Terracotta may be one of the most aesthetically pleasing types of tiled floor, but as many of our customers will tell you can be particularly difficult to keep clean. This is due to the naturally high porosity of clay, which allows dirt to become very easily trapped. Quite commonly this situation is made worse by a lack of an adequate sealer to block the intrusion of muck. Of course, poor quality cleaning products also make it difficult for property owners to keep their Terracotta tiles clean, and a combination of the two problems can leave these floors looking a lot like this one, located in the kitchen of a house in the beautiful Forest of Dean. The property owner was keen to have me restore some character to her dull Terracotta tiles. It was proving increasingly difficult for her to keep them clean due to the reasons described before, and the grout had also become very dirty. So, the customer turned to me for some professional assistance. While these Terracotta tiles had been sealed previously it had, over time, lost its ability to protect the stone against ingrained dirt. To remove the old excess sealer my product of choice was the heavy duty soil remover and stripper, Tile Doctor Remove & Go, which I applied liberally across the surface and scrubbed in to the tile used a rotary machine fitted with a scrubbing pad. This also helped to remove the trapped dirt and left the stone looking fresher. Once the old sealer was removed – to be replaced with a fresh sealer once cleaning was complete – I was free to focus on the troublesome grout lines with Tile Doctor Pro Clean, an alkaline cleaner that reliably breaks down dirt. When cleaning the grout, I opted to use a handheld grout brush that allowed for more precise, careful application of the product. As per usual, the floor was given a good rinse and left to dry for 24 hours. Upon returning to the property I checked the floor was completely dry, ready for sealing. My process for sealing actually involved the application of two different kinds of sealer; initially I applied a single coat of Tile Doctor Colour Grow which has soaks into the pores of the tile and has the added bonus of enhancing its natural colours. Once this had dried I then applied ix coats of Tile Doctor Seal and Go, a product which forms a durable layer of protection of the surface of the tiles and at the same time provides a lovely sheen finish. The combination of the two sealers will certainly offer a long-term solution to the ingrained dirt problem, and the appearance-enhancing properties in the products really helped to transform the tiles from dull and dirty to lively and eye-catching. This detailed Victorian tiled hallway at a property in Camden was overdue some much-needed repair and maintenance. The owners of the property appreciated that original period features like this add a lot of value to a property and asked me to visit the property to quote for renovating it. The property was in a terrace of similar properties most of which appeared to have retained their Victorian character. I inspected the floor and found there were a couple of loose, cracked, worn and broken tiles that needed to be replaced. In addition, the floor tiles needed a deep clean and then seal to bring back the wow factor. I was confident we could renovate the floor but at that point unsure if we would be able to find exact match replacements for the damaged tiles. Fortunately, Victorian tiles are still in demand and I knew of several companies I could check with so I was confident they could be found. We discussed how long the work would take and assuming I could source the replacements agreed a price for the full restoration of the floor. After doing some research I managed to find suitable replacements with a company called Original Style and the work was scheduled for the following month. Firstly, we prepared all areas with protective tapes to threshold edges and skirting. This was followed by spaying the tiles with a strong dilution of Tile Doctor Remove & Go which is product designed to remove old sealers and coatings. After about ten minutes the tiles were scrubbed with black scrubbing pads and scrubbing brushes. Fresh water was used to rinse the floor and the slurry was extracted using a wet vacuum. The floor was inspected and then a second clean carried out, this time using Tile Doctor Pro-Clean which is a Tile and Grout cleaning agent. The same process of application was used and after rinsing and extracting the dirt the tiles were given a steam clean. This ensured all the dirt was lifted out of the pores of the tile and the floor was now as clean as it possible could be. The next step was the remove the loose and cracked tiles using the reclaimed tiles we had sourced earlier. Some cuts were necessary to get the replacements to match the originals but overall the plan worked. A quick drying adhesive was used to secure the tiles so we could apply the grout shortly after. The whole floor was then re-grouted and cleaned off to ensure a good match. The floor was left to