A prefab modular fits neatly on a tiny Santa Monica corner lot. On a quiet corner lot near Santa Monica’s Ocean Park neighborhood, just blocks from the Pacific Ocean, architect Jennifer Siegal made the most of her unique talent in utilizing prefabricated modules to create an eye-catching home. Working with a lot measuring only 25 feet wide by 100 feet long, Siegal, owner of Venice, California-based architecture firm Office of Mobile Design, carefully fitted two stacking prefab modules to form the two-story 2,330-square-foot home. Siegal, winner of the 2016 ArcVision Prize-Women and Architecture, has been recognized internationally as “a fearless pioneer in the research and development of prefabricated construction systems.” It’s easy to see why with her Santa Monica prefab. For such a seemingly confined area, the home features an airy, open floor plan, with a combined living-dining-kitchen space opening up to cozy, foliage-lined back patio via a three-panel Western Window Systems Series 600 Multi-Slide Door. When open, the door seamlessly merges the indoor living space with the patio, letting Pacific Ocean breezes course through the space. Bamboo flooring throughout augments the openness of the floor plan with its clean look and light color. A small garage, just yards from the street, doubles as another indoor living space featuring a roll-up door with frosted glass panels to let in natural light when closed. When open, it provides a unique sitting experience. The second floor also makes the most of the narrow space, with two bedrooms, two bathrooms and a master-bedroom terrace over the back patio. Various shapes and sizes of Western Window Systems Series 670 Awning and Casement Windows help the home make the most of the ideal Santa Monica weather. Most surprisingly, there was no rear-facing deck off the kitchen or living areas to allow for outdoor living along the Providence River. In collaboration with the homeowner, KHS proposed a number of renovations and additions. The first priority was a new cantilevered rear deck off an expanded kitchen/dining area and reconstructed sunroom, which was brought up to the main floor level. The cantilever of the deck prevents the need for awkwardly tall supporting posts that could potentially be undermined by a future storm event or rising sea level. To gain more first-floor living space, KHS also proposed capturing the corner of the wrapping front porch as interior kitchen space in order to create a more generous open kitchen/dining/living area, while having minimal impact on how the cottage appears from the curb. Underutilized space in the existing mudroom was also reconfigured to contain a modest full bath and laundry closet. Upstairs, a new full bath was created in an addition between existing bedrooms. It can be accessed from both the master bedroom and the stair hall. Additional closets were added, too. New windows and doors, new heart pine flooring stained to resemble the patina of old pine flooring that remained upstairs, new tile and countertops, new cabinetry, new plumbing and lighting fixtures, as well as a new color palette complete the updated look. Furniture curation focused on the augmentation of a spectacular water and mountain range view. Each home office was designed to reflect the owners’ personalities, as well as showcase their treasured objects and collectibles Clients wanted a calm yet inspiring and memorable space. The careful selection of subtle patterns, textures, and fabrics has resulted in a rich yet sanctuary-like space. The home was designed around the existing art collection with the addition of new original pieces to create a true Art Collector’s home.

This is a custom glass, temperature controlled wine cube separating our client's basement into 3 distinct areas. Here, through the cube, you can see the home theater area. We are standing in the music room, looking at the floor to ceiling metal display racks. The room is cooled with a ductless split cooling system with remote condensing unit. We have augmented the metal display racks with mahogany racking on the back wall for magnum and champagne sized bottles.

Our design for the Ruby Residence augmented views to the outdoors at every opportunity, while completely transforming the style and curb appeal of the home in the process. This second story addition added a bedroom suite upstairs, and a new foyer and powder room below, while minimally impacting the rest of the existing home. We also completely remodeled the galley kitchen to open it up to the adjacent living spaces. The design carefully considered the balance of views and privacy, offering the best of both worlds with our design. The result is a bright and airy home with an effortlessly coastal chic vibe.

WKD’s design brought to life this couple’s desire to be surrounded by quality and comfort in their new retirement home at ocean’s edge. Fulfilling a dream to live on the ocean led to a larger house for our clients, and our mission was to reuse existing furnishings where they best fit, and augment with new selections as well as purchases of antiques and lighting fixtures. Decisions were made in 6 weeks, before the couple left for the winter season in Florida. When they returned, installation had been managed and completed by our firm, and their new home was turn key and ready. Rear yard was developed as a set of terraces positioned to expand the interior spaces. Ipe deck in foreground has no foundation elements to interfere with the redwood root system. Artificial turf meets local water restrictions while providing expansive play space. Pool terrace is 29" above planter requiring no railing that would break up the flow of the space. Side and back retaining walls stabilize slope and augment existing elements from previous development.

A fantastic and cute remodel and addition to a small single story home. The main challenge with this home is that the property is in a flood zone and the home was originally built too low to the ground. So part of the construction process will involve raising up the original floor level and augmenting the existing foundations to support the higher floor level. Outside of that small challenge, this remodel and addition came together really easily for my wonderful clients. Their main focus was to get as large of a great room as possible with a huge open kitchen, dining, and family room. The bedrooms are somewhat smaller to accommodate that request, but I was at least able to incorporate a home office for the work-from-home couple.
