated the main gathering area to the larger open section of the basement. This allowed us to incorporate the big screened TV, making it a focal point for entertainment. The custom-designed built-in shelving unit serves multiple purposes. It cleverly integrates a necessary support beam into the design while also subtly defining the game table area. Furthermore, this piece offers a stylish wine display and includes concealed shelving for convenient storage.

With the dining/bar, lanai, and family adding to the space giving it a open and spacious feeling. Then we addressed the hall with its too many doors. Changing the location of the guest bedroom door to accommodate a better furniture layout. The bathrooms we started from scratch The new look is perfectly suited for the clients and their entertaining lifestyle.

The master bath was a very tight space with an awkward vanity, tub and toilet. For ease of use, the client wanted to eliminate the tub and add a shower, so we transformed the tub into a zero threshold shower with a small flip-down bench and hand shower so that she can shower sitting down if needed and there is no risk of tripping on the shower curb. A small cone shaped vanity provides a unique look and provides storage. A wall hung toilet helps address some clearance issues, and grab bars at shower and toilet address safety concerns. There was even room for a small built in cabinet across from the toilet for towel and toiletry storage. Antique lighting and wallpaper combined with modern plumbing fixtures keep the space looking cottage-y but also up-to-date. Jennifer Hazen from Reico Kitchen and Bath in Charlottesville, VA, designed a transitional-inspired kitchen featuring Masterpiece cabinetry. The kitchen’s perimeter cabinets feature the Ganon full overlay door style in a Cottage finish, while the kitchen island is an Evergreen finish. The perimeter and coffee bar area feature countertops and full height backsplash in Hilite Venatino Gold quartz, while the island countertop features Taj Mahal Quartzite with a 3-inch mitered apron. The kitchen also features KitchenAid and Frigidaire appliances. Jennifer shared insights into the project, highlighting its unique aspects: “The clients wanted to stick with a style that would endure over time while still standing out as classy. A dynamic client desired a secluded respite enclave for their Bedford home. The pool and terrace area anchors the enclave featuring an cabana/entertainment cottageesque structure at one end and multi-level seating grotto's with a central outdoor fireplace at the other end. The comprehensive design addressed a range of needs including serving intimate family moments while accommodating large gatherings. From family to guests who primarily work in the music industry, the entire enclave was designed to serve a wide bandwidth of needs. The cabana features a large open plan gathering room complete with wood burning fireplace, media wall, game areas and open full service kitchen/bar areas with adjacent cafe table seating. The gathering room opens directly onto the terrace area via large folding french doors providing a combination of 24' clear area in 3 openings. Cutting edge media is linked to a robust integrated wifi network throughout the interior and exterior serving state of the art interior and exterior audio systems.

Many other items were addressed during this Renovation Project including upgrading the Main Electrical Service, Custom Built Cabinetry throughout the Mud Room and creating a closet where the existing Double Oven was located with access to new shelving and coat racks in the Mud Room Area.