dry off overnight, and you could already see it was now looking considerably improved. Returning the next morning we checked the floor was dry using a moisture meter, this is important as to apply a sealer to damp tiles will lead to a patchy experience. All was well so we were ready to apply the sealer. To start a single base coat of Tile Doctor Colour Grow sealer was applied to the floor and left to dry. This sealer is an impregnator that protects from within by occupying the pores in the clay tile improving colour in the process. This sealer does leave a matt finish however and the client wanted a subtle shine so one dry it was followed by four coats of Tile Doctor Seal & Go. The combination of the two sealers works really well to add long lasting protection to the tiles and provide the desired finish to the floor. The floor was much improved, and the client was delighted. The detailed pattern and colours were now much more prominent, and the hallway looked much more inviting for both the owner and their guests. For the aftercare of Victorian tiles, I recommended the use of Tile Doctor Neutral Cleaner which is pH neutral and won’t prematurely erode the life of the sealer. Next, Nexgel Techniseal synthetic sand is applied in between the pavers joints and vibrated with a mechanical plate compactor. The plate compactor has rubber rollers to prevent the stones from cracking or scratching. This vibrating process allows the sand to fall in between the joints and density. Then, we clean the pavers with brooms and landscape blowers, to clean the excess sand from the pavers surface and to evenly spread the sand in between the pavers joints. The next step is to wash the pavers by misting water to penetrate the synthetic sand into the paver joints all the way down below the pavers. The sand and water activate a chemical reaction of the pollen that’s in the sand to cause the sand to harden. Finally, the application of the sealer, two parts components urethane dealer, specially formulated for Gappsi, is applied to the pavers surface and the sand joints to prevent stones from staining, extend their life cycle and further enhance their texture, color, and surface. BPLAN panels can be applied anywhere in the world and in different contexts, in the same project, given the properties of the materials you use, the quality of production processes and finishes. In the United Arab Emirates, BPLAN panels were applied in the same project, from the outside, giving elegance, dynamism and versatility to the elevations, to the interior, with panels that divide the spaces with formal wealth grid. Outside, BPLAN panels mark the main entry points, in large spans, in a formal and calculation exercise that confers the continuity of the pattern, without structural elements that could disturb the reading of the same. This exercise of commitment between elegance and resistance was incorporated in aluminum with 8mm thickness, combined with a peripheral structure in stainless steel. This customer had just moved into a property in Chesham around eighteen months ago. During that time, they had completely renovated the property and in the process had pulled up the hallway carpet to discover a lovely Victorian tiled floor which appeared to be in good condition but very dirty. Period features like these can add a lot of value to a house these days and so they decided to investigate having it professionally cleaned and contacted me for a quote. Although I can give some indication of price over the phone you never know exactly what to expect so my preference is to visit the property a conduct a test clean. It’s a little trickier to do this now due to COVID-19 but using a combination of PPE, maximum ventilation and social distancing measures I was able to work on the floor. The tiles were in good order with no replacements needed so my focus would be removing carpet adhesive and ingrained dirt. The test went well, and I followed up with a quotation which was accepted, and a date arranged to do the work. I had worked out previously that the quickest was to deep clean the floor and remove the glue and any old seal was to apply Tile Doctor Remove and Go which as its name suggests is a coatings removed designed for Tiled floors. My method was to spray strong a dilution of Remove and Go onto the Victorian tiles and leave it to soak in for fifteen minutes. Then it was scrubbed in with a black scrubbing pad fitted to a rotary machine. The soil was rinsed off using a minimal of water and extracted with a wet vacuum. Once the floor had dried, I inspected the tiles and could see more work would be needed to get the white tiles really sparkling. For this I went over the floor using a 200-grit resurfacing pad using water to lubricate the process, I also used handheld burnishing blocks of different grits to do the edges. With this extra effort and another rinse with water to remove the soil the floor looked great, and so I left for the day so it could dry out ready for sealing. I came back the next day and started by taking