On the top of these South Shore of Boston homeowner’s master bath desires was a fireplace and TV set in ledger tile and a stylish slipper tub strategically positioned to enjoy them! They also requested a larger walk-in shower with seat and several shelves, cabinetry with plenty of storage and no-maintenance quartz countertops.
To create this bath’s peaceful feel, Renovisions collaborated with the owners to design with a transitional style in mind and incorporated luxury amenities to reflect the owner’s personalities and preferences. First things first, the blue striped wall paper was out along with the large Jacuzzi tub they rarely used.
Designing this custom master bath was a delight for the Renovisions team.
The existing space was large enough to accommodate a soaking tub and a free-standing glass enclosed shower for a clean and sophisticated look. Dark Brazilian cherry porcelain plank floor tiles were stunning against the natural stone-look border while the larger format textured silver colored tiles dressed the shower walls along with the attractive black pebble stone shower floor.
Renovisions installed tongue in groove wood to the entire ceiling and along with the moldings and trims were painted to match the soft ivory hues of the cabinetry. An electric fireplace and TV recessed into striking ledger stone adds a touch of rustic glamour to the room.
Other luxurious design elements used to create this relaxing retreat included a heated towel rack with programmable thermostat, shower bench seat and curbing that matched the countertops and five glass shelves that completed the sleek look. Gorgeous quartz countertops with waterfall edges was the perfect choice to tie in nicely with the furniture-style cream colored painted custom cabinetry with silver glaze. The beautiful matching framed mirrors were picturesque.
This spa-like master bath ‘Renovision’ was built for relaxation; a soothing sanctuary where these homeowners can retreat to de-stress at the end of a long day. By simply dimming the beautifully adorned chandelier lighting, these clients enjoy the sense-soothing amenities and zen-like ambiance in their own master bathroom.

Overhaul Converts Classic Rambler to A Modern Yet Classic Family Home in Fairfax
This 1970 rambler in middle of old town in Fairfax City has been home to a growing family of five.
Ready for a massive overhaul, the family reached out to Michael Nash Design Build & Homes for assistance. Eligible for a special Fairfax City Renaissance program, this project was awarded special attention and favorable financing.
We removed the entire roof and added a bump up, second story three-bedroom, two bathroom and loft addition.
The main level was reformatted to eliminate the smallest bedroom and split the space among adjacent bedroom and the main living room. The partition walls between the living room and dining room and the partition wall between dining room and kitchen were eliminated, making space for a new enlarged kitchen.
The outside brick chimney was rebuilt and extended to pass into the new second floor roof lines. Flu lines for heater and furnace were eliminated. A furnace was added in the new attic space for second floor heating and cooling, while a new hot water heater and furnace was re-positioned and installed in the basement.
Second floor was furnished with its own laundry room.
A new stairway to the second floor was designed and built were furnace chase used to be, opening up into a loft area for a kids study or gaming area.
The master bedroom suite includes a large walk-in closet, large stoned shower, slip-free standing tub, separate commode area, double vanities and more amenities.
A kid’s bathroom was built in the middle of upstairs hallway.
The exterior of this home was wrapped around with cement board siding, maintenance free trims and gutters, and life time architectural shingles.
Added to a new front porch were Trex boards and stone and tapered style columns. Double staircase entrance from front and side yard made this residence a stand out home of the community.

