511 Long Prairie Drive in Royse City, is the HBA home of the week, built by Robbie Hale Homes.
Robbie Hale has been building versatile custom designs for more than 40 years in the Dallas-Fort Worth area and nearly 20 years in Royse City. Royse City schools, and the proximity to Lake Ray Hubbard and Dallas make it one of the fastest-growing areas in the Dallas-Fort Worth metroplex.
This 1,910 air conditioned square-foot home features a stone-and-brick exterior, four bedrooms, two bathrooms, and a two-car garage.

Melanie's inspiration for this luxurious room was an artfully crafted Tresserra Bolero pool table that was built for recreation with incredible style and function, exemplifying the sophisticated and sporty Hampton resident. Our firm created a glamorous entertainment space where family and friends can get away and spend time together playing backgammon, chess, billiards and even a simple game of tic tac toe. A Guy Stanley Monopoly board painting greets you as you enter the room, a nod to the past. We used grass cloth wallpaper to create warmth, intimacy and texture, bringing a bit of nature into the space. The deep velvet custom sofa sits in front of a custom mirrored media cabinet, which sits below a large TV. The cabinet and TV are flanked by Carl Springer stools from Todd Merrill with glamorous Bakalowitz inspired sconces above. The Arteriors Indogene chandelier illuminates the metallic hand painted ceiling, which we designed to resemble the star filled Hamptons sky. A Jane Martin diptique ties in the room's color palette and is complemented by the whimsical sculptures that stand on either side. One ironically named "Road Runner" is also a reference to the past. A yellow lollipop sculpture by Desirez Obtain Cherish sits adjacent to an art-inspired fireplace.

This stunning bathroom features a calming white, beige, and gray color palette. We mixed warm woods and organic textures with modern finishes to create the ultimate combination of tranquility and glamour. Originally a small 8 ½ x 11 bathroom (with a standard shower/tub combo), we were able to take some space from the hallway and adjacent closet to create a larger oasis, perfect for getting away from the hectic city lifestyle. A floating vanity makes the space seem larger than it is.
A square shaped freestanding tub is the main accent which gives this space a truly unique feel that our client’s love. The rich wooden shelves and stone accent wall add natural tranquility while the vessel sinks, artisan lighting, and large walk-in shower accentuate the high-end and refreshing feel of this design. This shower is complete with a steam, rain head, and a regular showerhead as well as a large niche and bench which makes it a great place to relax.

The XXTwo Plan merges ultimate functionality with a clean Scandinavian-inspired modern farmhouse minimalism. From the curb, the design presents with an impressive stature marked by a tall 2-story gable massing, flanked by a flat-roofed wing and entryway sheltered by a quaint second-story deck above. This rendition is skinned with a dark concrete brick, accented by a richly-stained tongue and groove cedar wood facade.
Designed specifically for NE16, my OKC Urban Renewal-awarded redevelopment project in inner Oklahoma City, this plan is compatible with narrow lots while still packing in nearly 1900 square feet of pure, functional living space. It includes a standard 1-car garage with modern, satin-glass window garage door, but when building from scratch, can also be re-configured as a pull-through breezeway into a backyard parking scenario, where a detached garage is also possible.
Guests are greeted with an impressive two-story vaulted, naturally-lit staircase immediately adjacent to the front door. The great room, complete with a touch of industrial-modern with its exposed HVAC ductwork, is vast with a roomy kitchen on one end and living room at the other. Just beyond the living room is a 3-panel door system to the back patio and yard.
Kitchen-wise, modern enthusiasts who love to cook will enjoy the large kitchen wall that includes an impressive range and vent hood with a horizontal slider window built right into the backsplash over the cooktop. The island also includes one of my signature built-in tables that comfortably seats six, and is one less piece of furniture to buy. A powder bathroom also resides downstairs, saving you that quick climb up the stairs just for a quick bathroom stop.
When it's time to retire for the evening, the upstairs offers several living options. Just atop the staircase is a double-door system that provides not only natural light, but access to the quaint rooftop deck overlooking the front yard. The hall leads to a full bathroom, linen closet, and spacious back bedroom with walk-in closet. Down the other end of the hall leads to the master suite, utility room, and 3rd bedroom, also with its own master closet.
The master suite, the largest of the three bedrooms, has its own full bathroom with dual sinks, shower, toilet room, and large walk-in closet with that direct, secondary connectivity to the utility room that many of my designs are known for.

