An original 1930’s English Tudor with only 2 bedrooms and 1 bath spanning about 1730 sq.ft. was purchased by a family with 2 amazing young kids, we saw the potential of this property to become a wonderful nest for the family to grow. The plan was to reach a 2550 sq. ft. home with 4 bedroom and 4 baths spanning over 2 stories. With continuation of the exiting architectural style of the existing home. A large 1000sq. ft. addition was constructed at the back portion of the house to include the expended master bedroom and a second-floor guest suite with a large observation balcony overlooking the mountains of Angeles Forest. An L shape staircase leading to the upstairs creates a moment of modern art with an all white walls and ceilings of this vaulted space act as a picture frame for a tall window facing the northern mountains almost as a live landscape painting that changes throughout the different times of day. Tall high sloped roof created an amazing, vaulted space in the guest suite with 4 uniquely designed windows extruding out with separate gable roof above. The downstairs bedroom boasts 9’ ceilings, extremely tall windows to enjoy the greenery of the backyard, vertical wood paneling on the walls add a warmth that is not seen very often in today’s new build. The master bathroom has a showcase 42sq. walk-in shower with its own private south facing window to illuminate the space with natural morning light. A larger format wood siding was using for the vanity backsplash wall and a private water closet for privacy. In the interior reconfiguration and remodel portion of the project the area serving as a family room was transformed to an additional bedroom with a private bath, a laundry room and hallway. The old bathroom was divided with a wall and a pocket door into a powder room the leads to a tub room. The biggest change was the kitchen area, as befitting to the 1930’s the dining room, kitchen, utility room and laundry room were all compartmentalized and enclosed. We eliminated all these partitions and walls to create a large open kitchen area that is completely open to the vaulted dining room. This way the natural light the washes the kitchen in the morning and the rays of sun that hit the dining room in the afternoon can be shared by the two areas. The opening to the living room remained only at 8’ to keep a division of space.

A kitchen remodel in an existing house. The living room was combined with the kitchen area, and the new open space gives way to the amazing views of the bay that are seen through the huge windows in the area. The combination of the colors and the material that were chosen for the design of the kitchen blends nicely with the views of the nature from outside. The use of the handle-less system of Alno emphasize the contemporary style of the house. This very busy family of five needed a convenient place to drop coats, shoes and bookbags near the active side entrance of their home. Creating a mudroom space was an essential part of a larger renovation project we were hired to design which included a kitchen, family room, butler’s pantry, home office, laundry room, and powder room. These additional spaces, including the new mudroom, did not exist previously and were created from the home’s existing square footage. The location of the mudroom provides convenient access from the entry door and creates a roomy hallway that allows an easy transition between the family room and laundry room. This space also is used to access the back staircase leading to the second floor addition which includes a bedroom, full bath, and a second office. The color pallet features peaceful shades of blue-greys and neutrals accented with textural storage baskets. On one side of the hallway floor-to-ceiling cabinetry provides an abundance of vital closed storage, while the other side features a traditional mudroom design with coat hooks, open cubbies, shoe storage and a long bench. The cubbies above and below the bench were specifically designed to accommodate baskets to make storage accessible and tidy. The stained wood bench seat adds warmth and contrast to the blue-grey paint. The desk area at the end closest to the door provides a charging station for mobile devices and serves as a handy landing spot for mail and keys. The existing basement mudroom and laundry room had great bones and both rooms were very large. To make the space more livable and comfortable, we laid slate tile on the floor and added a built-in desk area, coat/boot area and some additional tall storage. We also reworked the staircase, added a new stair runner, gave a facelift to the walk-in closet at the foot of the stairs, and built a coat closet. The end result is a multi-functional, large comfortable room to come home to! Just beyond the mudroom is the new laundry room where we re-used the cabinets and island from the original kitchen. The new laundry room also features a small powder room that used to be just a toilet in the middle of the room. You can see the island from the old kitchen that has been repurposed for a laundry folding table. The other countertops are maple butcherblock, and the gold accents from the other rooms are carried through into this room. We were also excited to unearth an existing window and bring some light into the room. Inspiration for a large contemporary open concept dark wood floor living room remodel in Other with gray walls, a standard fireplace, a stone fireplace and a wall-mounted tv

Using white as the backdrop color, deep navy blue cabinetry is used on the island, echoing the accent color in the backsplash mosaic tile behind the hood and complimenting the wall color in the butler's pantry and dining room beyond. Glass inserts are strategically integrated into lighted cabinets, adding interest and illumination to the white wall cabinets. The soothing grey beadboard backsplash adds texture and speaks to the beachy aesthetic. To ensure a durable solution especially behind the sink, the bead board is installed above a 5” tall piece of quartz. We opted for a statement chandelier over the dining table in lieu of pendant lighting over the island, and added a single sconce above the window over the farmhouse sink. Additional accent lighting inside the glass cabinets and below the wall cabinets adds ambient and task lighting.
