The primary residence underwent a meticulous interior transformation, evolving from a 3-bedroom, 1.5-bath layout into a spacious 4-bedroom, 2-bath home. Strategic reconfigurations centered around creating an expansive great room—an open-concept space adorned with vaulted ceilings—where the kitchen, dining, and living areas converge into a magnificent communal zone. Exterior updates further distinguish the property. The front and side yards are enclosed with fencing and privacy hedges, linked by concrete pathways that enhance outdoor functionality while compensating for backyard space lost during renovations. The exterior façade was refreshed with darker tones, deliberately contrasting with the duplex to emphasize architectural separation. Designed to preserve the suburban charm, the duplex visually mimics a single-family home from the street. Its facade creates an illusion of a two-story residence, maintaining harmony within the neighborhood fabric. The main unit, developed under SB9 guidelines, features three bedrooms and two bathrooms, with a luxurious parents’ suite situated upstairs. Downstairs, two bedrooms share a full bath, creating a balanced family-oriented layout. The duplex’s interior boasts 9-foot ceilings throughout, elevating the sense of space and openness. The design thoughtfully places the kitchen at the front, inviting guests into the home, while stairs on the right lead to the private upstairs bedroom suite. The ADU offers a two bedroom and two & half baths. the unit is accessible via a private side entrance with a dedicated walkway. Its layout includes a ground-floor living room, a galley kitchen, and a discreet powder room beneath the stairs, designed to contain guest traffic and maintain privacy upstairs. The upstairs bedrooms each feature luxurious bathrooms with expansive showers, adding an element of modern elegance. After discussing many options of where to have this pool installed on the property the final decision was made for the bottom of the hill. Many advantages for installation due to a cul de sac on the lower portion but it meant that there needed to be a substantial staircase to access from the house. Boulders were used for the main retention system with outcroppings used along the decorative concrete steps made by Belgard to address the hillside slope. A simple paver patio rounds out phase 1 of the project. Future plans for grilling/bar chill area are in the works for Spring 2021!

Three generations have shared summers together at this very special place called Merry Hill. Recognizing their shifting needs and looking forward to future generations, the clients wanted to both drastically change their beloved family lake house and yet not change it at all. This new iteration of the cottage is nearly double the size of the original, transforming their summer home into a four-season getaway while evoking the character of the original house in a new and fresh way. The main cottage, boathouse and sleeping cabin all have broad, shallow-pitched roofs with generous overhangs that derive their form from their mid-century predecessor. Expansive openings, wood interiors, operable clerestories, and local stone double-stacked fireplaces are all familiar to the clients but rendered in different scales. Designed for resiliency and sustainability, the new retreat employs an integrated generator, geothermal heating, solar arrays, and battery storage as well as incorporates passive strategies such as sun orientation, earth sheltering, and cross ventilation to keep the interior at an ideal temperature all year round. The resulting form, detailing, and material selections of this new build allows for the seamless continuity of memory-making for a sentimental family.

We created a separate toilet room and two vanity areas using beautiful cabinetry - designed with interiors that addressed their individual storage needs – makeup, toiletries, and a hamper and shared linen storage. The tall linen closet provides the perfect separation between the lady’s and gentleman’s areas. Two slender wall cabinets resting on marble bases atop the vanities and alongside the linen closet soften the transition from one area to another while providing discrete storage. The gentleman’s area had a little more space allowing for an open shelf area – perfect for display of small objects. Thasos tile was perfect for the client’s desire to have a crisp white look. We used it on the floor and combined it with glass glazed porcelain tile in the shower. Polished green onyx mosaic was used as a border accent on the shower wall, around the vanity mirrors and on the electric heated floor. Together they create a soft and harmonious statement. Electric mirrors with built-in lighting create a pattern of rectangles along the perimeter of the room. This strong rectangular design element flows from the frosted glass of the door to private toilet room opposite the vanities, to the existing window, moving to “his” mirror, “her” mirror, to the clear glass shower panel, and finishes dramatically at the shower wall mural. Green Surf granite was chosen for the countertops. The onyx backsplash, a mosaic composition of beautiful green, white and cream, was the connecting design element bringing the drams of the countertop color vertically to the walls. The floating shower seat and shower jambs in Caesar Stone add a distinctive but soft transition from the main bath area to the shower. This seamless flow passes in to the shower through an open doorway and a clear glass panel. A linear drain gives a clean, architectural look and blocking for the future grab bar installation has been located in the shower wall. Crisp bright painted cabinetry and polished chrome hardware complete this bright, sophisticated and highly functional bathroom.

This unique opportunity to design a new home in Millport was one which JAM Architects relished. The location of the site on a hill on the outskirts of the village presented an opportunity to design a new two bedroom home taking advantage of the views of the ocean. The unusual floorplan design with a ‘kink’ at the centre point of the building is as a result of this with the front of the home orientated to address the street and the rear half positioned to ensure the best views from the corner window in the livingroom and the master bedroom window. As a result of a recent accident our client for this project was unfortunately left with some mobility issues and our brief was therefore to design a two bedroom home with all the primary accomodation on the ground floor, with a studio space, guest bedroom and guest shower room on the first floor. The ground floor consists of a open plan kitchen, dining and living room with direct access to a generous outside patio area. In addition to this living space there is also a utility room, w.c, master bedroom and ensuite bathroom. On the first floor our client was also keen to take advantage of the sea views from this elevated position and a sheletered balcony area has been incorporated adjacent to the studio space.

In this new construction home in Hinsdale, IL the design team at O’Brien Harris was brought in at the earliest stages of planning—allowing for seamless integration of cabinetry and architectural details. Early collaboration with the builder meant every functional need could be fully addressed, including custom framing for hidden lighting and other details that would have been difficult to retrofit. The kitchen features a unique layout that places the cook at the center of the space, facing the yard and natural light. This intentional orientation shaped the design from the start to create a layout that felt open, balanced, and multi-functional. Because the project was built from the ground up, O’Brien Harris was able to integrate downdraft ventilation systems that maintain sightlines allowing the range to face outward—achieving both form and function without compromise. Two kitchen islands define the space, though each serves a distinct purpose. The first island is centered around the cooktop and prep area, while the second acts more like a piece of freestanding furniture—with seating, storage, and a softer presence in the room. Four oversized pendant lanterns anchor the entire space, offering both visual weight and warm illumination. To support entertaining, a full back kitchen was added behind the main space, offering the same level of functionality with additional appliances and prep areas. A fully retractable pass-through window opens directly to the outdoor entertaining area, making the kitchen feel as expansive as the outdoors.
