Eat-in kitchen - mid-sized traditional u-shaped light wood floor eat-in kitchen idea in Other with a farmhouse sink, shaker cabinets, black cabinets, quartz countertops, white backsplash, subway tile backsplash, stainless steel appliances and a peninsula

These homeowners are well known to our team as repeat clients and asked us to convert a dated deck overlooking their pool and the lake into an indoor/outdoor living space. A new footer foundation with tile floor was added to withstand the Indiana climate and to create an elegant aesthetic. The existing transom windows were raised and a collapsible glass wall with retractable screens was added to truly bring the outdoor space inside. Overhead heaters and ceiling fans now assist with climate control and a custom TV cabinet was built and installed utilizing motorized retractable hardware to hide the TV when not in use. As the exterior project was concluding we additionally removed 2 interior walls and french doors to a room to be converted to a game room. We removed a storage space under the stairs leading to the upper floor and installed contemporary stair tread and cable handrail for an updated modern look. The first floor living space is now open and entertainer friendly with uninterrupted flow from inside to outside and is simply stunning.

Winner of the 2018 Tour of Homes Best Remodel, this whole house re-design of a 1963 Bennet & Johnson mid-century raised ranch home is a beautiful example of the magic we can weave through the application of more sustainable modern design principles to existing spaces. We worked closely with our client on extensive updates to create a modernized MCM gem. Extensive alterations include: - a completely redesigned floor plan to promote a more intuitive flow throughout - vaulted the ceilings over the great room to create an amazing entrance and feeling of inspired openness - redesigned entry and driveway to be more inviting and welcoming as well as to experientially set the mid-century modern stage - the removal of a visually disruptive load bearing central wall and chimney system that formerly partitioned the homes’ entry, dining, kitchen and living rooms from each other - added clerestory windows above the new kitchen to accentuate the new vaulted ceiling line and create a greater visual continuation of indoor to outdoor space - drastically increased the access to natural light by increasing window sizes and opening up the floor plan - placed natural wood elements throughout to provide a calming palette and cohesive Pacific Northwest feel - incorporated Universal Design principles to make the home Aging In Place ready with wide hallways and accessible spaces, including single-floor living if needed - moved and completely redesigned the stairway to work for the home’s occupants and be a part of the cohesive design aesthetic - mixed custom tile layouts with more traditional tiling to create fun and playful visual experiences - custom designed and sourced MCM specific elements such as the entry screen, cabinetry and lighting - development of the downstairs for potential future use by an assisted living caretaker - energy efficiency upgrades seamlessly woven in with much improved insulation, ductless mini splits and solar gain

We recently completed a development project in the Pemberton Heights area of North Vancouver. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us! 
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. The main components in the design and equipment selection that leads to this are:
1) Space heating and Cooling
2) Water Heating
3) Lights and Appliances
4) Wall assemblies and insulation

Like all of our projects, we take pride in looking at the small details of the house. Things like, insulated water lines, domestic hot water heat recovery units, electric car plug-ins, solar power ready, extensive use of environmentally friendly materials, hot water heat pumps and stringent testing and inspection point along the way, led to a successful completion of 2 certified high-performance homes with Built Green Platinum and EnergyStar certifications. This master bathroom was updated with new Cambria Whitney quartz countertops on the existing cabinets. Two rectangle porcelain vessel sinks in white and Moen 90 degree single handle vessel faucets in chrome finish were installed. A new semi-frameless shower enclosure with clear glass and chrome finish. A new 2 handle roman tub faucet was installed on the existing tub. On the floor, Florim USA Galaxy color Grigio 18x18 field tile with Schulter heated flooring system with programmable thermostat.

This closet was converted to a very small wine cellar for our Vancouver area client. Racking on the upper half was single bottle depth so as not to run into the cooling unit that is mounted through the header at the top of the cellar. We then went with double deep wine racking on the bottom half to increase capacity and create a serving area. The racking used in this cellar was from our Blue Grouse modular series, modified to fit the space but keep costs down, as opposed to a fully-custom solution.
