This Murphy bed was custom made off-site and installed in the home. There were space restrictions for the bed and it was tucked in nicely behind and between 2 windows. The lights shut off automatically when the bed is closed and are controlled bedside. There is an plug for phone on the in-set shelves which are deep enough for videos, books and such. The vintage house trim was wrapped around the bed for a built in look. This option is so much less expensive than adding on to a home and can provide you with a multi-function room for guests and your own daily use.

Our teams removed an old worn out wooden deck and replaced the flooring with new porcelain tiles on a floating pedestal system for a durable and gorgeous deck surface that not only looks fabulous, it improves drainage, protects the roof membrane from UV exposure, evenly disperses the weight of the garden elements and is modular and very low maintenance. This private rooftop also features a custom made metal pergola and wooden screen to offer shade and artfully frames the view of the incredible city skyline. The pergola also creates a pleasing surround for the primary rooftop seating and lounge area. The outdoor kitchen is made of durable marine grade aluminum cabinets and a custom concrete countertop with a built in bar ledge. The bar ledge features an original metal screen pattern and seating positioned to highlight the stunning view and keep the conversation flowing. The centrally located dining area makes it easy to entertain a crowd, host out of town guests before a concert or simply prepare a refreshing drink after work. Working with the scale of the rooftop we added large planter boxes & greenery situated to soften the hard lines of the building, add a layer of privacy and frame the views of the skyline. A few containers are placed near the entrance and in the seating area to offer pops of colorful seasonal flowers. An irrigation system is a key part of the garden that operates automatically to water plants on a daily timer so our clients can spend their time relaxing and the plants stay healthy. Rooftopia also integrated LED lighting and patio string lights to accent and illuminate these beautiful garden elements.

This is the keypad in the kitchen and this was a built difficult to plan out as the client is planning a major kitchen remodel in the next year or two but wanted to solve lighting nightmares in this room now. Namely the huge fluorescent fixture in the ceiling was the main light. While it is nice for cleaning - it is not nice for meal preps, entertaining, etc. We put in a Softswitch Module in the light fixture and removed that light control from the wallbox. Then installed Lutron's in wall keypad in the original light switch location. We also separated out the Range Vent Fan & Lights on to a RA2 Appliance module for the Fan and a RA2 Lamp Dimmer for the Vent Hood Lights. We added under cabinets lights on a Lamp Dimmer and an Amazing Lutron Aliante Demi Sconce next to the sink. She can control all these different devices now easily from this in wall control. We also added two ceiling mount motion sensors to run two different scenes automatically for her - from 5-10pm the under cabs, sconce & vent hood lights come on about 35%. After 11pm till Dawn only the under cabs come on around 15% bright - great for nighttime ice cream raids. We also put her Miele Cup Warmer on a timeclock so it automatically has her coffee cups warm by the time she gets up in the morning. Truly a treat! Plus we added wall mount picos at the entrances so she doesn't have to walk clear across the room to the keypad from the basement. Sometimes I wonder what the electricians in the past where thinking when they put in the light switches. The client says the new system is like having staff. The house just reacts to her needs which she never thought it would but she sure do loves the convenience. This project was the result of the owner’s desire to install a swimming pool and outdoor living space inspired by tropical resorts they had visited on family vacations. The one element asked for specifically was a large waterfall spilling into the pool. The challenge for the designers was how to achieve the look the owner’s wished without the use of clichéd items such as thatched huts and tiki torches. The designers decided lush full plantings using plants found in the northeast region that met certain design criteria would be the primary way of giving the tropical feel. Boulder outcroppings, irregular stone paving and fire bowls along the back of the pool would complete the look. The property is located in a newer subdivision with homes on both sides and a school to the rear. A walkway connects the neighborhood and the school along one side. The desired privacy would be addressed by the placement of plants and trees around the perimeter in mounded beds. Placing the waterfall to the rear of the pool helped block the view of the school beyond. The township had restrictions on the amount of impervious material allowable on site. The patio was designed to the maximum allowable size with square footage going to where it would be most usable. Planting beds were cut into the patio to decrease unnecessary square footage, divide spaces, and allow for more places to add plants and trees. A rectangular swimming pool was chosen to make it easier to install an automatic pool cover. The pool was designed, with input from the landscape designers, and contracted separately by the owner. The landscape designers chose the location of pool and waterfall so that it was prominently placed to be the focal point of the backyard. The pool includes a curving sunbathing shelf running from end to end, finished in a lighter color to make it more visible, with removable umbrellas for shade and to add to the resort feel. To tie into the boulders used throughout the design, a large boulder was used as a substitute for a diving board. The yard sloped down towards the back of the property which required a large amount of soil to be added and large boulder retaining wall along the back. For the planting design, the designers choose to focus on plants with larger leaves, various leaf colors and textures, and plants with large flowers in bold colors. These plants were then arranged into a loose lush planting scheme mixed with more traditional northeast plants such as pines, grasses, and roses. Unique plants such as hardy bananas were added for their tropical and exotic look. The full planting beds help to nestle in and enclose the living space. Broken flagstone was chosen for the patio and intentionally left irregular at the edges. PA flagstone was avoided and a stone with gold and brown tones was chosen. Boulder outcroppings added to the natural and tropical theme. The fire pit was designed with a large built-in bench to increase the amount of seating. The designers chose a rounded smooth shape and incorporated the same stone as the pool coping for the caps and bench. For entertaining guests the outdoor kitchen was outfitted with a large gas grill, beverage taps, refrigerator, sink and a dedicated lobster cooker. The kitchen was finished with granite countertops and stainless steel cabinets. Two strategically placed fire bowls, along with the low voltage lighting, add additional interest to the space at night. While the designers were faced with many challenges the resulting design incorporated enough elements to achieve the desired look and feel. Using plants appropriate to the northeast that fit the design criteria and carefully choosing hardscaping materials was essential. The owner’s feel they now have their own tropical theme resort right in their Pennsylvania backyard.

