This homeowner’s master bathroom was a very popular style during the 90’s. Although, white can make a space feel larger, the bathroom was bland and needed an update. Soft neutral walls, marble tile throughout and shaker style Waypoint Cabinets, make this elegant bathroom a perfect place to wake up in the morning and unwind at night. There are many features in this bathroom that we love. The veining pattern of the beautiful White Carrara marble tops and tub deck added just the right amount of contrast to this bathroom. Honed Bianco Perla Marble tiles were used in the shower and on the floor. The frameless shower reveals the finer details of this design with a basket weave tile accent band on the shower back wall, basket weave tile in the niche and on the shower floor. Bullnose tile was used to frame the window instead of wood trim and was also used inside the niche. Expansive framed mirrors enlarge the room and reflect back the window light and the beauty of the shower and tub. Heated floor mats beneath the tiles with programmable thermostat are unseen but will be highly appreciated by this home owner. No more walking on cold tiles! The first level’s maze-like floorplan accommodated three cramped bedrooms, a bathroom and kitchen and living room. The new program’s focus was to move the kitchen to the back of the house and make it open to the family room and dining area. French doors connect the family space to a rear patio, and large windows flood the open space with natural light. Increasing the ceiling height from 8 to 9 feet also adds to the open feel. This was possible as we were adding a full second story. • Second Story Stairs. It was important for the family that the stairs to the bedrooms be located near the living areas, so instead of stacking stairs to the new second floor over the existing stairs to the basement, the designer placed them near the family room. The designer took the family’s comfort into consideration and created a landing for the stairway. A new window above the two-story stairwell brings in natural light. The under-stair area is fitted with open shelves for decorations and books.

This three-story vacation home for a family of ski enthusiasts features 5 bedrooms and a six-bed bunk room, 5 1/2 bathrooms, kitchen, dining room, great room, 2 wet bars, great room, exercise room, basement game room, office, mud room, ski work room, decks, stone patio with sunken hot tub, garage, and elevator. The home sits into an extremely steep, half-acre lot that shares a property line with a ski resort and allows for ski-in, ski-out access to the mountain’s 61 trails. This project combines two existing studio apartments into a compact 800 sqft. live/work space for a young professional couple in the heart of Chelsea, New York. The design required some creative space planning to meet the Owner’s requested program for an open plan solution with a private master bedroom suite and separate study that also allowed for entertaining small parties, including the ability to provide a sleeping space for guests. The solution was to identify areas of overlap within the program that could be addressed with dual-function custom millwork pieces. A bar-stool counter at the open kitchen folds out to become a bench and dining table for formal entertaining. A custom desk folds down with a murphy bed to convert a private study into a guest bedroom area. A series of pocket door connecting the spaces provide both privacy to the master bedroom area when closed, and the option for a completely open layout when opened. A carefully selected material palette brings a warm, tranquil feel to the space. Reclaimed teak floors run seamlessly through the main spaces to accentuate the open layout. Warm gray lacquered millwork, Centaurus granite slabs, and custom oxidized stainless steel details, give an elegant counterpoint to the natural teak floors. The master bedroom suite and study feature custom Afromosia millwork. The bathrooms are finished with cool toned ceramic tile, custom Afromosia vanities, and minimalist chrome fixtures.