Situated on the Quantuck Creek, the long thin site provides a quite setting with beautiful views to the water. The program for the house was to combine a “shingle style” vernacular building form with a contemporary floor plan and energy systems. The house is organized by creating an Entry Court on the street side of the property where the main Entry is situated on a raised porch nestled between the House and Garage and surrounded by gardens. On the waterside we created an open Living, Dining & Kitchen space that is surrounded by a deck and pool all at the same level. The Master Bedroom suite also opens onto this space with views of the water and provides a visual separation from the Entry Courtyard. On the second floor are three additional Bedrooms with suited Bathrooms and exterior balconies, all with views of the water.
The long house volume runs east to west with an 8kw Photovoltaic system on the south facing gabled roof. It provides all the electricity required to run the 2 zoned geo-thermal forced air HVAC system. At the top of the centrally located 2-story stair space an ERV will be installed to redistribute the conditioned air and exchange with fresh exterior air. The ground level Living, Dining, Kitchen space will have a radiant heated poured concrete slab. The large continuous south & west facing double hung windows provide passive heating during the winter months.
The exterior of the house will be clad in natural white cedar shingles and stained red cedar trim. A standing seam metal roof will cover the lower shed roof while light grey asphalt shingles will cover the upper gabled roofs and allow for an easier application of the PV system. IPE decking will clad the deck surfaces and be surrounded by colorful gardens of indigenous plant species. Dark stained red cedar fencing and gates will provide privacy and define the outside spaces.

A built-in floor to ceiling cherry wood wall unit, with granite serving surface, highlights a side wall and is topped off with a large piece of stained glass from an English pub. The mood lighting behind the stained glass and the antique library ladder really highlights this unique bookcase. Distinctive lighting fixtures and fans provide dining area lighting and circulation from the cool breezes off of Lake Burton. From the Viking SS refrigerator to gas Jenn Air ceramic cooktop and microwave the appliances are a chef’s delight. Lighting is a critical component in a gourmet kitchen and the light from the double window is enhanced by two spotlights over the cooking area, LED task lighting under the cabinets, mood lighting over the top cabinets, and four “Murano” hand blown glass pendant lights over the sink and bar area. Scoring points in the design category, the full wood “Thomasville” two tone glazed cabinets that are country white and palomino scream style and sophistication, and are accentuated by the cool copper glass backsplash and refined stainless steel hardware. The porcelain, two bowl farmhouse sink is large enough for your biggest pots while the stainless steel sink guards will protect it from scratches. The SS faucet is professional quality and the Insinkerator will help the chef in the house save time with instant 190 degree water. An eight foot long exposed cedar tree trunk hangs over the cooking area allowing the chef to hang his/her favorite utensils and pots or pans in full lodge style. And who wouldn’t crave a large walk in pantry with commercial grade slides that will up to 120 pounds. With all these features, the cook/cooks in the family will love spending time in this room.
Across from the kitchen is a study/office area which can be closed off from the hallway by a double barn door. Except for the remarkable exposed granite rock wall mentioned earlier, the entire room has been paneled with raw cedar boards treated with Australian Tree Oil for true lodge feel. The doggy door, new exterior door and crank out window provide access to the back yard and additional light. From the new “Rinnai” point of use, gas hot water heater to the new “LG” full size, stackable washer and dryer, this utility room delivers.
The master bedroom has four windows which provide outstanding light and air circulation. The distinctive maple stair treads with their grain and raw edge being displayed, were milled locally in Clayton and then installed from underneath so that no screw or nail heads are visible. The staircase was completed with wrought iron spindles, raw cedar handrail and floor to ceiling end post. Upon your entry into the sleeping loft, you will notice the amount of light that enters through the two skylights and large window facing the pond. The sound of water rushing over the pond’s spillway is a delightful addition to this large sleeping loft. Finished with engineered hardwood flooring and two built in double beds with tree trunks for legs, the room can accommodate four additional twin beds. The sleeping loft is also equipped with a kitchenette and a distinctive cedar and rock walled bathroom. The bath features an antique dresser vanity with marble vessel sink, distinctive fixtures and a floor to ceiling polished travertine marble shower with rain head. This bathroom also has an exterior door leading to a secondary upstairs staircase in the back yard. Just envision the great sleepovers the kids or grandkids will have here or how your out of town friends or family will just love this special area designed with their comfort and needs in mind.
Originally constructed in 1925 by “off Broadway” star Rose Grant, this property is rich in history. In the early years, this home was one of the first in Rabun County to generate its own electric from the waterfall. Several small cabins were also built on the property and rented out to guests who came for the waterfall, swim in the pond and connect with nature. Other notable residents were Mrs. and Doctor Fowler who was a local pediatrician. According to an aged newspaper article, Mrs. Fowler was very interested in the indigenous flora and fauna and grew a variety of native plants on the property including some that were rare or endangered. Many metal name tags still remain along the various paths on the property thus reminding you of times gone by and the true beauty of property.
Lastly, this solidly built home has just been structurally solidified, become more energy efficient, and reconfigured to further usable space all while retaining the Lodge’s original charm. After removing the flooring in the kitchen, hall and both bathrooms, the home’s structure and roof were fortified with numerous concrete footers to support both bathrooms, kitchen, and stairwell walls that extend from floor to roof. To make this home more comfortable, energy efficient, and bring it up to modern standards, the electrical system was upgraded to 220 service with the wiring, outlets, electrical panels and fixtures replaced throughout the entire home. A whole house surge protector was also installed to protect against damage that may occur with lightning strikes. Speaking of electric…..the pond’s newly poured formed concrete wall contains a pipe enabling you to install your own hydro-electric system. And whether you might decide to tie into the grid or store you energy in a battery system, you could generate your own electric 24/7. The homes plumbing was also replaced with new pipes, energy/water efficient fixtures in each bathroom (including three Toto toilets), and a new cistern was installed behind the garage with a laboratory grade water filtration system. The owners of this 1980’s built-home wanted to create a completely new look for their outdated master bath and turned to Renovisions for design and build services. Having perused Renovisions website, they were confident they made the right choice to help them transform their ordinary space into something truly extraordinary. The design team created several configurations for the homeowners review until they nailed down one particular design that would create that wow factor.
The main challenges were creating an open, spacious feel and maximizing natural light and ventilation with plenty of storage and customizations. The addition of a second window allows ample light into the space throughout the day along with the recessed and sconce lights which were perfectly placed. Storage, which was a key element of this design, includes two separate vanity cabinets (his and hers) with plenty of space for needed toiletries, a matching framed medicine cabinet for her and a custom built cubby for him. Built on site was a linen closet with both roll out and stationary shelves for towels and shower supplies. The spacious walk-in, all tiled shower boasts ‘no door’ access with lineal drain, traditional fixed and hand-held shower heads and a rounded shower seat. Polished black granite was used inside the cubby and topping both the threshold and seat creating a nice contrast to and tying in with the floor. The decorative grab bar ensures safety for these homeowners while showering. The heated floors added throughout the bath take the edge off when stepping out of the warm shower and are conveniently operated by a 24 hour programmable thermostat. Classic white subway tile and chair rail trims adorne all walls and tie in nicely to each vanity station. Carrera look quartz was the perfect choice for countertops creating a clean fresh look. Stunning marble basket-weave mosaic floor tile set the stage in this exquisite bath as the beautiful white painted cabinetry softened the overall feel of the space.
These homeowners are not saving spa retreats for once-a-year vacations anymore, they now enjoy a relaxing spa-like shower experience every day in their own home!

