Alair Homes PlanoOur clients had just adopted a baby girl and needed extra space with a full bath for friends and family to come visit (and help out). The garage had previously been converted into a guest room with a sauna and half bath. The washer and dryer where located inside of the closet in the guest room, which made it difficult to do laundry when guest where there. That whole side of the house needed to be converted to more functional living spaces.
We removed the sauna and some garage storage to make way for the new bedroom and full bathroom area and living space. We were still able to kept enough room for two cars to park in the garage, which was important to the homeowners. The bathroom has a stand-up shower in it with a folding teak shower seat and teak drain. The green quartz slate and white gold glass mosaic accent tile that the homeowner chose is a nice contrast to the Apollo White floor tile. The homeowner wanted an updated transitional space, not too contemporary but not too traditional, so the Terrastone Star Light quartz countertops atop the Siteline cabinetry painted a soft green worked perfectly with what she envisioned. The homeowners have friends that use wheelchairs that will need to use this bathroom, so we kept that in mind when designing this space. This bathroom also serves as the pool bathroom, so needs to be accessible from the hallway, as well.
The washer and dryer actually stayed where they were but a laundry room was built around them. The wall in the guest bedroom was angeled and a new closet was built, closing it off from the laundry room. The mud room/kid’s storage area was a must needed space for this homeowner. From backpacks to lunchboxes and coats, it was a constant mess. We added a bench with cabinets above, shelving with bins below, and hooks for all of their belongings. Optimum Penny wall covering was added a fun touch to the kid’s space. Now each child has their own space and mom and dad aren’t tripping over their backpacks in the hallway! Everyone is happy and our clients (and their guests) couldn’t be happier with their new spaces!

Their aspiration is to cultivate a serene, neutral-toned sanctuary on the first floor that seamlessly merges with their family room, ensuring a harmonious and inviting environment.
Design Inspiration: The renovation is inspired by the couple’s penchant for soft, calming neutrals, using their cherished family room and the kitchen’s existing tile flooring as the cornerstone for the color scheme. This approach aims to foster a sense of warmth and tranquility throughout.

THE RENEWED SPACE
Design Solutions:
By choosing a neutral color palette that complements the existing tile, the design unifies the kitchen with the adjacent spaces. The tile’s grout was cleaned and restored, enhancing the floor’s appearance and integrating it seamlessly with the new kitchen aesthetic.
The inclusion of a larger island with seating for two, alongside maintaining a substantial dining table, was achieved by optimizing the spatial layout. This allowed for a sociable yet functional kitchen, accommodating large family gatherings without feeling crowded.
Minor adjustments to the kitchen’s layout maintained the preferred locations for plumbing and appliances while introducing an ‘open’ design concept. Strategic modifications, such as angling the pantry wall, improved the flow and accessibility within the space.
Replacing the garden window with a broader, standard window significantly increased natural light, transforming the sink area into a bright, welcoming space with enhanced views of the outdoors.
The decision to keep the half-wall was ingeniously leveraged to define the dining area while maintaining an open connection to the family room. This feature not only serves as a visual separator but also ties the two spaces together through the shared color scheme and design elements.
The homeowners are thrilled with their newly remodeled kitchen, which has become a hub of warmth and hospitality. Hosting a wedding shower and a birthday party, they have shared their renewed space with friends and family, who have been equally enamored. This remodel has not only met their functional and aesthetic desires but has also enriched their home with a fresh sense of serenity and joy.

The HingeHouse project was the result of a unique partnership between an independent architect and a pre-fabricated home manufacturer – a partnership among the first of its kind in the country. Today, many pre-fab companies have adopted this collaborative approach recognizing that homeowners are looking for unique, custom homes while taking advantage of reliable and predictable construction methods and costs.
In 2008, the partnership was created to rethink pre-engineered post-and-beam and panelized systems to connect clients to a more modern and integrated set of design values. By integrating systems, factory design approach, manufacturing methodologies and construction sequences with design criteria grounded in sustainable planning and rigorous implementation, HingeHouse was developed.
HingeHouse is a fully-customizable pre-fab home which can be configured to meet the needs of any site, and any family. It is flexible and expandable using Deck House engineered building components. Starting with basic floor plans that are optimized spatially to Deck’s standard components, the living spaces are rotated around a "hinge” point. This design solution addresses the limitations and challenges of a particular site, while highlighting the best aspects of it. HingeHouse considers passive solar orientation depending on where the home is placed on the site and how it is “hinged”. It provides for maximum cross-ventilation from prevailing winds, preserves existing site formations and trees, and works on sloping grades. It addresses specific desired views while mitigating unwanted adjacencies, and provides great flexibility for entry sequences.
HingeHouse uses Deck’s standard sloped roof post-and-beam component system to create a lyrical, light-filled home. The western red cedar exterior is sculptural and dynamic. Interior spaces are lofty, with great view potential using Deck’s own custom-made mahogany windows. The “hinge” of the home, where the two building forms come together, has the added benefit of creating a desirable outdoor living room, complete with an outdoor fireplace. The "hinge” provides both a tool for maximizing customization and spatial orientation and a center of activity at the heart of the home.

