Windlestraw is a picturesque Edwardian manor hotel overlooking the Tweed Valley, near Walkerburn in the Scottish Borders area of Scotland. One of the bathrooms in the manor was in the process of being refurbished when two layers of floor tiles were removed, unveiling an original Marble tiled floor dating back to the 1920s. After the top layers of tile had been removed the Marble was still covered in old adhesive and cement and although Marble is known for its quality and durability the hotel owner didn’t want the building contractor to proceed any further in case they damaged it. The owner was keen to restore the Marble floor as an original feature so we were called in to set the situation right. To restore the floor I used two processes known as milling and burnishing. Milling literally involves grinding down uneven or rough surfaces using very coarse, diamond encrusted pads. The pads are usually used to resolve lippage issues on natural stone but in this case we needed to use the very coarse abrasive pads to grind off the adhesive and cement. I used a set of three coarse milling pads rinsing with water between each pad and starting with a 50 grit pad, before moving on to 100 and 200 grit pads. This process was very effective and ground off the cement and adhesive, while also removing any lippage in the tiles to leave a completely flat surface. Milling leaves the surface of the Marble tiles clean but in a rough condition and this is where the second process Burnishing comes in. Similar to milling, burnishing focuses on achieving a polished finish with the application of ever finer grades of polishing pads and is often used to bring back the polish on Limestone and Travertine as well as Marble. Moving on to the burnishing, I worked my way through the four diamond encrusted pad system lubricating with a little water and again rinsing between each pad to remove the slurry. The grits go from Coarse (400 grit), Medium (800 grit), Fine (1500 grit) and then eventually Very Fine (3000 grit) and come in a 17” pad for use on a rotary floor machine and were applied twice in sequence to achieve a fantastic polished shine. The floor was given a final rinse and then dried with a wet-vacuum before we proceeded to seal the floor using Tile Doctor Shine Powder which is a crystallizing powder that is applied directly to the floor and worked in using a buffing pad fitted to a rotary machine. Shine Powder provides a very high shine (as you can see from the photos), along with a tough durable finish. On top of this, it is suitable for sealing all natural stone, including, of course, Marble, along with Limestone, Granite, Slate and Travertine. The customer was absolutely delighted with the results as were we although it’s now up to them to ensure the bathroom fitters take appropriate care when completing the room which I’m sure will look absolutely fantastic when complete and no doubt add to the allure of this magnificent hotel in the Scottish Borders. I recently went to survey a floor in Harrogate which I immediately recognised as beige Moleanos Limestone which comes from Portugal. If you have been reading my previous posts you will remember I am not a fan of this type of stone as it is very difficult to clean, polish or seal. This particular floor was laid around 5 years prior and was now looking quite dull and was in need of reviving. The client didn’t want to spend much so l suggested l could spray burnish the floor to get her shine back again and remove the splash marks. We do this a lot for owners of polished stone floors as part of an annual maintenance package, it is a low cost option that uses a very fine 3,000 grit burnishing pad to renovate the stone and bring up the shine. However, I pointed out to her that this process wouldn’t clean her grout which was making her floor look scruffy. I priced up the different options and after weighing up the quotes I’m pleased to say she decided to go for a full clean and seal. The full process involves the use of different grades of diamond encrusted burnishing pads from low to very fine grits to renovate the Limestone and also a chemical clean of the grout followed by a fresh seal. I returned on the scheduled date and after preparing the floor I started cleaning the Limestone by running over the tiles with a 400-grit coarse burnishing pad lubricated with water. The soil was rinsed off with more water and extracted with a wet vacuum. This process was repeated with the 800 and 1500-grit pads which starts to build-up the polish on the stone. I then turned my attention to the grout with a strong dilution of Tile Doctor Pro-Clean which was left to soak into the grout for ten minutes before scrubbing it by hand with a stiff brush. After a final rinse and extraction with the wet vacuum the tile and grout were looking much cleaner and was left to dry off overnight. On Day 2 I stated with the application of the 3,000-grit pad which is the last step in the polishing processed and builds up a lovely satin finish on the stone floor. This is done using only a little water and is basically the spray burnish technique I referred to earlier. This process has the added advantage of leaving the floor dry. With the stone tiles looking lovely and the grout clean the last step was to seal it all in and protect it from dirt and future staining with the application of a sealer. For this I used two coats of Tile Doctor Ultra Seal. My client was very pleased she had spent the extra money to achieve the floor she had always wanted, apparently it had never looked this good even when new. These Marble tiles were installed at a lovely property in North Ferriby by another tile company who although has done a great job laying the floor had neglected to provide the owner with any kind of post-installation maintenance. Thus the tiles, which covered a large kitchen and hallway area, appeared dull and certainly not up to the standard that could be achieved with the right methods. Funnily enough, the tile company had told the property owner that the stone would need to be sealed, but did not offer to carry out the process themselves. After conducting their own research, the property owner contacted her local Tile Doctor to see what could be done. I came round to inspect the floor and recommended the floor was polished through a process known as burnishing, followed by the application of a sealer to provide durable protection for the stone. Burnishing involves the application of diamond encrusted pads with different levels of grit. At Tile Doctor we work with a four pad system that allows us to gradually refine the polish on suitable tiled floors, including Marble and Limestone. I started the process by applying a Coarse grit burnishing pad across the entire floor lubricated with a little water, the 17 inch pads fit a rotary floor buffing machine and so are relatively straight forward to use but do take time. Following this, I worked my way through the burnishing system, repeating the process with Medium, Fine and Very Fine grit burnishing pads to achieve a brilliant, consistent shine. The floor is given a quick rinse between pads in-order to remove the resultant slurry before starting with the next pad. The second part of the restoration was to seal the floor to protect the stone against future dirt, stains and damage, which is more common in busy areas of a house like the kitchen. I opted to seal the Marble tiles with two coats of Tile Doctor Ultra Seal. This is a premium, no-sheen sealer that leaves the Marble with a more natural looking polished appearance. As a solvent-based, penetrating sealer it gets deep into the pores of the stone to protect against stains and ingrained dirt, especially in food preparation areas. To finish off I used the very fine diamond pad just to guarantee the brilliant shine you can see in the photos. The property owners were exceptionally pleased with the results achieved and will undoubtedly be glad that their lovely Marble tiled flooring is now protected for long-term use.
