A timeless design uniting a small galley kitchen with it’s adjacent eating area and allowing this small condo kitchen to be used to its full potential. Continuity was crucial in this space as it encompasses a fair portion of the open area in the condo. Connecting the bases and uppers with tall panels helped the kitchen appear furniture like. Repeating the counter as a backsplash and keeping it close in tone to the cabinetry added to the furniture aesthetic. Additionally, paneling the appliances helped the utilitarian fundamentals fade away. This polished steel cabinet is visible from both the formal living and dining rooms, so having it as a beautiful focal point was perfect. In the same way, as this space is visible from most of the home, keeping it neutral and calm while providing ample storage for the client, was a dream come true.

Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. Starting with the classic mid-century wallpaper, this home office space might be tiny, but it's filled with potential. The two bookshelves behind the desk frame it and add additional storage space for books, office supplies, and decorative accents. Thanks to this layout, there's still plenty of room for a small relaxing nook across the desk. We added an accent chair paired with an ottoman that can always double as a side table or quickly go underneath the console table when not allowed for more walking space. Finally, we even added a small nook for the furry coworker who wants to stay in the office all-day-long.

To allow the closet and bathroom some privacy without feeling cut off, custom doors with bamboo infused 3M panels of acrylic were used for texture, interest and light transference. This product is safer and lighter to use in residential and bathroom settings. The custom niches with individual down lights were created to allow the owner to display favorite finds on world travels.

The homeowners wanted a social friendly kitchen and dining space. Bel Air Construction’s interior designer took a holistic view of the potential space that might be used to make the space more social friendly. Using the 3D Design/Build process and renderings helped the customer visualize the possibilities and how the main floor of their home could be transformed into one unified social friendly area. A partition wall between the kitchen and the unused dining room was removed allowing the dining to be integrated into the overall space. An oddly placed partition was wall that was used as a utility chase was removed and the plumbing and electrical runs were rerouted. The former half wall between the kitchen and family room was reworked with cabinets added for additional storage and a larger counter top provides seating overlooking the family room The realigned and enlarged island features a cooktop, a contemporary unobtrusive range hood, enhanced storage including drawers, cabinets, functional fillers for spices, an integrated beverage refrigerator and seating.