Kim’s roots in the green industry go all the way back to when she was only six years old, when she would spend time at what was then Vickery Florist (now Vickery Wholesale Greenhouse). Her parents were best friends with the founding owners of Vickery. She has fond memories of the greenhouses and spent some time later in her career working in interior plantscaping. Kim has managed landscape installations and worked on the retail side of the horticulture industry. Since 2008 Kim has also designed and installed decorations for the Queen of the Rose Festivals Ball, held during the Tyler rose festival weekend.
After spending 22 years running her own corporate special events company in the convention world, Kim decided she missed working in the plant world. She loves plants and the friendly welcoming feel our industry offers and loves balancing operations and logistics. The position with Roundtree felt like the perfect fit.
When it comes to her favorite part of her job here at Roundtree, Kim says she loves making such a diverse group of people – both at the company and our clients – happy with their projects by finding the very best plants and features. While she does not get to spend a lot of time face to face with our customers, she is always thrilled to hear customer feedback about how much they love their landscapes.
Kim is passionate about building things, working in her yard and her cat Pearl, who she adopted as a stray from the Roundtree office. Because Kim had never had a cat before, only dogs, she said she just went ahead and trained Pearl like a dog. Pearl now responds to commands just like a dog!
A fun fact you might not know about Kim: she is a backyard award winning meat smoking master. Kim learned to smoke meat at a young age with her Dad. She feels learning the patience involved with smoking meat helped teach her patience in other parts of work and life. She also loves the friendly competition when at events. Her signature dish? She says it is probably her smoked brisket, but that her bacon wrapped meatloaf is also quite popular.

Safari Thatch Inc.The Sedgwick County Zoo’s Reed Family Elephants of the Zambezi River Valley exhibit opened to the public on May 26 2016. This is one of the newest, most advanced and the third largest elephant exhibit in North America at over 5 acres with the largest swimming hole at 550,000 gallons. The project will be used as an example of the correct way to design and build an Elephant exhibit for years to come. Safari Thatch provided all the thatching for the main pavilion and the other out buildings. We also provided all the materials for the pedestrian fencing, trellises and shade structures. It was an honor to work with the zoo on this project.
The Camp Zambezi main pavilion was one of the largest single structures we have thatched, at over 6000 sq ft, with our synthetic Viro Bali Class A Fire Rated Thatching at the time. The zoo went with this thatch for its look, cost, longevity, ease of application, and warranty. Safari Thatch also provided all the pedestrian fencing lining the walkways though out the exhibit. For this we used our Rustic Eucalyptus 4’ tall prefabricated fence panels with 6” Eucalyptus posts and 4” rails. This produces an almost indestructible fence with many years of use. Our original design with the varied heights of the upright pickets keeps patrons from placing anything on top of the fencing thus reducing the chance of people or property from falling inside exhibits protecting both the customers and the animals. We also used a post and rail fence to separate the people and landscaping. This was a 4” post and 3” rail Eucalyptus fence.
We used Eucalyptus poles for all the structural pole construction on all the out building in the exhibit. Eucalyptus is the fastest and straightest growing tree. They are all plantation grown and forest certified. We prefer these for pole style construction due to their strength over other wood poles and lack of taper, with less than an inch over 20 feet, removing extra weight that would be found in other poles. This is a beautiful and very large and state of the art exhibit and is a feather in the cape of the Sedgwick County Zoo. The people of Wichita and the surrounding area have adopted and taken great interest in
the newly arrived Elephants involving the entire community. The Elephants of the Zambezi River Valley has been a major attraction since it opened and should be on anyone must see list. Safari Thatch is proud to have been involved in this project.

The HingeHouse project was the result of a unique partnership between an independent architect and a pre-fabricated home manufacturer – a partnership among the first of its kind in the country. Today, many pre-fab companies have adopted this collaborative approach recognizing that homeowners are looking for unique, custom homes while taking advantage of reliable and predictable construction methods and costs.
In 2008, the partnership was created to rethink pre-engineered post-and-beam and panelized systems to connect clients to a more modern and integrated set of design values. By integrating systems, factory design approach, manufacturing methodologies and construction sequences with design criteria grounded in sustainable planning and rigorous implementation, HingeHouse was developed.
HingeHouse is a fully-customizable pre-fab home which can be configured to meet the needs of any site, and any family. It is flexible and expandable using Deck House engineered building components. Starting with basic floor plans that are optimized spatially to Deck’s standard components, the living spaces are rotated around a "hinge” point. This design solution addresses the limitations and challenges of a particular site, while highlighting the best aspects of it. HingeHouse considers passive solar orientation depending on where the home is placed on the site and how it is “hinged”. It provides for maximum cross-ventilation from prevailing winds, preserves existing site formations and trees, and works on sloping grades. It addresses specific desired views while mitigating unwanted adjacencies, and provides great flexibility for entry sequences.
HingeHouse uses Deck’s standard sloped roof post-and-beam component system to create a lyrical, light-filled home. The western red cedar exterior is sculptural and dynamic. Interior spaces are lofty, with great view potential using Deck’s own custom-made mahogany windows.