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood.
INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site.
EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot.
THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place.
HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde.
YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting.
ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements.
RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage.
OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet.

They also requested a larger walk-in shower with seat and several shelves, cabinetry with plenty of storage and no-maintenance quartz countertops.
To create this bath’s peaceful feel, Renovisions collaborated with the owners to design with a transitional style in mind and incorporated luxury amenities to reflect the owner’s personalities and preferences. First things first, the blue striped wall paper was out along with the large Jacuzzi tub they rarely used.
Designing this custom master bath was a delight for the Renovisions team.
The existing space was large enough to accommodate a soaking tub and a free-standing glass enclosed shower for a clean and sophisticated look. Dark Brazilian cherry porcelain plank floor tiles were stunning against the natural stone-look border while the larger format textured silver colored tiles dressed the shower walls along with the attractive black pebble stone shower floor.
Renovisions installed tongue in groove wood to the entire ceiling and along with the moldings and trims were painted to match the soft ivory hues of the cabinetry. An electric fireplace and TV recessed into striking ledger stone adds a touch of rustic glamour to the room.
Other luxurious design elements used to create this relaxing retreat included a heated towel rack with programmable thermostat, shower bench seat and curbing that matched the countertops and five glass shelves that completed the sleek look. Gorgeous quartz countertops with waterfall edges was the perfect choice to tie in nicely with the furniture-style cream colored painted custom cabinetry with silver glaze. The beautiful matching framed mirrors were picturesque.
This spa-like master bath ‘Renovision’ was built for relaxation; a soothing sanctuary where these homeowners can retreat to de-stress at the end of a long day. By simply dimming the beautifully adorned chandelier lighting, these clients enjoy the sense-soothing amenities and zen-like ambiance in their own master bathroom.