The owners of this kitchen had spent the money to upgrade the finishes in their kitchen upon building the home 12 years ago, but after living in the space for several years they realized how nonfunctional the layout really was. The (then) two preschool aged children had grown into busy, hungry teenagers with many friends who also liked to hang out at the house. So the family needed a more functional kitchen with better traffic flow, space for daily activities revolving around the kitchen at different times of day, and a kitchen that could accommodate cooking for and serving large groups. Furthermore, the dark, traditional finishes no longer reflected the homeowners’ style. They requested a brighter, more relaxed, coastal style that reflected their love of the seaside cities they like to visit.
Originally, the kitchen was U-shaped with a narrow island in the middle. The island created narrow aisles that bottle-necked at the dishwasher, refrigerator, and cooktop areas. There was a pass-through from the foyer into the kitchen, but the owners never liked that the pass-through was also located so close to the powder room. The awkward proximity was unappealing and made guests feel uncomfortable.
The kitchen’s storage was made up of lots of narrow cabinets, apothecary drawers, clipped corner units, and very few drawers. It lacked useful storage for the larger items the family used on a daily basis. And the kitchen’s only pantry was small closet that had only builder-grade, narrow shelving with no illumination to be able to see the contents inside.
Overall, the kitchen’s lighting plan was poorly executed. Only six recessed cans illuminated the entire kitchen and nook areas. The under cabinet lighting was not evenly distributed either. In fact, the builder had mis-placed the under cabinet lighting around the decorative pilasters which made for choppy, dark cubbies. Further, the builder didn’t include any lighting over the sink or the bar area, which meant whoever was doing the dishes was always in their own shadow. That, coupled with the steep overhang of the game room above made the bar area feel like a dim, cavernous space that wasn’t inviting or task oriented. The kitchen looked out into the main living space, but the raised bar and a narrow wall (which held the only large cabinet in the kitchen) created more of a barrier than a relationship to the living room or breakfast nook. In fact, one couldn’t even see the breakfast nook from the cooktop or sink areas due to its orientation. The raised bar top was too narrow to comfortably sit to either dine at or chat from due to the lack of knee space. The the homeowners confided that the kitchen felt more like a dark, dirty prison than place where the family, or their guests, wanted to gather and commune.
The clients' needs and desires were:
➢ to create a kitchen that would be a space the family loved to be in; to relate to the adjacent spaces all around, and to have better flow for entertaining large groups
➢ to remove the walls between the breakfast nook and living area and to be able to utilize the natural light from the windows in both those areas
➢ to incorporate a functional chopping block for prepping fresh food for home cooked meals, an island with a large sink and drain board, 2 pull out trash cans, and seating for at least the 2 teens to eat or do homework
➢ to design a kitchen and breakfast nook with an airy, coastal, relaxed vibe that blended with the rest of the house's coastal theme
➢ to integrate a layered lighting plan which would include ample general illumination, specific task lighting, decorative lighting, and lots of illuminated storage
➢ to design a kitchen with not only more storage for all the husband’s kitchen gadgets and collection of oils and spices, but smart storage, including a coffee/breakfast bar and a place to store and conceal the toaster oven and microwave
➢ to find a way to utilize the large open space between the kitchen, pantry area, and breakfast nook
Twelve Stones Designs achieved the owner's goals by:
➢ removing the walls between the kitchen and living room to allow the natural light to filter in from the adjacent rooms and to create a connection between the kitchen, nook, and living spaces for a sense of unity and communion
➢ removing the existing pantry and designing 3 large pantry style cabinets with LED tape lights and rollout drawers to house lots of kitchen appliances, gadgets, and tons of groceries. We also took the cabinets all the way up to the 9’ ceiling for additional storage for seasonal items and bulk storage.
➢ designing 2 islands - 1 with a gorgeous black walnut chopping block that houses a drawer for chopping and carving knives and a custom double pull out trash unit for point of use utilization - and 1 that houses the dishwasher, a large Blanco Gourmet sink with integrated drain board, woven baskets for fresh root vegetables and kitchen towels, plenty of drawer storage for kitchen items, and bar seating for up to 4 diners.
➢ closing off the space between the kitchen and the powder room to create a beautiful new private alcove for the powder room as well as adding some decorative storage. This also gave us space to include more tall storage near the new range for precision placement of the husband’s extensive oil and spice collection as well as a location for a combo-steam oven the wife wanted for baking and cooking healthy meals.
The project is enhanced functionally by:
➢ incorporated USB and standard receptacles for the kids’ laptops and phone charging in the large island
➢ designing the small island to include additional open shelving for items used on a daily basis such as a variety of bowls, plates, and colanders. This set up also works well for the husband who prefers to “plate” his dinners in restaurant-style fashion before presenting them to the table.
