We went well beyond the typical “kitchen triangle” to make sure all the hot spots of the kitchen were in the most functional locations within the space. Once we located the “big moves” we really dug down into the details. Some noteworthy ones include a whole wall of deep pantries with pull outs so all food storage is in one place, knives stored in a drawer right over the cutting boards, trash located right behind the sink, and pots, pans, cookie sheets located right by the oven, and a pullout for the Kitchenaid mixer. There are also pullouts that serve as dedicated storage next to the oven for oils, spices, and utensils, and a microwave located in the island which will facilitate aging in place if that becomes an objective in the future. A broom and cleaning supply storage closet at the top of the basement stairs coordinates with the kitchen cabinets so it will look nice if on view, or it can be hidden behind barn doors that tuck just a bit behind the oven. Storage for platters and a bar are located near the dining room so they will be on hand for entertaining. C.H. Burnham Inc. was brought in by a fellow general contractor, who after being given more work, was not given any more time to complete the project. We stepped in, created a plan to address the unique situation and got to work. Due to the location of the fountain and the neighbor wanting to preserve their fence, the forming of the fountain was a challenge. In lieu of traditional methods, we used threaded bolts to hold the forms together and braced them, not only to absorb the outward pressure on one side but to support the entire form. Designed by Siol Studios, this was not an ordinary fountain. The various design elements – from the vertical and horizontal reveals to the waterproof troughs – everything required finish carpentry precision. As you will see in the final photo, our adherence to those tolerances made this more water sculpture than fountain.

This growing family of six was struggling with a dysfunctional kitchen design. The center island had been installed at an odd angle that limited accessibility and traffic flow. Additionally, storage space was limited by poor cabinet design. Finally, doorways in and out of the kitchen were narrow and poorly located, especially for children dashing in and out. Other design challenges included how to better use a 10’ x 12’ room for children’s jackets and toys and how to add a professional-quality gas range in a neighborhood were natural gas wasn’t available. The new design would address all of these issues. DESIGN SOLUTIONS The new kitchen design revolves around a more proportional island. Carefully placed in the center of the new space with seating for four, it includes a prep sink, a second dishwasher and a beverage center. The distressed ebony-stained island and hutch provides a brilliant contrast between the white color cabinetry. White Carrera marble countertops and backsplash top both island and perimeter cabinets. Tall, double stacked cabinetry lines two walls to maximize storage space. Across the room there was an unused wall that now contains a 36” tower fridge and freezer, both covered with matching panels, and a tall cabinet that contains a microwave, steam unit and warming drawer. A propane tank was buried in the back yard to provide gas to a new 60” professional range and cooktop. A custom-made wood mantel hood blends perfectly with the cabinet style. The old laundry room was reconfigured to have lots of locker space for all kids and added cabinetry for storage. A double entry door separated the new mudroom from the rest of the back hall. In the back hall the back windows were replaced with a set of French door and added decking to create a direct access to deck and backyard. The end result is an open floor plan, high-end appliances, great traffic flow and pleasing colors. The homeowner calls it the “kitchen of her dreams.”

Challenge This 2001 riverfront home was purchased by the owners in 2015 and immediately renovated. Progressive Design Build was hired at that time to remodel the interior, with tentative plans to remodel their outdoor living space as a second phase design/build remodel. True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use. The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica. Solution To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included: Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement Option 2) Two different layouts of the outdoor living area Option 3) Two different height elevations and options for the fire pit area Option 4) A proposed breezeway connecting the new area with the existing home After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1). It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions. The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space. Result All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks. Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard. The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.

This clean cut kitchen stemmed from the design challenge to place a contemporary kitchen in a traditional Tudor style house in the Northwest Suburbs of Chicago. Our client was a self-described city person living in the country - who wanted an urban contemporary feeling incorporated into her home. She says she waited many years to find the right design team who understood her vision! Not wanting to ignore the beautiful 50 year old oaks outside her window, Advance Design transformed her traditional kitchen into an urban kitchen utopia with the use of texture and earthy finishes keeping with the feel of the existing home. Dura Supreme Bria frameless cabinets with a soft pillowed door works to incorporate a woodsy feel in shades of grey textured foil appropriately called “Twig”. Aluminum framed opaque glass doors are hinged with a lift up Aventos hinge for a contemporary twist and a super-functional opening. Brushed nickel hardware in various sizes keeps with the clean line feel. To keep the design organic and “fit it in” with the rest of the house, we covered the floor with a natural looking travertine porcelain laid on a 45 degree angle simulating a more traditional feel in a neutral tone of silvery-brown. The backsplash is clean and crisp with large Carrera marble tiles in a brick pattern, and a splash of energy from a vertical marble and glass mosaic accent. We then finished off the look with clean Cambria Torquay countertops portraying minimal patterning to keep the work surfaces feeling uncluttered and open. Other areas of the home were addressed to “blend” the style in with lightly distressed grey tone hardwood floors and a “matching” renovated powder room displaying contemporary features to compliment the nearby kitchen’s style. This was the another opportunity to work with one of our favorite clients on one of her projects. This time she wanted to completely revamp a recently purchased make-shift revenue property and convert it to a legal three-suiter maximizing rental income in a prime rental area close to NAIT. The mid-fifties semi-bungalow was in quite poor condition, so it was a challenging opportunity to address the various structural deficiencies while keeping the project at a reasonable budget. We gutted and opened up all three floors, removed a poorly constructed rear addition, and created three comfortable suites on the three separate floors. Key goals included clarifying and enhancing the entry sequence; connecting the detached garage to the main house with a practical yet architecturally intentional intervention; adding functional spaces such as a mudroom and laundry room; expanding and remodeling the primary suite’s bathroom and closet; and creating a more engaging outdoor space that capitalized on the site’s impressive views, featuring a fire pit and outdoor kitchen.