The overarching design intent for this 1,455-square-foot West Vine Street condominium was to make the spaces contemporary and functional. The renovation began with an unexpected structural deficiency in the form of a post located in the middle of the living room that was causing a three-inch dip in the floor. It was removed and replaced with steel columns running down through the walls and into a footing pad with a three-foot depth.
The main living spaces underwent significant changes; the kitchen was reconfigured to open up a formerly cramped space, and the removal of a wall made room for a cascading island with Cesarstone countertops—a crowning feature. Additionally, an electrical panel was relocated to be able to wrap the refrigerator with a wood veneer frame. Notable materials include eight-inch-wide ‘Esplanade’ French oak plank floors chosen to complement the reclaimed wood-wrapped ceiling beams, which feature a combination of LED downlighting and uplighting. A sleek gas fireplace with horizontal slate surround and paneled wall backing replaced an old wood-burning stove—furthering the design program.
Pacheco-Robb Architects dismantled an existing spiral stair and replaced it with a cable-rail system—a nautical nod—which is noteworthy for the way it meets code; by running a contiguous oak banister for the entire length of the stair, they were able to avoid having to add a second railing, which would shrink the already narrow stairwell.
Upstairs, a tight bedroom with gabled ceilings was addressed by adding a solar-operated skylight with built-in shade, plus minimalistic furnishings. Structural changes in the master bedroom included eliminating a closest to widen the room, and reconfiguring a bathroom to fit a small walk-in closet in lieu of a long, thin hallway.
The formerly unfinished rooftop deck is now accessed via a six-foot door that opens more than 90 degrees. Azek decking was laid over the rubber roof, and two-inch stanchions were located around the rail’s outer edge. By opening the floor plan and streamlining the aesthetic, the place now breathes.

Overhaul Converts Classic Rambler to A Modern Yet Classic Family Home in Fairfax
This 1970 rambler in middle of old town in Fairfax City has been home to a growing family of five.
Ready for a massive overhaul, the family reached out to Michael Nash Design Build & Homes for assistance. Eligible for a special Fairfax City Renaissance program, this project was awarded special attention and favorable financing.
We removed the entire roof and added a bump up, second story three-bedroom, two bathroom and loft addition.
The main level was reformatted to eliminate the smallest bedroom and split the space among adjacent bedroom and the main living room. The partition walls between the living room and dining room and the partition wall between dining room and kitchen were eliminated, making space for a new enlarged kitchen.
The outside brick chimney was rebuilt and extended to pass into the new second floor roof lines. Flu lines for heater and furnace were eliminated. A furnace was added in the new attic space for second floor heating and cooling, while a new hot water heater and furnace was re-positioned and installed in the basement.
Second floor was furnished with its own laundry room.
A new stairway to the second floor was designed and built were furnace chase used to be, opening up into a loft area for a kids study or gaming area.
The master bedroom suite includes a large walk-in closet, large stoned shower, slip-free standing tub, separate commode area, double vanities and more amenities.
A kid’s bathroom was built in the middle of upstairs hallway.
The exterior of this home was wrapped around with cement board siding, maintenance free trims and gutters, and life time architectural shingles.
Added to a new front porch were Trex boards and stone and tapered style columns. Double staircase entrance from front and side yard made this residence a stand out home of the community.
