A rustic stone path meanders through a wooded site to arrive at the entry of this 2,800-square-foot home on Martha’s Vineyard, completed in 2001. The path sets the tone for the project itself: simple, functional, and integrated with the natural environment. The couple that commissioned the residence uses it as a summer getaway for family and friends. A master bedroom wing, a guest wing, and a central living, dining, and kitchen area provide a variety of spaces for living and entertaining. Augmenting these spaces are a porch, terrace, and roof deck—providing places for quite reading, gathering for drinks, or taking in unobstructed views of the night sky. The house generates human interaction and connections with the natural world. Ground level terraces and rooftop decks promote this interactivity while large sliding windows and doors literally bring the outdoors inside and encourage individuals to venture outside. The typical inside vs. outside boundaries of traditional buildings are dissolved.

When the owner of this petite c. 1910 cottage in Riverside, RI first considered purchasing it, he fell for its charming front façade and the stunning rear water views. But it needed work. The weather-worn, water-facing back of the house was in dire need of attention. The first-floor kitchen/living/dining areas were cramped. There was no first-floor bathroom, and the second-floor bathroom was a fright. Most surprisingly, there was no rear-facing deck off the kitchen or living areas to allow for outdoor living along the Providence River. In collaboration with the homeowner, KHS proposed a number of renovations and additions. The first priority was a new cantilevered rear deck off an expanded kitchen/dining area and reconstructed sunroom, which was brought up to the main floor level. The cantilever of the deck prevents the need for awkwardly tall supporting posts that could potentially be undermined by a future storm event or rising sea level. To gain more first-floor living space, KHS also proposed capturing the corner of the wrapping front porch as interior kitchen space in order to create a more generous open kitchen/dining/living area, while having minimal impact on how the cottage appears from the curb. Underutilized space in the existing mudroom was also reconfigured to contain a modest full bath and laundry closet. Upstairs, a new full bath was created in an addition between existing bedrooms. It can be accessed from both the master bedroom and the stair hall. Additional closets were added, too. New windows and doors, new heart pine flooring stained to resemble the patina of old pine flooring that remained upstairs, new tile and countertops, new cabinetry, new plumbing and lighting fixtures, as well as a new color palette complete the updated look. Upgraded insulation in areas exposed during the construction and augmented HVAC systems also greatly improved indoor comfort. Today, the cottage continues to charm while also accommodating modern amenities and features.

On top of many other considerations, sound was a significant factor – in more ways than one – when it came time for prentiss+balance+wickline ARCHITECTS to design Seattle’s “Ballard Cut” house. In fact, it was particularly relevant to the home’s fenestration. Situated on a patch of ground that offered gorgeous views of Puget Sound on one side but a railroad cutback on the other, Ballard Cut presented a unique challenge. To address this conundrum, the designers at prentiss+balance+wickline wanted windows with optimal sightlines to augment the inlet-side views and proper sound absorption to negate the roar of the trains. This home is dedicated to the idea that beauty can be found in the artistic expression of hand-made processes. The project included rigorous material research and close partnership with local craftspeople in order to realize the final architecture. The timeless quality of this collaboration is most visible in the ribbon stair and the raked stucco walls on the exterior facade. Working hand in hand with local artisans, layers of wood and plaster were stapled, raked, sanded, bent, and laminated in order to realize the curve of the stair and the precise lines of the facade. In contrast to the manipulation of materials, a garden courtyard and spa add an intimate experience of nature within the heart of the home. The concealed space is a case study in contrast from the lush vegetation against the stark steel, to the shallow hot plunge and six-foot deep cold plunge. The result is a home that elevates the integrity of local craft and the refreshment of nature’s touch to augment a lifestyle dedicated to health, artistry, and authenticity.

In the entrance, the artfully feral use of California natives – drought tolerant radiant greens and subtle flowering accents – augments the stead of majestic Oaks that also provide a barrier from the street, creating a border between public and private. The driveway, lined with carefully sculpted boxwood hedges, leads to a gravel path that wends through woodland ferns, flowering Magnolias and an allée of Crape Myrtles. He commissioned architect Matthew Stratton, interior designer Jennifer Corredor, builder Denis Savoie and landscape architect Craig Reynolds to create his dream home. The plan: to set the stage for his proposal to then girlfriend, Judy, and embark on a new phase of his life. Embracing a modern take on the Key West style famed for its pastel-hued, conch-style houses and laid-back attitude, Corredor designed a simple, elegant and unpretentious interior scheme for this 3,900-square-foot home. A tropical sensation flows freely with natural materials and a color palette that reflect the island’s backdrop of sandy beaches, brilliant skies and cresting ocean waves. Polished white-glass tile flooring downstairs contrasts with African teak wood flooring upstairs, while cherry wood paneling and custom wall treatments create texture. To the breezy blue and white theme throughout, the designer added a zest of coral, inspired by the Royal Poinciana tree that frames the arbor by the pool. “The whole idea with ocean hues and wood tones is to emulate the surroundings,” Corredor says. “I think these elements add character to a space, as well as warmth.” The great room reflects Corredor’s light airy approach. In the living area, accent pillows with a coral-print fabric and an “Axiom Glass Thorn” coral-hued bowl, both from Coconut Grove Gallery, add a dash of color as well as organic curves that augment the lines of the sofa and contrast with the angular glass tables. This showcase wine cellar at Nick & Sam's Restaurant, custom designed and installed by IWA in Dallas Texas, features insulated glass, display racking, and specialized HVAC equipment. The client requested a free standing wine room, and the architect provided the initial design, requesting a turnkey solution. IWA Design Center provided final designs for the enclosure, cellar refrigeration, and racking. The negative corners in the design are a unique visual element, augmenting this impressive glass wine cellar. It took two weeks from beginning of installation to clean up and final walk through. Construction materials included: - HSS hollow steel iFrame with double pane glass and black butt glazing - Ceiling uses 2x4 framing and marine grade plywood, finished with cedar T&G - Racking is Platinum Vintage View label forward wine racking with FCF frames - Refrigeration uses two CellarPro AH6500SCh with remote displays - Floor is finished with cedar T&G

Our design for the Ruby Residence augmented views to the outdoors at every opportunity, while completely transforming the style and curb appeal of the home in the process. This second story addition added a bedroom suite upstairs, and a new foyer and powder room below, while minimally impacting the rest of the existing home. We also completely remodeled the galley kitchen to open it up to the adjacent living spaces.
