When the homeowners purchased the house, their goal was to restore its original formality and enhance the finish work throughout the first floor. The Lakeview Townhomes are located in the heart of downtown Seattle. The complex of three separate buildings comprised of five Townhome units is nestled into a difficult site at the base of Capitol Hill overlooking Lake Union, the Seattle Center, and Downtown Seattle. Like most of my work, the Lakeview Townhomes strive to incorporate the needs of a modern and sustainable lifestyle. Utilizing a simple and ‘organic’ material pallet such as Cedar siding, concrete floors, plywood, and raw steel interior details and finishes, the Townhomes are an elegant example of a sustainable, minimal, urban aesthetic. As the principal and sole employee of 360 Design Studio I was responsible for the full scope of architectural services; from SD through construction administration, including landscape design. Organic, clear finishes help to emphasise the character and beauty of the natural materials. Where ever possible the construction materials and details were left exposed. This, structural expression, along with the use of natural wood products combine to create a ‘warm industrial’ quality, and rich interior character.

Hill Creek is a sophisticated Southern Estate property located on a quiet cove of Lake Tyler. We were commissioned to develop design solutions that would maximize usable space while considering challenging topography. Early in the project, we worked closely with the builder to set the finished floor elevation of the house and remedy drainage problems throughout the construction process. The primary concern for the client early on was how to deal with the transitional zones above and below the house. We had a 40’ grade differential from the front of the house to the lake and we needed to minimize the impact step transitions and retaining walls would have on the aesthetic. The final product was the successful result of an intense collaborative process that often felt more like a game of tug-o-war. Once the front Parking Court retaining walls were laid out and built, We could move on to designing the back pool terrace and tackle the second grade transition from the lakeside Pool deck to the water. There are so many small details that can get overlooked or lost on a project of this scope. The overall charm and beauty achieved here is testimony to the value of positive and often relentless collaboration between Owner, Landscape Architect, Builder and Architect.

This large loft is a celebration of the simple but dramatic structure of the tenement building it sits in. The former attic space is graced with extraordinarily long rafter ties and a uniquely sloped, corbeled brick chimney. Floors are original pine plank, unadorned and raw. An extremely tight budget was managed through the re-use of these exquisitely utilitarian existing materials.

Note: Siding was painted to match the house after photos were taken. We designed and built a handicap accessible bathroom that looked like it belonged in a traditional home environment. We worked closely with the homeowners, including a Korean War veteran, to learn what their needs were and seamlessly applied those needs to the rules and guidelines of the American Disabilities Act to successfully exceed their expectations. Working with The Veterans Administration gives us an opportunity to use our talents and abilities to give back to those who gave so much for the freedoms we take for granted every day.
