Any and all Price adjustments and shipping and/or freight must be paid in full prior to shipment of product.
Semi-Custom Product Shipment Lead Time is estimated at 6-10 Weeks, to begin upon receipt of all of the following:

Return Policy
Product must be inspected upon arrival and receipt of product, at the designated delivery location. Any damage must be reported to Solar Luminance in a written statement of reported damage, by email (Sales@SolarLuminance.com), along with dated and time stamped photo documentation of reported damage. Report of product damage must emailed within 24 hours of receipt of product. Solar Luminance will work with Purchaser and/or Purchasers Agents, to replace and/or fix any damaged and/or missing parts in a timely manner. If damage occurs and/or is reported beyond the 24 hour reporting period Solar Luminance maintains no liability and/or responsibility for the product and/or its condition. As a manager of a building or property, you quickly learn the art of mediation. One minute you may be working with a vendor to keep the building’s operating system running efficient and smooth; the next moment you may be calming a tenant down after finding the change in the system disrupted his office’s workflow. Give and take; it’s the only way to make sure every day runs perfectly.
Overall, you have two goals to strive for in everything you do.
1. Keep the building running properly, upgrading systems as appropriate, and striving to do all you can on a pre-established budget.
2. Keep the building occupants happy, with as little disruption as possible.
While some changes are minor, barely registering on a building occupant’s mind, with HVAC challenges, that’s rarely the case. If a HVAC contractor is replacing an air handler, for instance, and disconnects one and moves to the next unit, it may cause major disruptions to sensitive areas of a building. And if the occupant wasn’t prepared for the disruption, you can have a mighty unhappy customer on your hand.
Anytime you are working on HVAC projects throughout your building, there are strategies you can put into place to keep things running smooth.
Communicate with occupants
Communication is key to any good relationship, and as a property manager, this rule is a great place to start. If you will be working with the HVAC equipment, block out the timeframe for work to be done, and understand the potential consequences of the process. Then communicate this process with every point of contact you have throughout the building. The more detail you can provide, the less surprises you’ll have throughout the process. You can also work with your building’s occupants before the process begins, finding out if there are better timeframes than others.
Establish a realistic schedule
As a property manager, its easy to provide your expectations for the HVAC project at hand, and request that the proposal be written in such a way that work is completed on your timeframe. Unfortunately, many contractors want your business and will agree to anything upfront in order to win the bid, knowing full well the work will take longer than specified. Instead of projecting your timeframes into the proposal process, ask for HVAC project bids to establish realistic schedules of how long the process will take, and what areas of your property will be most effected throughout the schedule. This will help you avoid crises between you and the contractor, and you and your tenants.
Plan for the whole system
If one small piece of your HVAC system is weak, its easy to fix that one small piece. But how will that impact your overall system? Will it cause weak spots in different parts of the building – maybe a corner office will have reduced air flow, and therefore be colder in the winter and warmer in the summer? When retrofitting new pieces with older existing systems, its easy to reduce the efficiency of your entire system. Before agreeing to certain repairs, make sure you understand how it will impact your entire system overall. An easy way of handling this problem is by working with the same HVAC contractor again and again, He will understand your system’s potential, and know when to make repairs, and when to replace.
Have points of contact available for immediate assistance
In many cases, problems arise because connections can’t be made. Can the HVAC contractor get a hold or you or another person that can make decisions at a moments notice if a problem arises? Do you have access to decision makers throughout the building that may be impacted by this change? Many projects have been put on hold simply because a person in authority can’t be found to give the go-ahead to move forward. If you have access to these people during the time of the project, you’ll be able to complete the project in record time.
Test
Finally, if you can test things in stages, or test when the potential for problems is the smallest, you reduce the chances of bigger emergency issues falling into your lap. If you’ll be installing a new terminal unit, can you make the switch on a Saturday morning when the building is largely unoccupied? If you’re replacing a large system, can you replace and test in phases so the entire project isn’t released at once?
Most issues can be avoided with just a little strategy from the beginning. If you’ve never had a HVAC maintenance team to help you stay on track with your building’s heating and cooling, now may be the time to find out how easy a team approach makes the process.