➢ the integration of specific storage units, such as double stacked cutlery drawers, a custom spice pull-out, a Kuerig coffee and tea pod drawer, and custom double stacked utensil drawers
➢ moving the refrigerator to the old oven location - this eliminated the bottle neck as well as created a better relationship to the eating table. It also utilizes the floor space between the pantry, nook, and kitchen
➢ creating a banquet style breakfast nook - this banquette seating not only doubles the amount of seating for large gatherings but it better utilizes the odd space between the kitchen and the previous nook area. It also helps to create a distinct pathway from the mudroom room through the pantry area, kitchen, nook, and living room.
➢ the coffee/breakfast bar area which includes the perfect location for the concealed microwave and toaster oven, convenient storage for the coffee pods and tea accoutrements. Roll-out drawers below also house the smoothie maker, hot water kettle, and a plethora of smoothie-making ingredients such as protein powders, smoothie additives, etc. Furthermore, the drawers below the Keurig house measuring utensil, cutlery, baking supplies and tupperware storage.
➢ incorporating lots of wide drawers and pullouts to accommodate large cookware.
➢ utilizing as much vertical space as possible by building storage to the ceiling which accommodates the family’s abundant amount of serving platters, baking sheets, bakeware, casserole dishes, and additional cutting boards.
The project is enhanced aesthetically by:
➢ new 5-piece Versailles pattern porcelain tile that now seamlessly joins the entire down stairs area together creating a bright, cohesiveness feeling instead of choppy separated spaces - it also adds a coastal feeling
➢ designing a cabinet to conceal the microwave and toaster oven
➢ the coastal influenced light fixtures over the nook table and island
➢ the sandy colors of the Langdon Cambria countertops. The swirling pattern and sparkling quartz pieces remind the homeowner of black-and-tan sandy beaches
➢ the striped banquet seating whose creamy white background and blue-green stripes were the inspiration for the cabinet and wall colors.
➢ All the interior doors were painted black to coordinate with the blacks and grays in the backsplash tile and countertop. This also adds a hint of tailored formality to an otherwise casual space.
➢ the use of WAC's Oculux small aperture LED units for the overhead lighting complimented with Diode LED strips for task lighting under the cabinets and inside the pantry and glass wall cabinets. All of the lighting applications are on separate dimmer switches.
Innovative uses of materials or construction methods by Realty Restoration LLC:
➢ Each 1-1/2” x 3” block of reclaimed end-grain black walnut that makes up the center island chopping block was hand milled and built in the shop. It was designed to look substantial and proportional to the surrounding elements, executed by creating the 4 inch tall top with a solid wood chamfered edge band.
➢ The metal doors on either side of the vent hood were also custom designed for this project and built in the Realty Restoration LLC shop. They are made 1x2, 11-gauge mild steel with ribbed glass. Weighing 60 lbs a piece, heavy duty cabinet hinges were added to support the weight of the door and keep them from sagging.
➢ Under-cabinet receptacles were added along the range wall in order to have a clean, uninterrupted backsplash.
Design obstacles to overcome:
➢ Because we were removing the demising walls between the kitchen and living room, we had to find a way to plumb and vent the new island. We did this by tunneling through the slab (the slab had post tension cables which prevented us from just trenching) to run a new wet vent through a nearby structural wall. We pulled the existing hot and cold lines between upper floor joists and ran them down the structural wall as well and up through a conduit in the tunnel.
➢ Since we were converting from wall overs to a gas range it allowed us to utilize the 220 feed for the wall ovens to provide a new sub panel for all the new kitchen circuits
➢ Due to framing deficiencies inherited from the original build there was a 1-1/2” differential in the floor-to-ceiling height over a 20 foot span; by utilizing the process of cutting and furring coupled with the crown moulding details on the cabinet elevations we were able to mask the problem and provide seamless transitions between the cabinet components.
Evidence of superior craftsmanship:
➢ uniquely designed, one-of-a-kind metal “X” end panels on the large island. The end panels were custom made in the Realty Restoration LLC shop and fitted to the exact dimensions of the island. The welding seams are completely indistinguishable - the posts look like they are cut from a single sheet of metal
➢ square metal posts on the small island were also custom made and designed to compliment and carry through the metal element s throughout the kitchen
➢ the beautiful, oversized end panels on the pantry cabinets which give the breakfast nook a tailored look
➢ integrating a large format 5 piece Versailles tile pattern to seamlessly flow from the existing spaces into the new kitchen space
➢ By constructing a custom cabinet that jogged around a corner we could not remodel (housing the entry way coat closet) we were able to camouflage the adjacent wall offset within the upper and lower cabinets. By designing around the existing jog in the structural walls we accomplished a few things: we were able to find the space to house, and hide, the microwave and toaster oven yet still have a clean cohesive appearance from the kitchen side. Additionally, the owners were able to keep their much needed coat closet and we didn’t have to increase the budget with unnecessary structural work.

