A unique project just finished for homeowners in Maribel. A three car garage and “presentation” room with an indoor wheelchair ramp was added to an existing two-story home to meet the special needs of the residents.
Braun’s residential designers worked with homeowners and Hardrath Improvements to develop a very detailed plan for the project. What resulted was a spacious, 3-stall heated garage with an extra large, wheelchair accessible floor area for safe, easy car loading/unloading. A temperature controlled connecting room with a wheelchair ramp was added between the garage and the house with an extra wide garage entry door, providing room-to-room access without ever having to be outside.
Construction was completed by Hardrath Improvements. Braun Building Center provided the design blueprints, and products including all lumber, sheathing, trusses, GAF - Roofing, CertainTeed vinyl siding, Alliance windows, Waudena Millwork exterior doors, and Larson Storm Doors.

In south Seattle, a tiny backyard garden needed a makeover to add usability and create a sitting area for entertaining. Raised garden beds for edible plants provide the transition between the existing deck and new patio below, eliminating the need for a railing. A firepit provides the focal point for the new patio. Angles create drama and direct flow to the steel stairs and gate. Installed June, 2014.

Already partially enclosed by an ipe fence and concrete wall, our client had a vision of an outdoor courtyard for entertaining on warm summer evenings since the space would be shaded by the house in the afternoon. He imagined the space with a water feature, lighting and paving surrounded by plants.
With our marching orders in place, we drew up a schematic plan quickly and met to review two options for the space. These options quickly coalesced and combined into a single vision for the space. A thick, 60” tall concrete wall would enclose the opening to the street – creating privacy and security, and making a bold statement. We knew the gate had to be interesting enough to stand up to the large concrete walls on either side, so we designed and had custom fabricated by Dennis Schleder (www.dennisschleder.com) a beautiful, visually dynamic metal gate.
Other touches include drought tolerant planting, bluestone paving with pebble accents, crushed granite paving, LED accent lighting, and outdoor furniture. Both existing trees were retained and are thriving with their new soil.

Pool & Hot Tub Alliance
Water has its own logic, and its own power. There are no easy ways to keep it from going where it wants to; short of expensive and drastic solutions, water always wins over any effort to control it. So when we were asked to help create an outdoor space to complement a planned home on the edge of a lake, we decided to invite the lake into channel it, that is, so that it extended eastward onto the property in a stream that passed below a walkway connecting two wings of the house. To emphasize the impression that the stream had split naturally around the structure, we built two multitier waterfalls. The overall construction was of stonea mixture of native limestone and other rocks in a design theme that extended from outdoors to indoors and vice versa, giving a seamless feel to the built environment and its natural surroundings. The landscaping utilizes only native plants, though the blue spruces edging the stonework are less common here than the deciduous oak-dominated forest that lies beyond it. The owner of the property says that it gives the feel of Colorado, one of the familys favorite getaways, to the home.
Pool & Hot Tub Alliance
It was very important to our client for the pool and patio area to feel like an extension of their home. To incorporate this request into their design we engineered the pool wall to support the new patio columns and roof. The selection of finish materials was critical to creating a seamless transition between their indoor and outdoor living environment. The amazing views and natural surroundings were the perfect backdrop for the staggering 46 of vanishing edge. The work area was very intimidating with a 2:1 slope which creates many unique challenges. Extreme care had to be taken to protect the homes located downhill from the work area while all of the construction materials were transported 300 up the steep incline. At times a human chain passed building materials hand-to-hand because the slope was too step to safely operate equipment. The pool, spa and vanishing edges are locked into the hillside with a combination of piers and a keyway footing. Our structural & geotechnical engineer tested the soils on site and made 5 visits to the jobsite during construction to ensure that all site conditions were addressed. The outdoor patio area was lowered 2 below the pool to preserve the view of the lake and add to the illusion of the pool flowing down to the water below. While working to create a structurally sound vanishing edge pool and spa on a 26 degree slope there were some difficult plumbing needs that had to be met. The home owner requested the swimming pool equipment be located close to the house to avoid being seen when they entertain guests. On most jobsites this is an easy request to provide but this was not a typical construction site. This project required a 4 deep vault to ensure efficient operation of the hydraulic system for the equipment which is located uphill from the pool. Another challenge for our plumbing crew was to have the remote spa with a vanishing edge utilize equalized plumbing with the pool. The vanishing edge of the pool and spa had to match perfectly despite being located 30 apart. The pool and spa both incorporate a Paramount PCC2000 cleaning system. This project is a testament to what can be accomplished by a team of dedicated engineers, designers, contractors and craftsmen. Team work and education are the keys to success.