This custom fireplace design was client's vision that came to life and accomplished what the client desired, which was to provide a focal point in the room and add warmth to the space. The fireplace features dramatic and vibrant real fire flame and is especially enjoable because of its location in the room and because there is no glass installed around it. This custom fireplace is designed with three open sides and two linear ribbon flame fires about thirty six inches long, covered with crushed black glass to enhance flame pattern. Collection hood was installed and suspended at the top, which connected to proper-sized vent system and power vent fan to ensure proper draft. This appliance is a custom built decorative gas fireplace. The custom outdoor fireplace is rated for use with propane only and exhausts through a power vented 14” B-vent flue. The fireplace controls are designed to ensure that the exhaust fan has established an adequate draft via a pressure switch prior to initiating the pilot gas ignition sequence. This custom fireplace was approved by to the requirements contained in ANSI Z21.50-2014 “Vented Gas Fireplaces” standard. The investigation began on April 19, 2016 and concluded on April 29, 2016. The following non-destructive tests required by the applicable product standard were conducted with satisfactory results. Burners are easily removable, without the use of special tools, for repair and cleaning. The burner tray is readily accessible and designed so that one person can perform the removal and replacement unassisted. The burner is installed in a granite surround which is capable of supporting more than 300 lbs. The fireplace has an induced draft and the design is such as to prevent gas flow to the main burners and pilot burners in the event the blower providing the draft becomes inoperative. A pressure switch is used to achieve this. All controls are accessible for normal servicing and functional adjustment in position and are replaceable during normal servicing. Removal of an access panel to secure access to the control compartment is employed. Each appliance is equipped with an automatic gas ignition system which provides for ignition of main burner gas by means of proved pilot. If the presence of the pilot is not proved, automatic shut-off of pilot and main burner gas. The design of the custom fireplace is such that the flue gases from all burners are carried out of the appliance through a single flue outlet. The fireplace is equipped with a vent safety shut-off system designed to shut off main burner gas in the event the appliance venting system is blocked. The pressure switch device complies with a nationally recognized standard. The design of an electrically operated vent damper device and the control system are such that the damper is in the open position at all times that gas is flowing to the main burner. The firepalce is equipped with an automatic valve which controls both the pilot burner and the main gas.
