After returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow. In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party. The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight. Having expanded from its original 1100 square feet to approximately 1700 square feet, it’s still a small, sweet house – only freshly updated, and with a hint of porchiness. Photos by Katie Hutchison

Becoming one of our most popular Console/Hutch combinations, our "Boatyard Console/Hutch" features salvaged pine, reclaimed cypress and architectural shutters from the early 1900's. Also pictured is the wet bar counter top we milled from the same reclaimed cypress featured on the Boatyard hutch. It proves to be an excellent accent piece while the remaining kitchen countertops are granite. Working closely with our clients, we custom build each piece to our clients specifications while maintaining the Saltaire style.

Our clients requested a dramatic, yet classy look for their master and guest bathroom remodels. The clients desperately needed more storage space and wanted to maximize functionality. We were excited to share our ideas and design a timeless look that the clients could enjoy for many years. Our clients wanted the look of marble, without the maintenance of natural stone, in addition to a bold contrasting element within this space. The goal was to use similar materials throughout, but implement various patterns and textures to create a visual flow from one area to the next. To maximize storage and propose a contrasting element, we designed the cabinetry using maple cabinets with an Onyx finish for a classic look. Outback granite countertops were fabricated for the vanities. We installed the same granite on the tub deck and within the shower to create a smooth visual flow. The cabinet finish allowed the natural light from the window to provide colorful dimension to the overall look of the cabinets. The shower is wrapped in breathtaking porcelain slabs intended to look like marble, and provide little to no maintenance. This is the first home of a young professional couple. Their main goal was to remodel their kitchen to create a more open feel. At the time the kitchen included a built in bench and table that was dated and nonfunctional. We worked together to create a new layout on our design software program. It was very helpful for our clients to see their new kitchen in 3-D drawings. We removed a bearing wall between the dining room and kitchen and opened it up for a breakfast bar contained in the peninsula. During demolition we found that there was no foundation under the floor joists in the concealed crawl space below the kitchen and no footings under the bearing wall. This home is located on a one acre parcel of land near the banks of the Milwaukee River in the older established subdivision of Sleepy Hollow Estates in Mequon, Wisconsin. The inspiration for this Glen Cove Residence was to bring the desired by many, contemporary and modern lifestyle of a down town loft and establish it in a neighborhood in the suburbs amongst traditional style homes. Sleepy Hollow Estates like many older established neighborhoods throughout the North shore and Westside communities of Milwaukee had great local architects such as John Randall McDonald and Russell Barr Williamson, who built contemporary master pieces amongst very traditional style homes. This created diversity in the style of homes in these neighborhoods which for the people living in them and the people just passing by, an experience of harmony and cultural lifestyle. Unfortunately today, many new neighborhood developments lack harmony and cultural lifestyle and don’t allow for homes such as this Glen Cove Residence to be built. And for that matter many of the homes built by John Randall McDonald and Russell Barr Williamson back in the 1950’s. When driving through these new developments, one would experience beautiful traditional style homes, but all the homes tend to look the same. There is no diversity in the styles of homes thus these neighborhoods lack the harmony and a cultural life style for the people who live there or what people are looking for when buying a home that reflects their lifestyle. This Glen Cove Residence is an example that a contemporary home which offers a modern lifestyle that many desires can be established amongst traditional homes while blending in with the neighborhood. Don’t be fooled by the flat roof of this home, building technology has come a long way since Frank Lloyd Wright! The roof system on this home is more energy efficient than most roof systems builders are putting on traditional homes today and it doesn’t leak! This Glen Cove Residence was built using all traditional building materials that you would see in homes being built in new developments today. There is a misconception out there that modern homes are expensive to build. That is not true! This Glen Cove Residence was built for roughly $130 per square foot which is the same price one would pay for a similar builder’s model traditional style home with the same upgrades. This Glen Cove Residence consists of three bedrooms and three and one half baths. All bedrooms are located on second floor with laundry, guest bath and a master suite. Located between the first and second floors off of the landing is an office/den space. The first floor is open concept with the kitchen, dining and living areas located at the rear of the home with expansive windows allowing a great connection to back yard area and outdoors. On the back of the home is a covered deck area allowing for outdoor entertaining without the worry of the elements. The first floor also offers a powder room, mudroom and walk-in pantry off the kitchen area. From the mudroom there is access to an attached four car tandem garage. From the first floor to the finished basement is an open stair allowing the basement area to feel as part of the house and not just a basement? The basement consists of a main living area, game area with wet bar, exercise room, kids play room with 14’ ceilings, full bathroom and mechanical room with storage closets throughout.

