When the owner of this petite c. 1910 cottage in Riverside, RI first considered purchasing it, he fell for its charming front façade and the stunning rear water views. But it needed work. The weather-worn, water-facing back of the house was in dire need of attention. The first-floor kitchen/living/dining areas were cramped. There was no first-floor bathroom, and the second-floor bathroom was a fright. Most surprisingly, there was no rear-facing deck off the kitchen or living areas to allow for outdoor living along the Providence River. In collaboration with the homeowner, KHS proposed a number of renovations and additions. The first priority was a new cantilevered rear deck off an expanded kitchen/dining area and reconstructed sunroom, which was brought up to the main floor level. The cantilever of the deck prevents the need for awkwardly tall supporting posts that could potentially be undermined by a future storm event or rising sea level. To gain more first-floor living space, KHS also proposed capturing the corner of the wrapping front porch as interior kitchen space in order to create a more generous open kitchen/dining/living area, while having minimal impact on how the cottage appears from the curb. Underutilized space in the existing mudroom was also reconfigured to contain a modest full bath and laundry closet. Upstairs, a new full bath was created in an addition between existing bedrooms. It can be accessed from both the master bedroom and the stair hall. Additional closets were added, too. New windows and doors, new heart pine flooring stained to resemble the patina of old pine flooring that remained upstairs, new tile and countertops, new cabinetry, new plumbing and lighting fixtures, as well as a new color palette complete the updated look. Upgraded insulation in areas exposed during the construction and augmented HVAC systems also greatly improved indoor comfort. Today, the cottage continues to charm while also accommodating modern amenities and features.

This leather clad couch provides comfortable viewing of the 90" flat panel television. Below the TV is a custom fitted speaker to match, increasing the quality of sound dramatically. Below that is the inset Blu Ray DVD player for easy access. Below that is the inset subwoofer, which augments the low frequencies missing in small speaker systems. All other equipment, which is totally remote controllable, is housed in the utility room.

The front elevation of this house consists of the original 1910 farmhouse. The rest of the house had been augmented incrementally over time and the roofline beyond the original structure had become convoluted and the flanking elevations nonsensical. The current owners preserved the original 1910 farmhouse portion of the home and took the rest of the structure down to the foundation. A simple modern black barn was designed to run perpendicular with the old farmhouse structure and painted black in stark contrast to its old, white counterpart. Siding runs vertically on the new section as opposed to the horizontal shiplapped siding on the old. The new structure houses the kitchen with 12’ cathedral ceilings, a pantry / mudroom and a study. The kitchen boasts a 1930’s island reclaimed from a commercial bakery and pendant lights from an old schoolhouse in Ohio as its nucleus, against a quiet backdrop of black stained oak cabinetry. Gently veined quartzite slabs serve as countertop, backsplash and wrap the stove hood to accentuate the ceiling height. Our design for the Ruby Residence augmented views to the outdoors at every opportunity, while completely transforming the style and curb appeal of the home in the process. This second story addition added a bedroom suite upstairs, and a new foyer and powder room below, while minimally impacting the rest of the existing home. We also completely remodeled the galley kitchen to open it up to the adjacent living spaces. The design carefully considered the balance of views and privacy, offering the best of both worlds with our design. The result is a bright and airy home with an effortlessly coastal chic vibe.

A rustic stone path meanders through a wooded site to arrive at the entry of this 2,800-square-foot home on Martha’s Vineyard, completed in 2001. The path sets the tone for the project itself: simple, functional, and integrated with the natural environment. The couple that commissioned the residence uses it as a summer getaway for family and friends. A master bedroom wing, a guest wing, and a central living, dining, and kitchen area provide a variety of spaces for living and entertaining. Augmenting these spaces are a porch, terrace, and roof deck—providing places for quite reading, gathering for drinks, or taking in unobstructed views of the night sky. The house generates human interaction and connections with the natural world. Ground level terraces and rooftop decks promote this interactivity while large sliding windows and doors literally bring the outdoors inside and encourage individuals to venture outside. The typical inside vs. outside boundaries of traditional buildings are dissolved.

Like an artist's painting, this beautifully finished kitchen reveals itself in its simplicity. Matte black cabinetry, a hemlock ceiling and a wall of travertine come together in a sophisticated setting augmented by pocketing windows that open the space to an outdoor dining area.

Upon entering this home from the front door one of the first things you see is this oversized carved wood door which conceals a wine refrigerator and dry wine rack and humidor. The backside of the door was finished in chalkboard paint and cork. The mixture of flooring materials and the iron vine staircase was existing to the home and we simply augmented these artistic aspects to create a cohesive space.