This stunning bathroom features a calming white, beige, and gray color palette. We mixed warm woods and organic textures with modern finishes to create the ultimate combination of tranquility and glamour. Originally a small 8 ½ x 11 bathroom (with a standard shower/tub combo), we were able to take some space from the hallway and adjacent closet to create a larger oasis, perfect for getting away from the hectic city lifestyle. A floating vanity makes the space seem larger than it is.
A square shaped freestanding tub is the main accent which gives this space a truly unique feel that our client’s love. The rich wooden shelves and stone accent wall add natural tranquility while the vessel sinks, artisan lighting, and large walk-in shower accentuate the high-end and refreshing feel of this design. This shower is complete with a steam, rain head, and a regular showerhead as well as a large niche and bench which makes it a great place to relax.

Melanie's inspiration for this luxurious room was an artfully crafted Tresserra Bolero pool table that was built for recreation with incredible style and function, exemplifying the sophisticated and sporty Hampton resident. Our firm created a glamorous entertainment space where family and friends can get away and spend time together playing backgammon, chess, billiards and even a simple game of tic tac toe. A Guy Stanley Monopoly board painting greets you as you enter the room, a nod to the past. We used grass cloth wallpaper to create warmth, intimacy and texture, bringing a bit of nature into the space. The deep velvet custom sofa sits in front of a custom mirrored media cabinet, which sits below a large TV. The cabinet and TV are flanked by Carl Springer stools from Todd Merrill with glamorous Bakalowitz inspired sconces above. The Arteriors Indogene chandelier illuminates the metallic hand painted ceiling, which we designed to resemble the star filled Hamptons sky. A Jane Martin diptique ties in the room's color palette and is complemented by the whimsical sculptures that stand on either side. One ironically named "Road Runner" is also a reference to the past. A yellow lollipop sculpture by Desirez Obtain Cherish sits adjacent to an art-inspired fireplace.

According to William, his new IKEA kitchen was a long time coming.
“We’ve been living in this house since 2000, and had always dreamt of having an IKEA kitchen — but the nearest IKEA store for us was three hours away. In 2018, IKEA opened a store in our city, so we began to plan for our new kitchen then” he says.
To that end, he began to research and got some kitchen design ideas from Pinterest and also from visiting IKEA and seeing model kitchens.
After working with IKD’s design team, William chose IKEA BODBYN doors and drawer fronts in off-white as well as IKEA MAXIMERA and IKEA FORVARA drawers, which was cost-effective as well, he adds.
“We selected IKEA cabinets because they gave us a great balance of design and functionality.
Also, IKEA was a great choice for us because we planned on installing everything ourselves – so IKEA’s DIY system worked very well for us,” he says.
Specifically, IKEA BODBYN upper cabinets were stacked above the sink and Whirlpool dishwasher area to take advantage of the tall ceilings — uniquely set adjacent to a window which provides natural light.