moisture readings with a damp meter to ensure the tiles were dry and ready for sealing. This is important as you don’t want to apply sealer to a damp tile and old floors can suffer from damp issues due to the lack of a damp proof membrane. All was well with the floor, so I was able to move straight onto sealing which started with the application of a single coat of Tile Doctor Colour Grow. This is an impregnating sealer that soaks into the pores of the tile enhancing colour and adding protection. Once this had dried, I followed up with another seven coats of Tile Doctor Seal and Go which adds further protection and leaves a nice subtle sheen to the tiles. Smart devices are so ubiquitous that the term “smart” is overused to the point that it is almost meaningless. Companies are eager to jump on the bandwagon and claim their products are “smart,” and consumers proudly claim they have a smart home because they have lighting control. Misconceptions about smart homes are prevalent and create confusion in the marketplace. This can have deleterious effects on businesses and underserve consumers. Here are seven of the most popular misconceptions about smart homes: 1. Apps are smart Apps are convenient and easy to use. Yes, it seems there’s an app for everything. People expect to be able to download an app and do just about anything. App developers and many companies do not disavow consumers of this myth. On the contrary, they promote this idea with carefully worded descriptions. The promise of having the world at your fingertips for $1.99 is very enticing. Although it sounds too good to be true, it is also too good to pass up for many people. This leads to undervaluing home control and disappointment when the apps don’t work, which undermines confidence in our industry. The fact is that apps are not smart. They do not control anything. They must connect to and communicate with a control system or cloud service that processes, prioritizes, and executes commands. That’s the real magic and what most people do not understand. 2. Smart devices work together With so many smart appliances and devices on the market today, it’s understandable that the average consumer might think that they actually communicate and work together. This is simply not the case. Smart devices are not that smart. They are designed and manufactured by different, often competing, companies. There are no national or industry standards governing these products. Even if they all operate using Wi-Fi® communications, that doesn’t mean they work together. Some companies promote a home control platform, which unites different devices from different companies – in theory. The platform is yet another third-party software totally dependent on other companies developing APIs and writing control modules for their hardware to run on that piece of software. The devices are not independently compatible. Also, when updates are made to either the hardware or the software, functionality may be affected for some period. That’s a nice way of saying the device or system won’t work and there’s no way of knowing for how long. 3. It’s a DIY project Which brings us to the next myth, which is that the average person can do it themselves. Unless you are a skilled professional, I would not advise taking on a smart home project. You want to make a light turn on and off with your Alexa® or Google Assistant™ virtual assistant software, go for it. A smart home takes much more planning and expertise. I have no problem changing a light bulb or hanging a light fixture in my dining room; however, I am not going to rewire my house. I may change the flush valve in my toilet, but I’m not going to replace the pipes in my house. You get it. Integrating devices and systems, establishing different zones, creating scenes, designing the UI with a balance between control, feedback, and simplicity – all takes experience and skill. 4. Need a programmer to make changes Early adopters may have experienced the pain of trying to make a simple change or update to their home control system. Years ago, if the cable provider changed the channel line-up, the homeowner would have to call the dealer or programmer to make an appointment for them to come out to the house to reprogram the system. The system wouldn’t work as expected until it was updated, which often took several days and beaucoup bucks. Not anymore. Technology has evolved so now it’s easy for system owners to change favorite channels, create scenes, rename buttons, update images, and more. While a professional is needed for the initial installation and setup, the system is easy to manage once it’s up and running. This makes life so much easier for both dealer and customer. 5. Tech becomes obsolete quickly Similar to updating the UI, updating firmware or hardware used to be a stressful process. A smart home should be intelligent enough to update itself. Apps don’t become obsolete. Updates are constantly pushed out from the cloud, making them better all the time. The same is true for a good smart home system.