I was hired by my previous employer, Corvallis Custom Kitchens and Baths to assist these homeowners with all of the materials, fixtures and finish choices to complete this master bathroom remodel.
Brian Egan, owner and designer at CCKB in Sept 2017, since retired), designed this aging-in-place, accessible shower (previously a shower and separate soaker tub) for the clients who reside in an over 55 community here in Corvallis.
Large format 12x24 unpolished Crossville Kosmos Moonstruck tile was chosen for the bathroom floor and the shower walls to minimize grout lines. For the shower floor/pan small 1x1 DalTile Keystones Marble color tile was used to aid in making the floor feel extra slip resistant as the Keystones tiles do not have grittier feeling surface than porcelain tile.
For safety and a non-industrial look, Moen Align chrome designer grab bars were installed in the shower and toilet room. The handshower and rainshower head system by Grohe beautifully combines the 2 systems in one unit called Retrofit 160. To allow the homeowners to turn the shower on and warm up without them having to step in the direct spray of the shower head, the controls were placed under the window near the shower entry. This would also allow a helper to assist anyone using the shower in the future should the need arise.
A linear drain was installed to pull water away from the zero threshold shower entry. Installing a linear shower drain allows for a no threshold shower which can allow for the shower to be accessible with a walker or roll-in with a wheelchair as the shower was designed almost 40" wide.
The homeowners were thrilled with the transformation of their bathroom. The design and material choices fit their tastes and needs perfectly. Now they can continue to age in place and not worry about how they would be able to bathe if something were to decrease their mobility.

The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment.
With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion.
The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. Sustainable energy requirements on a budget directed the design decisions regarding the SIPs panel insulation, energy systems, roof shading, other insulation systems, lighting and detailing. Easily constructed and linear, the home harkens back to mid century modern pavilions with present day environmental sensitivities and harmony with the site.

The misting system that was chosen for this particular Parade Home was to cool the outdoor kitchen area which is the focal point of the backyard. The misting system consists of a dual-filtered, 1000psi misting pump, and we chose to leave these stainless steel lines to assist in tying the outdoor appliances into the design.

This contemporary new residence near the ocean in Ft. Lauderdale, FL is partially clad with a unique wall panel system fabricated from RHEINZINK’s PROTECT LINE of architectural zinc. The PROTECT LINE has a clear coating that provides durable surface protection in aggressive climates. The transparent coating slows down the aging process and preserves the initial appearance of the zinc.
Approximately 1,000 sq. ft. of PROTECT LINE blue-grey RHEINZINK was fabricated by Architectural Innovative Metals, Inc. (AIM), Dallas, into AIM’s Ingot Design Series wall panel system. The Ingot Design Series is a pressure-equalized system that offers superior design flexibility and durability in both dry joint and rain screen applications.
The RHEINZINK panels were prominently installed as column covers, elevator shaft façade and accent panels. According to AIM project manager Chance Johnson, “This is a high-end residence and the use of the RHEINZINK was perfect for the contemporary design and the applications. Our Ingot Design Series is a one piece, modular unit with no extrusions or additional clips. It’s a great system.”
The RHEINZINK panels were installed by Allied Roofing & Sheet Metal, Ft. Lauderdale. The distributor was Old Country Millworks (OCM), Los Angeles. The residence was built by A.V.I. Contractors, Inc., Weston, FL.

And here's old faithful, a Crane pressure-assist toilet. This toilet was here when we purchased the home 11 years ago and it never missed a beat though I did have to replace the tank/pressure-assist unit a few years back. I would have been happy to keep it but unfortunately we don't currently offer a "MG" for a pressure-assist flush system.

The misting system that was chosen for this particular Parade Home was to cool the outdoor kitchen area which is the focal point of the backyard. The misting system consists of a dual-filtered, 1000psi misting pump, and we chose to leave these stainless steel lines to assist in tying the outdoor appliances into the design.

The "Scale Armor+" System uses a unique four module swirl Chamber that contains a highly effective Template Assisted Crystallization(TAC) scale reduction media and a large OxyMag module for further scale control. The activated carbon is used to remove impurities including organic contaminants, chlorine, chloramine, pesticides color and much more. Activated Carbons are very porous with a large surface area. One pound of GAC has a surface area equivalent to six football fields. Impurities are held with the carbon's internal pore structure by electrostatic attraction or chemisorption.
