Inspiration for a mid-sized contemporary open concept light wood floor living room remodel in Vancouver with white walls, a standard fireplace, a plaster fireplace and no tv

Most design showhouses are properties for sale, and each designer creates a space for viewing. It’s a great way to market the property and the designer. However, the Kingston Design Showhouse in the Fall of 2019 was at Historic Wiltyck House in Kingston, New York, that's partially used as an Airbnb and home for the owners. The room I designed is the homeowner's private dining room; therefore, we took their taste and needs into account, especially on architectural decisions. The overall style is a mixture of modern and traditional, feminine and masculine, and moody and bright, lots of depth but not overwhelming. The architecture serves as a canvas for the furniture showcased during the exhibit and then the homeowner's furniture that will occupy the space afterward. Small details such as replacing or refinishing the doorknobs, replacing the switches and outlets were not forgotten. Then more significant details such as the wallpapered ceiling, new ceiling medallion, and light fixture make a tremendous impact on the space. The wall paint is neutral enough but adds depth with its medium tone gray. Then we added a white border and mauve painted trim as an interpretation of the crown molding that's missing. During the exhibit, we had local makers from the Hudson Valley well represented through furniture, accessories, art, and floral arrangements. All are makers that I love and want to share with you; without them, the room wouldn’t be as lovely as it is.

This job was for a repeat client in Toft near Cambridge who had aa stunning large hallway that was tiled in beautiful pale Limestone. My client had asked me back to work on the floor having previously completed the deep clean and seal of a Terracotta floor previously. The Limestone tiling in the entrance hall had years of some type of topical sealer applied to it. This caused the stone to look slightly discoloured and from certain lights showed up hundreds of scratches and smudges embedded in the seal. I’ve tried to capture this problem in the photographs on this page, but it was very difficult. A topical sealer sits on the surface of the tile where it is vulnerable to scratching, hallways are generally high traffic areas and so more likely to see this sort of problem. Ideally an impregnating sealer should have been applied, impregnators work by occupying the pores in the stone thus preventing soiling from becoming ingrained in the stone. Before starting we protected the woodwork against splashing with blue film, I don’t usually make a great deal of mess, but you can never be too careful when working in someone’s property especially one as beautiful as this. To strip off the old sealer I began by applying a strong dilution of Tile Doctor Remove and Go to the Limestone tiles. I split the floor into sections and used a 400-grit diamond burnishing pad to work the Tile Doctor Remove and Go into the tiles. The floor was then rinsed off using our high-pressure cleaning system that applies pressurised hot water to the floor whilst simultaneously extracting the soil with its built-in vacuum. The system is quite heavy, so it is built into my van, and I run a large flexible hose to a spinner tool that does the cleaning. It is an expensive tool, but it saves a lot of time and leaves the floor fairly dry afterwards. The 400-grit pad had released a lot of the sealer but there were quite a few layers to get through, so I changed the burnishing pad to a coarse 200-grit pad and repeated the process. After another rinse and extract I would see it had the desired effect and I was able to carry on building up the finish on the Limestone by apply the 400-grit followed by the 800, 1500 grit pads. It was a large floor and so this took up much of the day so once complete I left for the day so it could dry off overnight. The next day I finished the polishing process with the application of a 3000-grit burnishing pad which is applied with a little water sprayed onto the tile and really brings up the polish on the stone. This process has the added advantage of leaving the floor dry so not long afterwards I was able to move on to sealing. For this floor two coats of Tile Doctor Ultra-Seal were applied, it is an impregnating sealer that won’t alter the colour of the tiles leaving a natural look. My client was much happier with the new finish and has asked for another quotation on some more Terracotta flooring that needs attention. For aftercare I recommend using Tile Doctor stone soap, it’s a special formula that builds on the patina which will help maintain the polished appearance of the Limestone. Our First Step in design process after studying the Project’s context and its surroundings, was to define each and every activity that was supposed to happen in the building at any time of night and day in a list. With a close study on the list we have developed a design program. Afterwards with taking site climate, cultural context and privacy considerations into account, we have developed the program into a basis, shaping the general geometry of the building, considering structure and functionality. In design process we have avoided unnecessary details and formalism (form without meanings). This building seeks a strong sense of place in its context, and it because this notion, it builds a firm connection to its surroundings. SABA Apartment’s presence in its context is of a dynamic kind, both inspired and influencing its functionality affected by the resident’s lifestyle. In this building the resident is an actor featuring in a scenario written by the architect and is well-aware of his needs and lifestyle, fulfilling them in SABA Apartment. In this building the border between inside and out has been designed in response to the cultural context of Iranian traditions emphasizing on a bold separation between interiors and exteriors in order to achieve privacy. In addition with taking its cultural context into consideration, the design develops consonant to the contemporary architecture trends. This transnational approach results in both dynamism and variety in façade changing each time according to the resident’s needs. The dynamism and control over the façade by the residents of the SABA Apartment is the result of the borderless design, which we believe is with no doubt one of the most interesting trends in the world of contemporary architecture, creates a virtual space, bonding reality and fantasy all together.

The most transformative part of the project was the addition of the primary suite. Our clients wanted this space to be more than just a bedroom—it needed to become an integral part of their daily routine, where they could truly unwind after a long day and start each morning with intention. Because they worked from home, we connected the suite to their lounge office through a private seating room, allowing them to ease into the workday feeling refreshed and retreat just as easily afterward without ever leaving their sanctuary. Designed as a retreat, the suite features exposed wood beams that add character and warmth, while the walls are painted in White Flour by Sherwin-Williams for a soft, airy backdrop. Overhead, a Williams Sonoma Ingrid chandelier serves as a warm focal point, bringing elegance with a modern edge. A walk-in closet with glass-and-iron doors provides a boutique-like entrance, while the bedroom flows seamlessly into the spa bathroom. The bathroom walls are painted in that same Swiss Coffee by Sherwin-Williams, creating a light and calming foundation for the warm wood tones of the floating double vanity. At the heart of the room, the freestanding Kohler tub rests on a bed of smooth river stones, creating a grounding focal point that welcomes our clients to truly unwind. The zero-entry shower, finished with Kenridge Ribbon Maple Matte porcelain tile, adds an organic warmth, while Kohler matte black fixtures provide a modern contrast. This balance of natural warmth and modern refinement turned the suite into more than just a functional addition—it became the personal retreat our clients had envisioned, perfectly supporting their lifestyle of working, resting, and recharging at home.