This loft is situated in the former International Tailoring Company Building in New York’s East Village. The clients bought a top-floor loft and an abandoned mechanical room directly above it. Our task was to combine the rooftop space with the loft to create a cohesive triplex apartment. We achieved this by carefully opening up the roof’s 100-year-old structural members to install a staircase connecting the existing loft to the additional upper two levels. On the main floor, the first run of the staircase is located in the apartment's entry and is made of a sculptural form of dark oak. The second run of the staircase is more open, allowing light from the top level's many windows to filter into the spaces below. The existing main loft was gut-renovated to create a more open space. The open kitchen/living space was strategically positioned to be surrounded by the building’s huge industrial steel windows, taking advantage of the apartment's high vantage over Union Square. Opposite the windows, custom woodwork serves to unify the kitchen with the living room. The built-in spans the full width of the apartment with dark textured oak panels concealing the appliances, the TV, and creating ample storage. The blackened steel paneled backsplash and chunky black granite countertops complete the dark color palette used in the kitchen. Throughout the apartment, a play of dark and light elements creates a distinctive atmosphere. In the open living areas, the light pouring in from the large windows contrasts with the dark colors selected for the built environment. The more private spaces, such as the bedroom, have a darker feel, with walls and ceilings painted in a deep purple that borders on black alongside more dark oak custom built-ins. The dining room functions as a bridge between the public and private spaces, with walls and ceiling painted in the same moody purple and a vintage mirrored tile accent wall reflecting natural light from the adjacent room’s windows. The middle floor, which has fewer windows, is painted bright white to enhance light in the home office located there.. On the penthouse level, panoramic views were achieved by installing new floor-to-ceiling sliding glass panels, supplementing the existing industrial steel windows, and opening onto an adjacent roof terrace. The top floor functions as a lounge overlooking the city and includes unique custom features, such as a steel multi-drop lighting fixture above the stairs, hanging glass and steel shelving, and a built-in wet bar. Here again, dark-colored finishes and materials are used as a counterpoint to the abundant light entering the space. A future plan for the apartment is to create a private roof garden on top of the penthouse with an outdoor stair connecting it to the roof terrace below.

A long relationship with Paris led our clients to recreate a piece of the city they love here in Ottawa. This renovation revitalized a fire-damaged, turn-of-the-century house into a timeless and sophisticated residence for a well-travelled couple.
The gracefully composed façade, featuring round arch windows and wrought-iron balustrades, hints at the Parisian-inspired spaces inside. The clients wanted the dark interior transformed into a bright, elegant and comfortable space, suited to house their collection of art and antiques.
The home exudes a calm elegance; subtle paint colours and white oak flooring create a tranquil atmosphere, while trims and plaster mouldings are used to highlight and define openings. French doors link the traditionally defined spaces and frame carefully composed views from room to room.
A dilapidated addition at the rear of the home was removed and replaced while increasing the floor area. This made it possible to add bedrooms that overlook the quiet park and pond, adjacent to the property.
The new kitchen features a bay window and sitting area which also has views to the park. A sleek black and stainless faucet and dramatic chandelier create contrast in the all-white kitchen. Caesarstone countertops, glass cabinet doors, and crown mouldings tie into the home’s restrained palette.
The formal dining room is linked to the kitchen through two doorways allowing a symmetrical composition, and opens up to the back terrace through a wall of French doors and windows. The re-built terrace leads down to a stone patio and lush yard.
Additionally, the home was designed for aging in place, with an elevator rough-in and an accessible side entrance.

Serving as a weekend getaway dwelling, these clients opted for a comfortable contemporary aesthetic. “Citified with a bit of glamour” was our mantra.
To contrast the linear aspects of the great room and to provide both internal and external views, a large irregularly-shaped sectional was employed. It was paired with two iconic Mario Bellini lounge chairs that provide an elegant air to the space, all anchored by a 20’ round wool rug.
A hint of European sensibility is revealed with the use of bespoke lighting. Multi-globe ceiling fixtures crown the great room, while individual pendants adorn the split dining table. The custom dining table top became a true piece of art: a laser-cut brass panel with a map of the client’s Northern California hometown speaks to his passion for maps and adds dimension and interest to this table.
The entryway features a bronze, stainless steel, and wood console against a backdrop of precious stone. A bold bronze sculpture in the great room draws the eye to the glass and beyond. The walls and ceilings were given a faux finish of metallic woven, grass-cloth type texture, bringing an element of glamour and drama.
In the master bedroom an art piece was commissioned to hang above the bed, blending a lifetime of poems, photographs, and song lyrics into a visual representation of a classic love story. Adjacent to this art piece is a full-size print of the client’s own photography work, backlit and custom-framed to add personality to a room full of exquisite art. A collection of outstanding pieces, that would make any art collector proud, complete this couple’s favorite weekend getaway with stunning city views.
