To further complicate this floor, our clients replaced their cast iron waste lines with PVC. We recommended a decoupling membrane for a plank porcelain tile throughout the entire home. Earlier this summer I was called out to this job in the garden of a house in the city of Ely to inspect a freshly laid porcelain tiled patio with grout haze issues. The builder who had installed the patio hadn’t removed all the grout from the textured surface of the tile before it had dried. This was probably due to the hot weather which reduces drying times and has caught many tilers out. Multiple repeat visits by the builder trying followed who spent countless hours trying to remove the grout haze, unfortunately due to the textured surface of the tile he was unable to remove it and the patio was left looking awful. Like the builder we are increasingly finding modern grouts, which although more durable, are very difficult to remove. Fortunately belonging to the Tile Doctor network, I had already been made aware of this problem and was able to offer a solution. I arranged to pay the property a visit to demonstrate a potential solution and quote for resolving the issues. Even though the grout haze was indeed difficult to remove it wasn’t impossible if you know how. The demonstration came out well and relieved that they had finally found a solution to the problem booked me in to get the work carried out. On my return I started with the application of a strong dilution of Tile Doctor Grout Clean-Up. This product is ideal for removing grout haze or smears as they often referred to; however, being acidic we don’t recommend it for use on every surface so if your using it yourself do check the label first. I left it to soak in for ten minutes before being agitated with a black scrubbing pad fitted to a rotary buffer The weather was good, so it wasn’t a problem working outside and once all the grout smears were removed, I finished off by giving the whole patio a high-pressure rinse. I use a van mounted rinse/extraction system for this that applies warm water at high pressure onto the patio to dislodge dirt and then extracts the waste into a separate tank in the vehicle. It was an expensive investment but makes light work of jobs like this. It took around four to five cleans to complete the job, by the late afternoon the grout haze was gone, and the porcelain patio looked completely transformed. It was quite a warm day, so the patio soon dried allowing my client to use it later that day. I should mention that this variety of Porcelain tiles were not the micro porous type and therefore did not need to be sealed. Relieved the problem was finally resolved and happy with the result my client left the following feedback: Amazing service, they were able to provide us with a quote and demo before we agreed to work. This customer had some real difficulty in getting their fantastic Travertine tiled kitchen area looking as good as it should. The cleaning methods they had previously employed were unable to prevent the tiles from appearing dull, and the customer was also unable to deal with the displeasing marks and small cracks damaging the stone. Keen to get the floor back to looking its best, the customer called me down to their property, which overlooks the beautiful countryside area of Ashbourne, to see what could be done to restore the tiles. Upon my arrival at the property, I assessed the situation and resolved that the best way to restore the polish and general appearance of the floor was to use a process known as burnishing. The burnishing process, which involves the application of four diamond encrusted polishing pads of varying grit, works to grind away ingrained dirt while smoothing and polishing rough surfaces. Most commonly we use burnishing to restore the shine to Limestone and Marble tiles, but it can be used on most types of natural stone floor where a deep polish is required. To start the process, I applied the Coarse 400 grit burnishing pad to the floor using a small amount of water as lubrication in order to break down and remove any old sealer from the stone. Once this had been done across the entirety of the floor, I removed any soiled water with a wet-vac machine; this removal of soiled residue was repeated after each use of a burnishing pad. Next, I moved on to the Medium 800 grit pad which is less coarse than the 400 grit, but still rough enough still to break down layers of ingrained dirt. I followed this up with the application of a Fine 1500 grit pad, which started to smooth down the rough areas of the surface to prepare the floor for a final polish with an even finer burnishing pad later on. Before moving straight on to the final of the four pads, I took the time to carefully fill in the all of the small cracks and holes in the stone, before leaving the floor to dry until the next day. The next morning, I returned to the property to finish off the floor restoration. As soon as I arrived I used a damp tester to make sure the floor was completely dry. Noticing a number of small damp spots, I opted to use my heat gun to speed up the drying process. Once the floor was completely dry, I used the Very Fine 3000 burnishing pad – the last of the four – without any lubricant to finally achieve a high quality polished finish. For polished floors it is recommended to use an impregnating sealer that penetrates into the pores of the stone rather than sitting on the surface of the floor, as this ensures the quality of the polish isn’t damaged. As such I opted to use Tile Doctor Colour Grow to seal the tiles. This is a colour intensifying sealer that provides durable surface protection and allows the surface to breathe whilst enhancing the natural colours in the stone. It’s important that any sealer that doesn’t penetrate into the stone is removed by polishing it off with a cloth. After completing the seal, I went over the floor for a final time with the 3000 grit diamond burnishing pad to leave a smooth and shiny polished finish. It was a pleasure to help this single dad transform a previous French Country motif into a Handsome Space with Masculine Vibe. The homeowner loves the blues you find in the Caribbean so we used those as accent colors throughout the rooms. Entry We painted the walls Sherwin Williams’ Latte (SW6108) to add warmth. We accessorized the homeowner’s beautiful burl wood cabinet with vibrant artwork and whimsical Chinese horses. I always recommend task lighting in a Foyer, if possible, and the rectangular lamp shade is the perfect shape to fit on the small end of the cabinet. Powder Room I adore the Candace Olson wallpaper we used in the Powder Room. The blocks look like sections of wood. It works great with the existing granite. Other examples of wallpaper here and here. Great Room We touched every surface in this Great Room from painting the walls Nomadic Desert (SW6107) to painting the ceiling Double Latte (SW9108) to make the room feel cozier to replacing the carpet with this transitional style with striated pattern to painting the white built-ins. Furniture placement was a real challenge because the grand piano needed to stay without blocking the traffic flow through the space. The homeowner also wanted us to incorporate his chess table and chairs. We centered a small seating area in front of the fireplace utilizing two oversized club chairs and an upholstered ottoman with a wood tray that slides. The wood bases on the chairs helps their size not overpower the room. The velvet ottoman fabric with navy, azure, and teal blues is a showstopper. We used the homeowner’s wonderful collection of unique puzzle boxes to accessorize the built-ins. We just added some pops of blues, greens and silver. The homeowner loves sculptural objects so the nickel twig wall decor was the perfect focal point above the mantle. We opted not to add anything to the mantle so it would not distract from the art piece. We added decorative drapery panels installed on short rods between each set of doors. The homeowner was open to this abstract floral pattern in greens and blues! We reupholstered the cushions for the chess table chairs in a fun geometric fabric that coordinates with the panel fabric. The homeowner does not use this set of doors to access the deck so we were able to position the table directly in front of them. Kelly Sisler of Kelly Faux Creations worked her magic on the built-ins. We used Sherwin Williams’ Mega Greige (SW7031) as the base and then applied a heavy bronze glaze.
