Head To Head Negotiations Gets Results For Happy Sellers: When I was introduced to Steven Hill, I knew from the minute we met “this was the guy” to represent me. Steven has a very calm, soft approach to his dealing with people, unlike the ego driven who spout their credentials to impress. He listens to understand what the client wants rather than telling them what he wants. Steven’s photographer created fabulous photos that took my breath away when the brochure arrived. My house looked beyond amazing yet true to the property. Steven and I corresponded everyday and, after 5 days on the market, we accepted a conditional offer. I was thrilled Steven got the sale price I wanted, so quickly. Unfortunately, we found ourselves in a tense situation when the home inspector found a breach in our sewer line. Immediately I got a quote for the repairs, and was fully prepared to cover the expense, but the buyer’s realtor was insisting on a sizeable holdback. This is where we witnessed Steven’s negotiation skills under pressure. He went head to head with the buyer’s realtor, as the buyers and ourselves stood by and watched. Of course, Steven had to bring this to the first buyer’s attention and, to everyone’s surprise, all conditions were lifted and we had a firm sale. This job was carried out in a terraced property in Llanelli which had a Victorian Tiled Hallway laid in a diamond pattern that looking worse for wear and in need of some attention. The clients were a young couple who had moved in two years previously and had only recently decided they wanted the floor renovated. This was earlier in the year, so I was able to pop over to the property and take a detailed look at the floor before recommending a course of action to renovate the tiles. Upon arrival the first thing we noticed was that the border had been laid with an inconsistent pattern, non- matching tiles had been patched in essentially filling voids as you can see in the images. The floor wasn’t terribly dirty however it wasn’t very clean either. I discussed with the client replacing the non-matching tiles, so the floor pattern was uniform however they decided against it and were happy to just to have it cleaned and sealed. We can usually source either reclaimed original tiles or some great reproduction ones, so most floors can be restored if needed. I worked out a quote for the work and they were happy to go ahead. If you have never been you should know that Llanelli is the largest town in the county of Carmarthenshire and famous for Rugby and the production of Tin. It is located on the Loughor Estuary, some 10 miles from Swansea and 12 miles from Carmarthen. With no tiling to do the first job was to protect the woodwork such as skirting and staircase with tape. Once done the process of cleaning began with the application of a 400-grit burnishing pad fitted to a buffing machine. The process is lubricated with water and the pad run over the whole floor two to three times to remove dirt and refine the appearance of the tile. Even after the first application of the pad we could see a massive improvement to the appearance of the tiles. To get right into the edges of the tiled floor we use a 400-grit handheld diamond block, this proved especially useful under the stairs where our buffer machine could not reach. During this process, the water turns into a fine slurry which is rinsed off with more water and extracted with a wet vacuum. On this occasion the floor was not dirty enough to require any chemicals, the use of water and the machine was enough to get the floor cleaned up. This job was very straight forward, and we did not run into any problems at all. After allowing the floor to dry out for 24 hours we returned to seal the tiles checking first that the floor was sufficiently dry first using a damp meter. Fortunately, the burnishing method uses a lot less water than a chemical clean, so I was able to get straight on with sealing. The client wanted a satin sheen finish, so I applied four coats of Tile Doctors Seal and Go which works well on Victorian tiles. The sealer really put the life back into the tiles and will protect them from staining going forward. It will also make the floor much easier to maintain and keep it looking good for much longer. I’m pleased to say the owners were very happy with the floor and recommended us to one of their friends who we also did some work for. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner. This is an everyday tile cleaning product that is sealer friendly and not prematurely reduce the life of the sealer which can happen with many household cleaning products which are simply too strong. I received this Tile Doctor enquiry from a customer in the historic market town of Kidderminster who had a Victorian Minton Tiled hallway floor that had been covered in carpet for a long time. The carpet had since been removed and now the floor was fully exposed you could see it was covered in carpet glue and dirty with ingrained grime. I arranged an appointment to inspect the floor thoroughly and provide a quote; you can never be sure what issues you might find, so surveying the floor first ensures I can give an accurate price. As anticipated the entire floor was covered in thick glue, fortunately apart from a few loose tiles the floor was in good order. I explained to the client the process I would use on the floor and that I was confident the floor could be restored for them. My quote was accepted, and we arranged a date to carry out the work. I often get customers claiming to have an original Minton Tiled floor however there were many manufacturers creating similar patterns at the end of the 19th century, the only way to be certain is to lift a tile and look to see what’s stamped on the back. In this case we had a few loose ones that needed relaying, so I was able to confirm that quite easily. I arrived on the booked day and the first step was to tape up the surrounding area to prevent any damage from splashing. I was then ready to tackle the glue. I applied a strong solution of Tile Doctor Remove and Go and covered the floor with industrial cling film to allow the solution to get to work without drying out. The film was removed after an hour and then the Remove and Go was worked into the tiles using a coarse 200-grit milling pad to cut through the glue and resurface the tiles. Afterwards the floor was rinsed with water and the soil removed with a wet vacuum. Some of the glue proved very stubborn to remove and had to be dealt with carefully by hand using an industrial scraper, sometimes a bit of elbow grease is the only way to get the job done. The floor was then given an Acid Rinse with Tile Doctor Acid Gel, this is designed to further clean the tiles and counter any efflorescent salts that might be present in the tiles due to the lack of damp proof membrane. After another rinse and soil removal I turned my attention to the loose tiles which were secured by removing the tile, scraping out the adhesive and re-fixing. The appearance of the floor was much improved after day and the floor was then left overnight to dry out in preparation or the sealing process. Returning the next day, I first checked the floor was dry using a damp meter. Once I was satisfied it was dry, I started to seal the floor. I had selected to use Tile Doctor Seal and Go Extra for sealing. It adds a richness to the colour of the tiles and a subtle sheen finish. I applied three coats, waiting for each one to dry before applying the next. The pattern on the floor was really nice and the colours were now very vibrant. The client was very pleased and left a great review copied below: “Our floor wasn’t easy as it had some form of coating on it which was difficult to remove but Mark took a lot of time to ensure the surface was thoroughly clean before the sealant was put down. Everything felt cramped and cluttered throughout the condo, especially their primary bedroom . The client's vision for this space was for everything to have an airy and relaxed spa like feel. DESIGN SOLUTIONS PROVIDED: The entire condo was taken down to the stud. The faux beams were edited out and the ceiling raised. The heavy out-dated paneling was removed and replaced with fresh clean walls that were painted in a calming creamy tone throughout the entire condo. The awkwardly positioned windows were removed. New windows were then added with great attention to placement. On the main wall, windows were spaced to allow a queen sized bed to nest perfectly in between them. Richly textured honeycomb cellular shades were selected with a black out liner to tame the direct sun throughout the day. The homeowners have two dogs and a cat who love a visit to the beach as much as their 'humans'. All of our updated new furniture selections successfully addressed the client's quest for a 'pet friendly' environment. The existing dark and gloomy furniture was replaced with stylish updated pieces. Great thought was given to the size, scale and textiles used in this space. A custom upholstered bed with great architectural detailing was selected. It's richly textured easy-care fabric in a soft oatmeal tone created the perfect touch.