Our clients wanted to replace an existing suburban home with a modern house at the same Lexington address where they had lived for years. The structure the clients envisioned would complement their lives and integrate the interior of the home with the natural environment of their generous property. The sleek, angular home is still a respectful neighbor, especially in the evening, when warm light emanates from the expansive transparencies used to open the house to its surroundings. The home re-envisions the suburban neighborhood in which it stands, balancing relationship to the neighborhood with an updated aesthetic. The floor plan is arranged in a “T” shape which includes a two-story wing consisting of individual studies and bedrooms and a single-story common area. The two-story section is arranged with great fluidity between interior and exterior spaces and features generous exterior balconies. A staircase beautifully encased in glass stands as the linchpin between the two areas. The spacious, single-story common area extends from the stairwell and includes a living room and kitchen. A recessed wooden ceiling defines the living room area within the open plan space. Separating common from private spaces has served our clients well. As luck would have it, construction on the house was just finishing up as we entered the Covid lockdown of 2020. Since the studies in the two-story wing were physically and acoustically separate, zoom calls for work could carry on uninterrupted while life happened in the kitchen and living room spaces. The expansive panes of glass, outdoor balconies, and a broad deck along the living room provided our clients with a structured sense of continuity in their lives without compromising their commitment to aesthetically smart and beautiful design.

We called in Nathan Allen Design to modify and improve the cabinetry by replacing and painting the doors. We also addressed small details that were missing, such as filling in weird gaps, and adding crown molding and side paneling. The underdone cabinetry over the fridge was reconfigured to include doors which provided hidden storage. We redesigned the island to better suit the space and the needs of the homeowner. Again, we called in Nathan Allen Design to build, install and finish it. Now our clients have more work space and seating for four in their kitchen. We redesigned the cabinets on either side of the stove to have updated glass doors to highlight our client’s pretty dishes and glassware. A new hood was installed over the range offering heft and shine. Finally, a backsplash of black ceramic tile with a light grout and black quartz counter tops were added to the white kitchen, solidifying the contrast our client was looking to bring into the space.

Nancy Knickerbocker of Reico Kitchen and Bath in Southern Pines, NC collaborated with Chis Sowell to design a transitional style kitchen design featuring Green Forest cabinetry. The kitchen cabinets are in the Park Place door style in a Sea Dance Green finish, complimented with Cambria Brittanicca Gold countertops. The kitchen also includes a Kohler faucet and MDC D Shape sink. "I had a fantastic experience with the design and installation team at Reico. They were professional, talented, and easy to work with. Nancy, my designer, took my color preferences and created a beautiful design, addressing all my concerns about layout and budget effortlessly,” said the client. “Once the installation started, I was equally impressed with that team and process. My favorite part of the cabinets is the decision to use deep drawers on the island. I also love the gold handles and the way they accent the gold in the gorgeous countertops. After experiencing the less detailed approach from other contractors, these homeowners jumped at the chance to partner with the very detailed nature of our approach with clients. After expressing they didn’t think there was room for an island with seating and create more usable space, we set our samples down and said, “hold my beer”. We put our heads together and figured out just the right wall modifications and corner clips to not only give them an island with seating, a really cool dry bar area, a more efficient laundry room, but we gave them a spacious and elegant new kitchen! We assisted in helping select the perfect floor throughout the house to ensure a perfect pairing of cabinet colors. A few changes to the plan ended up leading them to take the countertop material up the backsplash and create a new windowsill. All the storage solutions addressed every frustration of the old kitchen and now each member of the family adores being in their new, beautiful and efficient spaces!

This guest bathroom renovation in the heart of Yorkville maximizes style and functionality in a compact space.
