Renovating the worn master bath of this 1950’s contemporary ranch was a challenge, but the Renovisions team took the task in stride. The biggest design challenge was enlarging the bathroom while also creating a usable and functional sitting area adjacent to their master bedroom. A few of the design highlights included; the pocket door which created an unencumbered space in the bath, a larger sized shower with no door and a lineal drain with curbless shower entry, larger format porcelain tiles, a shower niche, heated floors with a programmable thermostat, and a one piece concealed trap skirted toilet. Clipping the corner wall upon entering the sitting room softened the shape of the room and ensured comfortable walking space through the hallway into the master bedroom.
The homeowners particularly love the customizations of the stylish designed vanity which included ample space to store bath supplies in the full extension drawers and a bottom shelf for towels. The custom Benjamin Moore dark blue/grey colored cabinetry and framed mirror looks stunning with the Silestone’s ‘Pulsar’ quartz countertop and shelf pieces. They also loved the gray-blue muted marble tones of the 12”x24” shower wall field tile and chose a bright mosaic-look tile for the rear wall of the shower niche. Replacing the older windows provided more natural light into both the bathroom and sitting room spaces. With spa-worthy, on-trend, creative uses of space, this ‘Renovision’ was enjoyed and appreciated by these homeowners!

Completed in 2019, this is a home we completed for client who initially engaged us to remodeled their 100 year old classic craftsman bungalow on Seattle’s Queen Anne Hill. During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot.
Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union.
Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home.
The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living.
The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home.
The upper level is for the grand children with an oversized bedroom, bathroom and loft area for play.
The lower level is the considered the party level. Its primary feature is an elevated stage for the owner’s band opened to a large seating area, dining and kitchen for viewing and listening with direct access to another screened porch. Flanking each side is a theater and two additional bedrooms and bathrooms.
Energy Efficient features include:
• The majority of the lower level sunk into the site below grade
• 6” thick walls utilizing advanced framing techniques

Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency.
These items include:
• 2x6 walls with staggered studs
• Extensive use if rock wool acoustic batting
• Tempered glass in all exterior doors and windows
• ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls.
The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.

Completed in 2011 this 4 BR, 3 1/2 bath custom home is situated on a very tight urban infill lot in Northern, Virginia. Our clients were relocating to the D.C. area from New England and wanted to retain some of the New England vernacular they were familiar with in their new home. Due to heavy zoning restrictions, stylistic CCR's and a large program of almost 7000 sf, our design response is a modern take on a traditional hipped 4-square.
We intentionally kept the skin and form of the building simple in order to contain cost and allow for a higher level of interior finish. The main level employs our favorite Great Room scheme that merges cooking, eating and entertaining into one seamless space that flows onto an expansive deck overlooking the rear yard. The entry elevation welcomes guests with a traditional front porch and stone path that passes by a small rain garden. The basement accommodates a guest room, media room, exercise area, and full shop while the upper level orients 2 kid's bedrooms, a Jack-n-Jill bath and the master suite toward a territorial view of the rear yard. All of this program is housed beneath a hipped roof that minimizes the scale of the house while presenting a thoughtful appearance toward the street and neighbors.
