We designed the BSB Laneway House to fit a narrow (7.6m / 25’) lot and achieve 3 goals:
1. Maximize interior living space;
2. Preserve privacy between the suite and its existing neighbours; and
3. Meet all bylaws without relaxations.
The massing follows the side and height chamfering setback rules, leaving us with some creative solutions to fit everything in.
We stacked 2 of the 3 parking stalls within a single-wide garage using a lift & pit system for any-time access to either vehicle. Next to the garage is the third stall, which recesses the entry away from the lane and can double as a patio.
The main floor hosts the front entry and master suite, both filled with natural light from the perimeter transom windows that are high enough to limit sight lines to/from neighbours. Linear millwork closets provide ample storage and concealed utilities.
The upper level is a wide-open floor plan, perfect for entertaining. Skylights and large windows at either end flood the space with light throughout the day. The raised kitchen and dining space leads out to the rooftop terrace above the garage. There’s even an optional basement for even more usable space and storage!

Quietly tucked behind a modest ranch home in Boulder Colorado, this modern and playful home addition adds a much-needed master suite that springs out of the back yard. The simple floor plan is compact but lives big with warm morning light from high windows for an airy sanctuary just steps away from the family room and kid’s quarters. This addition is topped off with a low ceiling loft space nestled above the master-bath for a future storage area that is now used as a unique ‘kids-only’ fort. The final touch was a simple and welcoming south-facing front porch, good for enjoying the Colorado sun and engaging with the neighbors anytime of the year.

Turn on your TV to any HGTV or DIY show, and you’ll see them tearing down the walls and opening a home. Open floor plan living is a trend that shows no signs of slowing down anytime soon. If you’re still living with “rooms” dividing up your main living space like the kitchen for cooking, the dining room for eating in, and a living room/family room for entertaining, it is now time to check out an open floor plan.
This is a fantastic way to open the main living space of your existing home. It will improve workflows in the kitchen and traffic through your home and let in more natural light. As our lifestyles have shifted to a less formal way of living and entertaining, the idea of a traditional living room and dining room no longer fits how we use our space. Using our design build remodeling process, our clients in Howard County Maryland removed several dividing walls and got the open floor plan they had envisioned. Open living as in one room for all reasons, allows you to enjoy more of your home more of the time. It is the trend that keeps on trending.

Our clients came to us wanting to maximize the space they had. They were not planning on moving anytime soon, as they loved their neighborhood. They wanted to renovate the front of their house, which included the front atrium, living room, kitchen, and powder bath. They hated their kitchen because it was completely closed off, had low ceilings, was dark and outdated, not to mention the floors were different in each of these rooms! The pantry was in the breakfast area and the kitchen table became a junk catcher, being the first thing you see when coming in from the garage/laundry room. In their living room, they wanted the spaces on either side of the fireplace to be symmetrical, whether that be bookshelves, a wet bar or closed off. Both parents are working professionals with no time and/or desire to design, create and figure this out on their own. They needed help figuring out how to reconfigure their current space in order to maximize what they already had, as they could not see an obvious solution. They could not envision how it would look so the fact that our designers were able to show them their new kitchen in 3D was pertinent.
We removed the pass-through windows that surrounded the atrium and front dining room, as well as the entire kitchen wall, completely opening up those two rooms. We removed a hall that used to lead between the kitchen and the living room since it was a complete waste of space! The ceilings were raised to 10’ in the kitchen and we were able to leave the skylight, letting in that natural light they wanted. We were able to give them a much larger pantry with tons of shelving and increase the size of their laundry room by utilizing the space of their old breakfast nook.
We relocated the door to the garage into their new elongated laundry room, built a wet bar across from their new larger pantry (with a pocket door) and the flow and functionality of these new spaces is just perfect! All new Waypoint cabinets were installed one two main kitchen surrounding walls painted Linen. Calacatta Bianco Polished Porcelain Tile 4x12 was used for the backsplash. A large eat-at island was installed, painted Stone, where the family can now gather for homework, meals, and mingling. The soft champagne bronze hardware and accent lighting really give this white and gray kitchen a soft classic look.
In the living room, we removed the built-in bookshelves to the left of the fireplace and closed off the wet-bar on the other side, giving them more space in their master suite. White Oak wood flooring, stained Putney, was installed throughout the entire new space, giving it the continuity they were looking for.
In the guest bathroom, Carrara white herringbone marble mosaic 12x12 tile was used on the shower floor and niche, while basic marble Bianco polished 12x24 porcelain tile was used on the walls. Luxart polished chrome traditional hardware gives this timeless bathroom the perfect shine.
Our clients are so happy with the new functionality and look of their space. It has definitely changed their lives in a way they could have never imagined!

Our workers got rid of the old roofing materials and installed completely new shingles. Now their roof looks a lot better and they should not have any problems anytime soon.

What can we say, this project packs a big punch! Featuring a little bit of everything, this homeowner is ready for a “stay-cation”. We were able to tie into the existing roofline of the home and create a very fitting A.Frame porch that is screened in for anytime comfort. Stepping out onto the deck, we created a small but efficient grilling station to both cook dinner or cater the Monday night football parties. And with all those guests over for the game, we have “overflow” seating down on the patio. But let’s be honest, you might have to fight for a seat around the custom built firepit - because there is nothing better on a fall night, than warmth from a fire. Featuring hand laid stone all around, Timbertech low maintenance decking & a Techo-Bloc paver patio – this project really does pack a lot into a small space.

My clients needed to utilize their rooftop space and transform it into a beautiful clean outdoor space that they could utilize anytime, from parties to a simple outdoor family breakfast area in sunny Cyprus.
